Work About To Begin On ZOM’s 438-Unit Solitair Brickell

Site work will soon begin on ZOM’s 48-story Solitair Brickell rental tower at 86 SW 8 Street, across from Brickell City Centre (the project was formerly known as Brickell Bayview Center).

ZOM now has a permit to demolish a ramp that connects to the parking garage of the neighboring Brickell Bayview Center office tower. A construction permit to begin work on the new tower is pending.

The developer plans 438 residential units, 440 parking spaces, and 7,649 square feet of ground floor retail space.Solitair is approved by the FAA at a height of 555 feet.

Zom also has another downtown Miami rental project, the 462-unit Monarc at Met 3, currently under construction above the newly opened Whole Foods market. That brings the total number of apartments that ZOM is adding to the downtown rental pool to 895 units.

ADD Inc is the architect, and Balfour Beatty is the construction contractor.

Nice. It's sort of a throwback to some futuristic architecture, whatever the style was called, from the 1960s. I like it.

48-Story Solitair Brickell Gets $108M Construction Financing From JP Morgan Chase, Work Begins.

Two prominent Wall Street firms are betting on Brickell’s booming apartment market.

Yesterday, JP Morgan Chase issued a $108.35 million construction loan to build the 438-unit Solitair Brickell at 86 SW 8 Street, where demolition of a parking ramp began today. AIG, another big Wall Street firm, is also involved with the project as a co-developer through their Global Real Estate arm, along with apartment developer ZOM.

The tower will rise 555 feet above ground, and include 440 parking spaces along with ground floor retail on a property that is located across the street from Brickell City Centre. ADD Inc is the architect, while Balfour Beatty is the construction contractor.

Elsewhere in downtown, ZOM is finishing construction of the 462-unit Monarc at Met 3. Investment bank UBS granted a $90 million construction loan for that project, and is also said to be a co-developer. ZOM is also working on plans for new rental towers at Met Square and Miami Worldcenter.

Its a good year for Miami! Lots happening. Can't wait for World Center. This one is a pleasant surprise.

Developer breaks ground on rental tower across from Brickell City Centre

You can see Solitaire again here on the bottom right. Looks kind of weird how they are building the back of the tower first for some reason. I guess that is a parking garage ramp. And of course you can see a bunch of other buildings going up as well most notably CityCentre, Brickell Heights, and SLS looks nice in the far back ground and SLS Lux (which somehow does not have its own thread?) on the bottom left. Panorama is peeking through on the middle left as well.

I may be wrong about this but Miami seems to be on its way to having the most futuristic skyline in the US if it doesn't already. Just needs a few groundbreaking iconic towers.

December 2015 Construction update

Foundation Work At 48-Story Solitair Brickell Closer To Completion

Developer ZOM is getting closer to completing the foundation at the 48-story Solitair Brickell.

When completed, the tower will include 438 residential units, 440 parking spaces, and 7,649 square feet of ground floor retail space. It will top off at 555 feet.

The project is located across from Brickell City Centre, at 86 SW 8 Street.

Architect ADD Inc’s design for the tower was said to be inspired by the Medjool Date Palm. ADD is also designing ZOM’s upcoming Luma at Miami Worldcenter.
