Chronicle's downtown building reportedly finds potential buyer

Houston-based developer Hines reportedly is in talks to buy the Houston Chronicle’s building downtown, according to Realty News Report.

The deal, which has not been finalized, could be for roughly $50 million to $55 million, according to Realty News Report.

The Chronicle building hit the market without an asking price in April. The property is two blocks south of Market Square Park and includes a 10-story office building at 801 Texas and a parking garage. HFF is marketing the property.

Houston-based Hines is under contract to buy the Houston Chronicle building and parking garage put on the market earlier this year, as the newspaper plans to move from downtown to a location on the Southwest Freeway.

John Mooz, senior managing director of Hines, confirmed the company's plans to acquire the property late Tuesday but would not expand on what it plans for the site or provide any other details.

The sale is likely to close sometime in the fourth quarter, Paul Barbetta, executive vice president and chief operating officer of the Houston Chronicle Media Group, said Tuesday.

The Houston Chronicle is currently moving out to their new location. Under that skin, 801 Texas is actually four buildings molded together. The original structures are 115 years old.

According to an inside source over on HAIF, the building will come down sometime this year, floor-by-floor. Bid is currently down to two demo contractors.

Despite reports of this coming down soon, it looks like we'll be waiting for a while on this one.

Hines currently has no plans for the Chronicle site which covers 99,184 square feet of land including a half-block parking garage at 710 Preston, says Mark Clegg, director, media relations and communications for Hines. He adds no date has been set for demolition of the Chronicle building. “Our Southwest Region will consider all of its options and announce something in the future – but nothing has been decided at this point,” he says.

Fence is up going up around 801 Texas (Chronicle building). Will come down the same way the Houston Club building did - interior gut then removal, floor by floor. Demolition will take a yr to complete according to HAIFer Tanglewoods.

Downtown property owner sues to halt demolition of former Chronicle building

A downtown property owner is taking a neighbor to court over demolition plans it says will impede its ability to connect into the downtown tunnel system.

Theater Square LP, an entity affiliated with the Linbeck construction family, filed a lawsuit against an entity controlled by the Hines development firm, owner of the former Houston Chronicle building at 801 Texas, and Hearst Newspapers, the Chronicle's parent company.

The Linbeck entity wants a court to keep Hines from demolishing or damaging the passageways or basement areas of the Chronicle building. The company is also seeking damages and attorney fees.

Downtown developers spar over tunnel access

One of the city's biggest developers is in court this week as a judge works to determine whether it is trying to hinder a competitor's access to downtown's vital tunnel system.

Hines wants to demolish the current structure and eventually redo the existing tunnel connector in a way that makes sense for the foundations. Hines and a group of investors purchased the Hearst property at 801 Texas last year for $54 million, testimony showed. Attorneys said the property was purchased for a "high-grade, Class A skyscraper."

A representative for Hines said during the hearing that its construction there could begin as early as fall 2017 and architects are being interviewed for the project.

The judge is set to decide on the temporary injunction in the next few weeks. A trial over the tunnel connecting the two properties is scheduled for January.

Judge gives temporary protection in downtown tunnel case

A judge has ruled that the tunnel corridor between the former Houston Chronicle building and a neighboring property cannot be destroyed during any demolition or construction at the site.

The temporary injunction is the latest development in a legal dispute between the property owners over access to downtown's vital tunnel system.

State District Judge Wesley Ward last month granted temporary protection for the tunnel corridor, at least until the matter is settled at trial in January. Theater Square would be responsible for any protective costs in the interim. Earlier this month, the group posted a $468,000 bond for that purpose.

The order requires Hines to keep Theater Square apprised of its construction plans and give at least 10 days to raise objections to any specific work. After protective work is performed, Theater Square would have to reimburse Hines within 20 days.

According to court documents, the temporary injunction, "is not intended to prohibit Block 58 (Hines) from designing and constructing a new building on the Chronicle tract."
