In my mind it's an ode to the topography, general landscape, and atmosphere of San Jose and arid California in general. They could've made some generic glass monolith, but instead make an aesthetically intriguing asymmetric building that blends in with the color palette california has historically favored, with rough, rather than a smooth facade, it's unique and progressively contextual.

This place has to build a large hole due to the underground garage, meanwhile The Graduate is already starting work on level 3, for a different high rise, having broken ground around the same time. With the height cap and the high water table building underground seems like a damned if you do damned if you don't proposition.

SAN JOSE — Developers hope to replace a long-time welding shop with a tower of hundreds of affordable apartments near Google’s proposed transit village and a few blocks from the Diridon train station.

About two blocks from what at present is the south end of Google’s future transit-oriented community, First Community Housing plans to construct a 319-unit residential tower that would rise 13 stories above the development site at the northeast corner of McEvoy and West San Carlos streets.

It's actually been lagging for a couple of years but has been picking up since Google announced they want to build office space in downtown San Jose.

Plus there are height limits due to the proximity of the airport.

Unfortunately when it comes to highrises the entire Bay Area has about the same construction costs, but certain areas have way higher rents than others, so developers concentrate there, and avoid places where the rents are too low.

San Jose tends to have lower rents than every other high-rise amenable area, including downtown Oakland, and office rents are way in the toilet in comparison, barely making $4.50/sqft/mo now. So work tends to be start and stop, while developers down here tend to build office buildings, like 8 story highrises in sunnyvale, the Apple spaceship, etc etc, getting higher returns. Or concentrate in SF where rents are sky high.

As for distance San Jose is actually only 5 miles closer to SF than Santa Rosa. All the demand comes from people wanting to live in Silicon Valley for jobs. Just last year some prices have gone up a lot as Google announced they are buying land.

Sparq at the corner of 1st St and Reed St across the street from the Pierce is right at the edge of the SoFA district about a block from I-280. Replaces an Enterprise car sales lot with a 7 story apartment building including 3000sqft of commercial space in the ground floor.

SAN JOSE — Google’s proposed transit-oriented village would be a catalyst to connect people and nature with an array of experiences, a grand plan that would integrate the game-changing project with numerous adjacent neighborhoods, according to a presentation by the company Wednesday night.

The search giant sketched a vision of an innovation loop, a social and cultural walk, a farmer’s market in front of the Diridon Station, and numerous open spaces, along with office buildings for its employees, as well as homes, retail and restaurants that would sprout as part of the company’s proposed community. The presentation was made to the Station Area Advisory Group. The start of the presentation was delayed by a noisy protest.
