While I am of course happy that the Bronx is finally seeing large scale developments such as this, I had hoped that the Bronx could be a place where you could really go wild with architecture. This doesn't appear to be any such departure from the tried and true overall "nice but bland, just kinda meh" when it comes to mid-market condo/apartment towers along the East River. I'd love to see something by Steven Holl at a site like this...

Restoration Hardware can move forward with a concept hotel steps from its city flagship store. The California-based retailer's plan involves altering a landmarked Meatpacking District building.

At a meeting Tuesday, the Landmarks Preservation Commission OK'd the redevelopment of 55 Gansevoort St. as a 14-room guesthouse. Crain's first reported on the hotel project in 2015.

The commission had an issue with a proposed rooftop windscreen that would be visible to pedestrians. At one meeting Meenakshi Srinivasan, commission chair, called the glass screen circling a proposed roof deck and two pools "very jarring."

Anderson Architects, based in TriBeCa, submitted amended plans to drop the height of the rooftop addition by several feet and extend a fiberglass cornice around the top of the building, partially obscuring the windscreen. The cornice mimics building details that were lost before the property was landmarked in 2003.

The commission approved the revised plans despite objections from the Greenwich Village Society for Historic Preservation. In a letter to the landmarks commission, Andrew Berman, executive director, said the renovation would still disrupt the "visual cohesion of the district."

The renovated site will feature a wire glass awning and granite sidewalks outside the 25,000-square-foot building.

The Moinian Group is taking a nearly 50 percent stake in developer Solomon Feder’s conversion of a Brooklyn nursing home into a 487-unit rental building.

Plans for the new building, meanwhile, have grown several times.

Initially conceived as a seven-story building with 57 apartments, filings with the city’s Department of Buildings last year detailed 384 units across 376,507 square feet. Now, according to the TASE documents, the project will have 467 units across 470,100 square feet. It will also have parking and a community facility.


Despite the disclosure of its investment in 123 Linden in TASE documents, it’s unclear if Moinian is investing proceeds of its 2015 bond issuance at 123 Linden. The Moinian Group also launched a real estate investing platform last year, which completed $300 million in transactions to date, the company recently said.

Where the original building had a pitched roof and a pair of giant smokestacks, the new structure is flat. The original roofline will be visible, however, a ghost incised in the pattern of the facade. There had been discussions about creating new ventilation systems in the shape of the smokestacks, but that was deemed superfluous.

“It’s always a very slippery slope how much you let the original building influence your designs,” Mr. Mergenthaler said. “We only take the things that make sense for operations today and throw the rest away.”

Please remember that this is a midrise/lowrise compilation.

Highrises and skyscrapers go in the highrise compilation under "City compilations".

In my signature, are the links for the different ones. Read page 1 or post #1 for clarification if need be for each compilation.

My goal has been for both compilations to make it easy to read, informative, and one project per post. When there is a construction update, reference the project or if there is a project update, use the search, and reference the original post. This way, it keeps it like an encyclopedia.

Also, add a title if you can when a new project is added (after searching to make sure its not already here). It makes the search easier to pick it up along with google's algorithm which will pick it up right away.

NAVA's New Residential Building To Energize Neglected East Village Lot

It’s been more than a decade since redevelopment plans surfaced for a one-story strip of stores at the corner of Fourth Avenue and East 10th Street, near Astor Place. Last year, the local architecture-development firm, NAVA received the green light to build a 10-story, 12-unit residential building at the 4,200-square-foot site.

Spring 2017 Leasing Announced for New 12-Story Midtown Rental, The Lewis

The registration site also reveals the building's moniker, The Lewis. It will have 186 apartments spread throughout the upper 11 floors (with commercial space on the ground floor) and permits list several amenities including an outdoor recreation area and rooftop terrace. There is also bike storage and on-site underground parking.

Toll Brothers Moves Forward with New 162-Unit Condo in West Soho

Toll Brothers recently filed for permits to demolish the two-story structure at 82 King Street, between Varick Street and Hudson Street in SoHo. Although new building permits have yet to be filed, it looks like the developers are planning an 162-unit, 18-story condo at the site, which is the maximum height it can reach due to the Hudson Square rezoning. According to a New York Times interview with the president of Toll Brothers, David von Spreckelsen, the only thing holding them back before was the tenant, Verizon, who held a lease that expired this year. No word on who will be designing the project but it appears the developers are going for LEED certification.

Long Island City’s unprecedented construction boom is bringing thousands of apartments to the market in the next year or two, but family-sized units are hard to come by. GDC Properties decided to fill that niche by building 38 two-family houses in Hunters Point, a section of the neighborhood where turn-of-the-century row homes bump up against warehouses.

“Our approach is to appeal to a pretty targeted niche of young families who want to take advantage of easy access to employment centers in Manhattan and Brooklyn,” said GDC co-chairman Adam Ginsburg. “People who have a couple of kids and need three bedrooms have few options, especially if they’re renters, within reasonable striking distance of Manhattan.”

The four-story homes will be the first large townhouse development in Long Island City in half a century. They’ll occupy half the block between 45th Road, 11th Street, 46th Avenue, and 21st Street, not far from Court Square, P.S. 1, and Sunnyside Yards.

And GDC has made the unusual decision to rent them out, instead of selling them. The 76 two- and three-bedroom duplexes will range from 1,900 to 2,300 square feet and rent for around $7,000 each, according to Ginsburg. The majority of the units are three-bedrooms, and most will have private outdoor space.

Finally, New Rentals Next to Barclays Center Begin Their Climb

Construction is finally in-progress on the long-delayed 215 Flatbush Avenue, the Prospect Heights site once home to the former Bergen Tile building. Permits were initially filed in 2012 by Lodz Development to erect a 6-story, 53-unit rental structure but that ended up getting shot down for what seems like issues with required parking. Approved 2014 permits show similar plans, but for 8 stories, 64 units and this time, over 100 parking spaces - a must for this neighborhood. Avinash K. Malhotra Architects, known for other Downtown Brooklyn projects such as Bklyn Gold and 2 Gold Street, are the designers of the mixed-use triangular-shaped building which is set for completion in June this year.

Designed by Magnusson Architecture and Planning, the 12-story building at 2519 Creston Avenue will hold 181 below-market rentals. Apartments will range from studios to three-bedrooms and rent to a range of incomes, but the developer is not ready to disclose the income levels of future renters yet.

The building is still in the design phase, but the architects and developer are aiming for the Creston Parkview to meet passive house standards.

Environmentally friendly features will include two accessible green roofs, extra-thick windows, high performance appliances, and renewable building materials. Tenants will also be able to enjoy a 7,300-square-foot community center on the ground floor and a landscaped interior courtyard.

New building applications were filed last week for the building, which will replace a parking lot and rise across the street from St James Park, on a site at the corner of East 191st Street. The 181 apartments will be spread across 143,281 square feet of residential space, yielding an average unit of 791 square feet. There will also be a 66-car garage on the ground floor, although the city zoning code doesn’t require residential parking for this building because it will be 100 percent affordable housing. The architects tell us it will be a commercial parking garage, which the developer plans to build to replace the current parking lot.
