INSIDE COMMERCIAL REAL ESTATE
Work to begin on Aqua tower

BY SUSAN DIESENHOUSE

Published February 28, 2007

On Wednesday, construction will get under way on the $474 million, 87-story Aqua residential tower in the Lakeshore East mixed-use development.

Once entirely built out, the approximately $4 billion community overlooking the lake is slated to have 4,750 residences, 1,200 hotel rooms, 250,000 square feet of commercial space, a school and a park.

The 2 million square feet of offices that were planned are likely to become residences instead, said the developer, Jim Lowenberg, co-chief executive of Chicago-based Magellan Development Group LLC.

"The construction of Aqua is an exciting step in the evolution of this new community," he said.

The nearly 2 million-square-foot undulating tower designed by Studio Gang Architects of Chicago will include 264 condominiums, 476 apartments, 210 hotel rooms, 37,165 square feet of offices and 17,536 square feet of retail. It will also feature a 27,500-square-foot indoor health club and an 80,000-square-foot outdoor pool area with cabanas.

87 stories? are they counting floors below street grade or is that a reporting error?

The websites for both Studio/Gang & LSE give a height of 80 stories.

Not yet, I don't think they are doing cassions yet, or are they? Someone please go take a look if you get a chance, if not, I'll take a look when I'm down there tonight, from whats been said I would assume they are just filling the tunnels right now and will start the cassions when they are done with that.

Rumor also has it that MO is supposed to start moving a little this week also, but we'll see about that, I'd be pleasantly surprised to see both these towers start moving at roughly the same time.

87 stories is correct if you count from level P5 (on grade parking) to the roof. I think 82 stories (upper columbus to roof) is the more commonly cited number.

I think this has been discussed to death, but I still think its funny that if you put the front door on upper columbus the building is only 82 stories, but if you move it down to the park on the east side, the building suddenly "grows" by 5 stories.

Here's what I don't understand. . . there are two small caissons caps that have been in the ground for a few days (weeks?) now. . . although I can't confirm whether or not they've got anything to do with the tunnel grouting, I would guess that these holes were drilled for the foundation and not for the tunnels since they're so new. . . hmm. . .

There is now a "real crane" on site. I saw it about 15 minutes ago.

I didn't see any caisson tops or drill bis, but they are sure to follow. Also, Jeanne Gang said today at the presentation that htey had just gotten their permits.

This one should be kicking off really soon.

Props to Victor on her using his photo, and to STR for using one of his awesome downtown renderings...

Yeah, and she usually mentions this site as well.

I like this building alot. The only thing I wonder about are the colors.
It seems like it should be an aqua color instead of the brown tones
like its name and overall shapes would suggest. Not really sure what that would look like.Has anyone seen any final renderings? It looks kind of
blue in some photos and brown in others. No matter what this building
will stand out.

Monday start?

I heard that they're going to try to start drilling caissons starting Monday.

Would someone (with a camera) be willing to stop by the site sometime on monday and see if this thing's moving?

I just went outside to check on the site. Lots of backhoes and other work going on, but I didn't see any caisson activity. I yelled down to a construction worker, asking if they were going to be drilling caissons. Although it was difficult to hear, he appeared to say no and pointed at what looks to be rebar. A new crane I hadn't see onsite before was unloading it from a truck.

A couple of snaps with my cellphone:
