Downtown Update - Astra Watch - Summer/Fall Timeline of 2023



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 450 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

Liberty Corner is a community of 200 affordable, family-sized homes located in the Ballpark Neighborhood of Salt Lake City. The project consists entirely of rent-restricted units and will utilize income averaging such that the entire project will average rents at less than 60% of Area Median Income (AMI) while serving families earning a range between 25% AMI to 80% AMI. Income averaging rents at 60% allows for deep penetration of affordable, extending to 25% AMI, all the while providing affordable housing to another underserved portion of the population at 80% AMI. Families needing 80% AMI units are not traditionally targeted by affordable housing subsidies, nor are they well-served by the market, and certainly not by current new construction cost basis. The need for Liberty Corner’s large family units across the income spectrum is both crucial and urgent. Critical in terms of its importance and impact as part of a reasoned response to Salt Lake City’s housing crisis, and urgent in terms of the need for affordable housing for families.

Liberty Corner is mission-designed. The intent of every element of the undertaking is to create an environment in which those families that move into Liberty Corner are given the opportunity to live in a safe and uplifting environment that fits their needs. The community is designed for families. The 200 residential units are designed as two-, three-, and four-bedroom apartments with a majority of the units in the community being three- and four-bedrooms. Every unit will include full kitchens, a complete appliance package of a range, oven, dishwasher, microwave, washer, and dryer, and at least two bathrooms. The units provide a complete home for an entire family that is safe, secure, and dignified.

Liberty Corner provides a place that families can call their home and they can be proud of the home in which they live. A critical complement to Liberty Corner’s units are the community amenities. The community will provide a fitness center/gym, a clubroom with lounge, game area and a kids room, as well as flex space that can be used for group gatherings, additional lounge space, work/study space, community events, and life skills classes. As Liberty Corner is a family-oriented community, an outdoor water amenity is planned, along with generous outdoor open space, programming and equipment, including a tot-lot, delivering the experience of a ‘backyard’ within an urban residential apartment community.

Liberty Corner is a seven-story, Type IIIA over Type IA building applying for design review as required by the Commercial General zone for buildings seeking greater than 60’ in height. The tallest point of architectural expression in Liberty Corner is 85’. The building’s exterior materials are primarily brick, glass, metal and cement-fiber panel. Brick and glass are the dominant materials. The community’s unit mix includes 96 2-bedroom units ranging from 870 sf to 1,016 SF; 80 3-bedroom units ranging from 1,107 sf to 1,273 sf; and 24 4-bedroom units ranging from 1,364 sf to 1,460 sf. The over site density is 98 units/acre. The breakdown of proposed uses and space can be found with the design package, along with parking calculations.

Massive $59M Sugar House fire most likely caused by heaters or electrical issue, report says

SALT LAKE CITY — The cause of a massive fire at an apartment complex under construction in Sugar House last fall, which prompted hundreds of tenants to be evacuated from an adjacent complex for days and some businesses to close for two weeks, is officially considered to be "undetermined."

That's according to a final report on the incident.

However, the most likely culprits are either large space heaters that were placed on the upper floors just days prior to the fire igniting, or an electrical problem, according to investigators from the Salt Lake City Fire Department and the Bureau of Alcohol, Tobacco, Firearms and Explosives...

Cleanup Progressing and Reconstruction Beginning

Sugar House Community Council Update: Re-construction is underway with work occurring both on and off the site. Minor repairs are being made on the parking garage while new wall panels are currently under construction at another construction site. Due to this and other factors the re-build is expected to be completed much faster than the original construction, in about eighteen months. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and a bike shop.

Update, The Sugarmont Place at 900 East and 2185 + 2195 South - Sugar House District

A 77-unit four-story apartment building at 2195 South 900 East is under construction by Harris Architecture and developers based in Spanish Fork. It’s at the NE corner of 900 East and Sugarmont Drive at the S-Line Streetcar.

...Lotus Republic Sugar House — from studios to three-bedroom units — would offer housing in a very walkable and bikeable neighborhood. Parleys Trail runs adjacent to the S-Line of TRAX, providing three direct links into Sugar House and other parts of the valley.

“This project offers micro units that include all the features available in a 1 bedroom living space,” the Lotus representative wrote in an email. “These micro units have a special emphasis on built ins, large windows and doors that provide ample light and make small living feel greater as well as kitchens that use 2/3rd sized appliances including a dishwasher, range, oven, and microwave.”

The Lotus Company has been active in increasing its residential presence in the city. Their Downtown projects include Lotus South Temple and currently under construction, Lotus Republic on 300 East. They are also responsible for the Blue Koi homes at 1700 South 900 East...

Located at 2191 S and 300 W, Woodbury Corp. intends to demolish three existing warehouses and have a two-phased construction of two multifamily mixed-use structures. Each building is a mix of studios, one-, and two-bedroom units, with added ground floor retail throughout the development. This development will take up just over 7.53 acres in downtown South Salt Lake...

Salt Lake City International Airport - Summer/Fall Timeline and Construction Updates

European frequency is pretty maxed out at this point with up to 4 daily flights next summer to Amsterdam, London, Paris, and Frankfurt.

Also expect daily service to resume/be added to most remaining small-midsize cities in the eastern US currently not served by SLC as gate capacity doubles in the next few years.

Downtown Update - Redevelopment, Seismic Upgrades, Renovation and Restoration of Historic Temple Square Campus Continues. Summer/Fall Timeline 2023

Current Temple Square setup. Note in upcoming plans how the structures fronting the Temple at the north and south will be demolished and replaced in different positions in their relationship to the Temple itself. The more modern structures that now front the Temple on both sides will be removed and new structures with a more historic vibe will be constructed to the sides of the Temple. This will open up the iconic structures approach. Landscaping and water features will also be redeveloped, again affording the historic Temple improved site lines. Also, a significant part of the redevelopment will be subterranean structures and seismic upgrades.

Church President Russell M. Nelson announced the pioneer-era temple will close December 29, 2019, and will remain closed for approximately four years while undergoing a major structural and seismic renovation. The temple is expected to reopen in 2026 with a public open house.

“This project will enhance, refresh, and beautify the temple and its surrounding grounds,” said President Nelson. “Obsolete systems within the building will be replaced. Safety and seismic concerns will be addressed. Accessibility will be enhanced so that members with limited mobility can be better accommodated.”

The surrounding area on Temple Square and the plaza near the Church Office Building will also be affected as existing buildings are demolished and the area undergoes renovation and restoration. The existing annex and temple addition on the north side, which were built in the 1960s to add needed support facilities and more sealing (marriage) rooms, will be demolished and rebuilt.

...The 0.35-acre site is zoned Downtown Support District, which seeks to promote “an area that fosters the development of a sustainable urban neighborhood that accommodates commercial, office, residential and other uses.”

The uniquely designed building would rely on balconies to supplement the small units within it. Housing ranges from 346 square feet to 468 square feet. Ninety-seven of the units would include balconies, which add up to 90 square feet of living space. Eighteen wouldn’t.

Renderings show balconies facing 200 West, as well as internal balconies overlooking a courtyard area within the building...

...The project, which is in for design review, was the second mid-rise infill project submitted this week. Real estate experts consider Salt Lake City one of the top places to invest in housing in the country, and the construction boom continues.

The 218 W Broadway Apartments is a new boutique mixed-use project located on 218 W and 300 South, in the heart of downtown. The Broadway district is the center of the city’s entertainment district, with a mix of theaters, restaurants, and clubs. It is animated by its dynamic and unique street activity. Our project aligns with the Broadway District initiatives and promotes walkability as well as Urban density to help develop the downtown plan vision. In response to the major population growth that Utah is experiencing, this project will provide additional residential density and create a nexus for sustainable urban living, commerce, and cultural life in downtown Salt Lake City.

With its minimal and iconic architecture, this building will add to the fabric of the city and will reflect the vision of a strong and vibrant downtown. The livability of this area will be improved by providing additional housing units and commercial space and removing the old defunct dry cleaner. Our project will bring multiple housing choices, which aligns with the downtown plan. It is located on a very active intersection which will promote activity and bring life into this area of downtown.

The building façades are oriented towards 300 S, 200W, as well as the alley to the North to respond to the unique site conditions. The façade design is visible on all 3 sides by pedestrians as well as vehicular traffic. The 300 S façade includes ample glazing along the street level which helps activate the fourteen-foot-tall storefronts to encourage pedestrian interaction and visual interest. The upper levels contain the residences, which consist of junior-one bedrooms as well as two-story lofts on the top floor.

The building mass has been divided into a grid system that is both simple and elegant. The angled walls provide privacy to the units and allow different viewing angles. The façade essentially expresses outside the viewing apertures that are available to each residence from the inside. The grid brings organization to the façade and reduces its elements to a human scale. From the inside, the grid allows for an intimate experience of the City in each dwelling unit. The main façade is facing South and provides expansive mountain views, while the North façade opens views of the downtown skyline. The building consists of high-quality durable materials which help add to the character of the Architecture. The Large volume will be constructed of fiber cement board panels and glass. The lower commercial volume will be clad in a perforated metal façade to help create interest during the daytime as well as the night.

The 218 W Apartments will add a unique character to this City block and will help strengthen the connection between the Broadway and the central business district. Our project allows direct access from 200 West which will also augment the pedestrian and traffic flow from Poplar court. This will help the flow of traffic through the inside of the block and will help improve the alleyway conditions on the Northside of our site.

The 24-story multifamily tower will feature studios, and one-and-two-bedroom homes, paired with high-quality interior finishes and an expansive amenity offering, designed by Hickock Cole. As part of Hines’ ESG strategy, this adaptive reuse project will reduce embodied carbon by limiting new construction materials including the production of concrete, which can be one of the largest emitters of embodied carbon across the industry. Through the implementation of more efficient mechanical systems once the building is in operation, Hines expects that it will lower the operational carbon emissions of the building over its lifecycle and new residential utilization.

“Downtown Salt Lake City is experiencing immense growth, with Utah having the second-highest population growth in the country over the last decade, and there is an undersupply of housing,” said Dusty Harris, senior managing director of Hines. “As a local resident, I’ve watched the office market shift and the residential market pick up speed since the dawn of the pandemic. Trolley North is an off-campus student housing project located in Salt Lake City, Utah. The 1.48-acre site is conveniently located between downtown Salt Lake City and the University of Utah campus. Also, just steps from the 400 So. Light Rail and Historic Trolley Sq. The popularity of the area is evident as literally thousands of new residential units have and continue to come online as quickly as construction labor availability will allow. This particular project is a 7- and 8-story student living community with basement-level parking connected to it. The smaller 60-home building will provide larger floorplans geared towards young families looking for a quiet, safe, and secluded refuge. Each building provides distinct courtyards with ample green space and vegetation, a quiet space or an active fitness deck depending on each resident’s preference.

The building façade provides breaks both vertically and horizontally using architectural projections, fur-outs, and enhanced materials that change in color and texture. The articulation is a tribute to the cape chisel technique for rough-cutting slabs of granite out of quarry walls, while the layers below are smoothed and processed. There are an array of architectural inserts and reveals expressed as recessed balconies and vertical circulation visible from the outside. Together, these design choices seek to enrich the urban environment and emphasize the dynamic pedestrian realm at the project’s base.

The community is an 8-minute walk from the 900 S 200 W Trax Station, a 2-minute walk to the 900 S bus stop and adjacent to the newly reconstructed pedestrian-friendly 900 South corridor. The north building is an 8-story mixed-use community with 2,000 square feet of retail along 800 South, 278 homes, a subterranean parking garage, and almost 14,000 square feet of outdoor and indoor amenities. I got to visit SLC this weekend to see my friend and I had a great time exploring the area. I was so surprised to see how small the skyline is in person compared to the pictures haha. The downtown area was pretty cute. I do see a lot of potentials for the city to keep growing and become more liviler. I loved going up in the mountains too. Park City is so gorgeous. I can't wait to come back soon.

Great updates.

There is just so much construction happening all over the place. Hope it starts to make a dent in the tight housing market, but a long way to go.

For the airport, I know Delta has announced some new flights, destinations. However, I wonder if there will be any surprises as the gates open and there is more capacity.

The temple project is insane, seeing the process they are going through on the foundation. I can only imagine the cost seeing what the church spends on even a 'regular' temple.

Not directly related to this, but of interest, I was a bit surprised by the lack of specialty retail here vs. Minneapolis (where I moved from). Less because I am a ballar, more because I am interested in, pay attention to it. SLC is big, growing, and there is a ton of money here (more than most people think, especially if you add Park City). Talking with a few people who are involved with higher-end and specialty retail it sounds like SLC is right on the cusp of being next on the list for getting some of these branded boutiques, or independent retailers opening to support.

Developers with plans for a 6-story, 120-unit, market-rate project at 45 North Chicago Street (~850 West) are asking the city for approval to build a rooftop amenity deck in a planned development application submitted last week...Led by the local firm Design West Architects, the application’s initial design concept notes its proximity to the Folsom Trail and the 800 West Jackson-Euclid TRAX station. Manifest Development has been involved in parcel acquisition and is selling its interest to unrevealed out-of-state developers, a representative from Manifest told us.

At the corner of 2nd South and 6th West Central West Apartments is a new 65-unit affordable apartment community located at what is the current but rapidly expanding western edge of Downtown Salt Lake's Deport District. Also notably located immediately street side from TRAX making commutes a breeze. Residents will be able to choose from studio, one, two, three and four-bedroom apartments.
