Gateway unveils project that could be start of $2 billion investment in urban core

"We have the great benefit that we don't need to go out there and raise the equity or go out there and find a lender to do this project," he said. "We're able to be the lender and be the primary equity with the capital we already have."
DLP is joined in the project by JWB Real Estate Capital — another of Jacksonville's fast-growing companies, and one that has been investing millions in the urban core.

The company said its near-term plans include the development of three buildings along Pearl Street that will offer more than 1,000 multifamily units, 120,000 square feet of grocery-anchored retail and new public spaces that encourage community interaction.

Conceptual project renderings show several new multistory buildings surrounded by green space. One building will be 22 stories tall.

Gateway Jax said its development “will create dynamic and interconnected, walkable neighborhoods that will invigorate downtown Jacksonville.”
It said its streetscape designs will encourage connectivity including public spaces, courtyards and sidewalk cafes. Future development phases are expected to include office, hotel and other mixed-uses.


The photos shown only encompass 4 of the 20+ blocks the development team will hopefully construct.

This will be one of the largest downtown revitalization in Floridian history, as well as US history, if realized.

Likewise, the developers have a solid history along with funding under control according to these articles.
