They usually do that when it backs up to other properties. Technically Auberge or whatever its is called these days is supposed to be built on those lots so its podium would cover Melody's blank walls there (and why Melody would not bother putting windows or units there)

Melo Group’s 36-story Melody rental tower has topped off, about 19 months after foundation work began.

The developer began foundation work for the tower in June 2014, days after a city board granted approval for the design. By July 2015, contractors were already painting the shell of the building.

Located across from the Arsht Center, the project includes 497 rental units and ground floor retail.

Itec Design is the architect.

Melo completes Melody apartment tower in Miami’s A&E district

497-unit building topped off in January
Melody Tower, a new 38-story apartment building in Miami’s Arts & Entertainment district, is now completed and open to tenants. Melo Group delivered the 497-unit tower to its tenants last week. The project, at 245 Northeast 14th Street, includes 8,500 square feet of ground floor retail and restaurant space with an outdoor plaza. Brazil’s Parmegiana Factory and New York Miami Pizza are set to open this quarter, according to a press release. About 2,900 square feet of retail is still available. Rents at the fully leased building range from $1,650 for a one-bedroom apartment to $2,350 for a three-bedroom unit. “We’re seeing strong demand from young people who can’t necessarily afford to buy a new luxury condo but still want to take advantage of everything Miami’s urban core has to offer,” Carlos Melo, principal of the Melo Group, said in the release. - See more at: http://therealdeal.com/miami/2016/05....ukx6JErS.dpuf

497-Unit Melody Apartment Tower Is Now Fully Leased After Just Four Months

Demand for apartment units in Miami’s urban core remains very strong

One of the most recent buildings to open, Melo Group’s 36-story Melody, was already fully rented when the building opened in May, the developer told The Real Deal.

Leasing for the 497-unit project next to the Arscht Center began in February. At the time, the developer said they received 110 applications for units within the first ten days.

Prices range from $1,650 for a one-bedroom apartment to $2,350 for a three-bedroom unit.

Down the block, Melo is about to break ground on an even bigger project called Square Station with 710 units.
