The Interlock Development - West Midtown

DRI filed for this project with the State of GA. Also, lease prices for the office space is $48 sqft. That is Ponce City Market asking rent prices.

Details:
Mixed use development on 8.836 acres consisting of 450 dwelling units, (430 apartments/flats, 20 townhomes) 95,800 SF commercial, a 150 key hotel and up to 225,000 SF office

If nobody checks it out sooner, I’ll walk by this weekend.

Also, I am amped for that new west midtown project. Looks like an awesome addition to the the neighborhood and city as a whole! 430 units is a great addition

I'm excited to see this one move forward as well. Have there been any updates on the proposed moratorium or how it would affect this project?

Several building permits filed today to start work on Crescent O4W (525 North).

Also several permits filed this week for new apartments at 542 Boulevard.

I've seen some estimates that the cost for the machinery is about $15,000 per stall. I'm sure there are some wide variances depending on the size of the garage. Some of this is offset by the lower cost to build the parking because you need less space for an automated parking garage than you do a conventional one. But even if its $20,000 more expensive per stall for a building like this that's going to be a negligible increase in the total costs per unit.

The Northside Midtown medical tower parking deck is shit. How exactly did that happen in Midtown in 2017? It's almost worse than the Skyhouse deck next door.

It's because just like people overseeing the Atlanta planning department, previous zoning initiatives, and BeltLine overlay, the Midtown Alliance, while they have a decent "blueprint", are incredibly shortsighted and still figuring things out when writing zoning regulations and reviewing proposals. Honestly, they're shit at not having a fast one pulled over them by the private developers. They're letting crap designs through massive cracks due to their inexperience of ensuring quality developments for the neighborhood. Their vision for streetscaping is quality (although I absolutely doubt some of their actual project management experience), but when it comes to actual private developments, I would blow a gasket if I was their boss. Consistent terrible planning by the planners, especially after such a boom in construction. The revisions they've provided as of October are little too late. Not to mention there are people working at MA who wrote zoning for both downtown, midtown, and the beltline, that continues to disappoint those even without planning experience.

While MA certainly has accomplished a lot and has some talented folks on the team that have been putting up the good fight, MA (and Atlanta in general) would benefit from more experienced planners from outside Atlanta.

It's still being built, dude. The facade isn't on it yet.

The maintenance costs for such a structure must be through the roof, especially considering there are no specialists for that in Atlanta

That diagram makes no sense to me. Can you tell from which street that elevation is for? It appears to be reversed. Perhaps they are reserving a small footprint on their land for another building
