Metrotown is a behemoth and a pedestrian street killer. The render is being very generous but hey I hope I'm wrong.

The problem with most suburban tower developments is that they centre around malls and the malls kill most pedestrian traffic. Think about it. Central City in Surrey, Metrotown and Brentwood in Burnaby. Richmond Centre in Richmond etc...

In Metrotown's case I think it has more to to with Burnaby's love affair with buildings that don't interact with the street well, if at all. Metroplace is a step in the right direction, but look at Jewel II, Chancellor, Vantage over in Brentwood...this "tower in the park" thing is probably even worse for street life than the mall is, and they're still going up all over the place.

Yes those attribute to it. But mainly the retail component in the mall sucks in the people. It's a vortex. It will be neat to see how Oakridge does with it's expansion and how pedestrian oriented they can make the immediate surrounding streets

The advantage that Beresford has to make it more pedestrian friendly is the nature of the immediate area. As opposed to Kingsway, Beresford isn't a former highway. It is a fairly quiet street. It also has the skytrain guideway and pedestrian greenway to help keep the road pedestrian centric, and has Central blvd to handle the traffic. That also keeps it open towards the more pedestrian friendly mall entrances. As well, the Skytrain station is right there providing immediate pedestrian access. Even if the mall wasn't there, Kingsway is a long walk from the Skytrain station, so it is hard to compare what Kingsway is like now to what Beresford might be in the future.

there actually aren't that many people in the picture. It just looks "busy" from all the little details like parking poles, trees, fruit stands, etc.

Not sure of the construction timeline for this, but the building is over 90% sold at an average of $600 psf.

Intracorp is proposing another tower down the street that will be only slightly shorter.

What work is taking place there? If demo is complete and excavation started then it should be changed. If it's still only demo then it'll need to wait.

I can confirm there is 2 excavators on site and it does seem to be under excavation!

I was going to say... I didn't reply again until I had a chance to walk around and check it out. I went down there and they have the fences with the excavation warnings up, and looks like actual excavation taking place to me.
