The Level [42 Northside Rd] | 16m | 5f | U/C

42 Northside Ltd. is proposing a 5 storey 16.25 m high apartment building at 42 Northside Road in Bell's Corners. There will be 51 rental units and 59 parking spaces in two levels of underground parking (plus some outdoor spaces) being proposed. Three of the required visitor parking spaces are to be located on the west side of the building and are primarily concealed by the units above on the 2nd to 5th floors. The remainder of the underground parking will be accessed via a ramp from Northside Road that is located on the far east side of the property and it is to be located as far away from the intersection of Northside/Thorncliffe as possible.

Very nice for Bell's Corners! I would love to see a whole lot more of this taking up some of those road facing parking lots in the area.

I agree. Nice that Bells corners is getting a bit more density. Very walkable location with all the amenities one would need within a few hundred meters. It also has decent bus service.

Given how small the property is, they probably can't go much bigger, though it would be nice if they could acquire the neighbouring propery (30 Thorncliff Pl) and build something a bit bigger since most of the usual NIMBY concerns won't apply to this location.

Agreed. This part of Bells Corners has a lot of potential.

Developer wants to raze vacant Bells Corners restaurant, build rental complex

The owner of a Bells Corners property is proposing to build a five-storey apartment building with 51 rental units on a site now occupied by a former restaurant and surface parking lot.

In a recently filed application, the developer of the land at 42 Northside Rd., listed as 42 Northside Ltd., says it wants to tear down the vacant eatery and replace it with a new rental complex.

According to planning documents, the proposed development – located a few hundred metres southwest of the intersection of Baseline and Robertson roads – would include 59 parking spots, with 56 of those spaces in a two-level underground garage.

The 49 spaces reserved for residents fall short of the 55 spots required under current zoning regulations. The developer is seeking an exemption.

“Residents will be made aware of the transit options nearby, and the rent for each resident will have the amount for the parking space outlined so it is clear the cost for a dedicated parking space,” the application prepared by P.H. Robinson Consulting says.

The property’s mixed-use zoning allows for apartment buildings, and the project’s height falls within the 18.5-metre limit under current zoning rules. The developer is requesting relief from current side- and rear-yard setback requirements.

This project now has a name, The Level. The developer is the Rohit Group, from Edmonton.

Alberta builder breaks ground on Bells Corners rental complex; plans project in Crystal Bay

Albert-based homebuilder Rohit Group of Companies broke ground on a five-storey, 51-unit rental complex in Bells Corners Tuesday and expects to complete additional projects in the Ottawa area over the next several years.

In a news release, Rohit CEO Radhe Gupta said the company is excited to make its first foray into the Ottawa real estate market.

“The Ottawa and Ontario markets are diverse, growing and offer significant opportunities that align with our expertise and affirm our intentions to become a long-standing member of this community,” he said.

Located at 42 Northside Rd. in Bells Corners, the complex called The Level is designed to offer upscale rentals at an affordable price.

“Rohit’s years of experience and agile approach is evident in their ability to maximize and innovate every square foot of the project. Future renters are going to benefit from their smart design and commitment to quality,” said Erik Rossmann, co-founder and chief strategy officer at Gatineau-based Rossmann Architecture, which collaborated with Rohit on the project.

Other regional collaborators included Kollaard Associates Inc., Cleland Jardine Engineering and D-Squared Construction.

The property will include a two-level underground garage, EV charging stations and bicycle parking. Rental units will include in-suite laundry, private outdoor space, and access to a lounge and gym area.

According to the company, the “stick-frame” or wood-frame construction has a smaller carbon footprint than steel, glass or concrete structures and can act as a carbon store to keep greenhouse gases out of the atmosphere.

Rohit has established a permanent office in Ottawa-Gatineau and has additional growth plans in the area, said Akash Sinha, director of acquisitions and development.

“(Rohit) is projecting the construction of at least 900 units over the next six years,” said Sinha. “We are especially looking forward to sharing details on Rohit’s next project, The Horizons at Crystal Bay. We believe this flagship development will continue to build on what we achieve with The Level and will cement our place in the Ottawa market.”

Headquartered in Edmonton, Rohit operates in eight Canadian markets, including Calgary, Edmonton and Regina, and develops about a million square feet of construction annually.
