MIDLAND | Hotel Santa Rita No.1 | FT | 12 FLOORS

After the developers of the proposed Energy Tower for downtown Midland pulled the plug on the project, the city of Midland now has a new proposal for the old courthouse site. Introducing the Hotel Santa Rita No.1 development by Overland Partners. This is more appropriate for the skyline for Midland at a maximum floor count of 17, than that of the Energy Tower. Glad to see a new plan for this site come about so quickly, though I still hope Midland ventures taller in the near future. The only thing better than enhancing an already iconic skyline is creating a brand new iconic skyline.

I agree. I think for a city and metro of Midland's size a 30-40 floor building is about the tallest that would make sense. The city council here is taking things slower because of the backlash of the Energy Tower from some of the more conservative community members, but I think in due time the economy here can justify it. First though the downtown area needs to be developed better to attract such a project. Just one block to the north west of this project are 3 empty buildings that several developers are working on that will add more retail, hotel, residential and office space.

For a city with so much growth in the past few years, it has seen very few proposals for signature projects. Let's hope this one is not a mirage.

I don't know how much you know about Midlanders, but they are very hesitant about big signature projects since many people who are now community leaders lived here during the bust of the 80's. They just don't want something that will be built and then become vacant for two decades. That being said there are some new developments in the works for revitalizing a set of vacant buildings just to the Northeast of this project that includes office, hotel, residential, and retail. Most of the new construction though over the last few years has only been 4-6 story buildings, with the lone exception being the hospital's new 9 story tower. There is a lot going on though. Chevron is working on it's $133 million new office complex, Pioneer Natural Resources just opened it's new $70 million office, and OXY Petroleum is working on a new $50 million Midland office, and Fasken Oil and Ranch has their 1,600 acre Vineyard master-planned community with several new office projects.

This project though has a much better chance of happening since it better fits with what most Midlanders will feel comfortable with, and the team behind is being lead by several Midlanders also. If not the city of Midland has come up with plans of their own to build a new City Hall building on the location as well as additions to the park and Midland Center building.

The City Council yesterday voted to have exclusive negotiations with the developers yesterday over the former courthouse property until March 31, 2015.

City makes exclusivity window for Hotel Santa Rita developers

From listening to the developers the only thing they would like from the city is funding for the parking garage and park space, which would be available for the city to use. They are looking at $15-20 million in incentives for those parts of the development. Hopefully this time the city and developers can work together to make this happen.

The City of Midland has given the developers of the $80-100 million Hotel Santa Rita the go ahead with the project after voting to give up to $11.95 million in infrastructure and park improvement tax incentives. The developers have also redesigned the building by reducing the number of floors from 17 to 15 and removing residential space in favor of a 4-story above ground parking garage.

The hotel will feature 120 hotel rooms, office, retail space, special event space, a whiskey bar, rooftop terraces and outdoor pools, an upscale restaurant, fitness club, and an Epicurean market.

Demolition of the former Midland County Courthouse is scheduled to be completed in the next few weeks, and the site cleared off by the end of December. The developers are planning on starting construction in February.

Hotel Santa Rita construction postponed to spring, developer says

While ground will not be broken in February as originally planned for Hotel Santa Rita, developing team member Robert Watson said that developers are “confident” in the project.

The delay is a result of investors wanting to bring more people to the table. Watson said that since the price of oil fell to $30 a barrel, investors want to “cast a bigger net” by recruiting more local investors in order to cover the full cost of construction before breaking any ground.

A website is now up for The Hotel Santa Rita. It includes updated renderings, information about the hotel and amenities. Project is still on schedule to begin construction in the Spring of 2017 and will coincide with the new Midland Center construction. The Hotel is expected to be completed in the Spring of 2019. It also appears the total floor count has dropped to 12.
