^Amen 3rd&Brown, growing up in this area- Claymont definitely was looked down upon by the snobby surrounding zip codes as run down, poor, white trash...etc etc. But times they are a changing.

The new urbanist development is called Darley Green - a mix of townhouses, and apartment buildings, with retail fronting Philadelphia Pike (Rt 13) across the street from Archmere Academy - or otherwise known as Joe Biden's high school to Delawareans. Also, Claymont Public Library (newly built) is within its borders. The development is huge - will be close to 1000 units in total. Construction slowed during the recession (and total units lowered from over 1,200) - but its been full steam ahead the last 2-3 years. Over 400 people have moved in, and the retail portion is beginning to lease.

Actually, this area wasn't brownfields previously, but a really, really run down Section 8 development of little houses/apts called - Brookview (drugs galore!).

Here's some info on Claymont's rebirth and Darley Green:

Totally agree - the shopping center you mentioned (mostly vacant) is the Tri-State Mall. That place was a dump by the mid-90s ... and by today -- it's just very sad. Given it's location so close to 95 and two Regional Rail stops ...Marcus Hook and Claymont, it seems like a perfect location for a major residential development.

My apologies on the Christiana Fashion Center update post, I had moved all the pictures to an album and didn't realize it would mess with URL's, I've edited the post to link to said album.

Additionally here's two updates on the action in downtown Wilmington and the riverfront:

Residences at Midtown Park seems to be prepping for building. The parking garage levels will be built and opened first, then the four story tower, and lastly the nine story tower shortly afterwards.

Harlan Flats phase II going up quickly, 3 months ago it was just a core!

Also here's a few misc developments occurring throughout the city/county.

I especially like that Chemours CEO cited SEPTA connectivity to Philly as a reason they're staying in Wilmington

And given the TIGER grant for the Claymont station and surrounding TOD proposals, it seems like DE officials are catching onto the idea that transit connectivity to Philly is in everyone's best interest. Cheers to regional connectivity.

Damn dude, this just sucks. I really hope the bleeding stops after this one. I can't imagine that opening new casinos in north Jersey would do anything but nail the coffin shut on Atlantic City.

Even though I was very young when the casinos first opened in AC, I still remember how exciting it was. I really would like to see The city get back to some of those glory days, but with "responsible" development this go around.

Christiana Care to construct new building

Quote:
Christiana Care Health System is constructing an 8-story, 388,000-square-foot facility in Newark, Delaware, that will be dedicated to women and children’s health.

Called the Women and Children’s Health Building, it will include a neonatal intensive-care unit with private rooms with sleep-in space for families, new and expanded labor and delivery suites, private rooms for families after delivery, a continuing care nursery for babies born with health issues, among other features.

The project will be located on the health system’s Christiana campus and will include the construction of a four-level parking garage near the hospital’s main entrance.

Skanska USA is serving as construction manager and HKS Architects designed the building. Work on the project is expected to be finished in January 2020.

Good news for Chester County.

Cerner to create 250 jobs in Malvern with $75 million investment.

Quote:
Cerner Corp. is growing its Malvern, Pennsylvania operations with plans to create up to 250 new, “high-wage” jobs in Chester County.

Last year, Cerner acquired Siemens Health Services’ health information technology business unit, based in the Great Valley Corporate Center, in a deal valued at $1.3 billion.

The plans to expand the Malvern unit — which include upgrading the former Siemens facility and purchasing new equipment — was announced Monday by state Sen. Andy Dinniman. He has been involved in negotiations with Cerner and the Wolf Administration’s Governor’s Action Team to keep the company in Chester County to retain existing jobs and create new ones.

Those discussions led to a financing package for Cerner that includes a $1.25 million Pennsylvania First program grant from Pennsylvania Department of Community and Economic Development.

As part of the agreement, Cerner will invest more than $75 million in the expansion project and committed to creating up to 250 new, full-time jobs, while retaining more than 2,000 existing jobs at the site, over the next three years.

We are the walkable-est:

“Buyers who are getting priced out of New York and Washington D.C. are flocking to Philly and developers are rushing to meet the demand” said agent Tom Lewis in a statement. “A lot of the new construction buildings are also mixed-use, which in turn is increasing walkability throughout the city.”

Landing Gear and Official Unlimited are coming to KOP Mall. Official Unlimited is a Philly based store which is pretty cool.

Wow. I thought KOP was huge before the expansion, and they've still managed to add a ton of new retailers and space. i know for sure I'll be staying the hell away from there on Black Friday.

It's official: King of Prussia becomes one vast mall with 50 new retailers and restaurants

Quote:
Good bye, Plaza. So long, Court.

At 9:45 a.m. Thursday, King of Prussia Mall was officially declared "one mall" by owner Simon Property Group.

Hello Bonobos and Calligaris.

Bring it on, Jimmy Choo, Vince, and CH Carolina Herrera.

The East Coast's premiere shopping mall just grew by about 500,000 square feet. It now includes a 155,000-square-foot connector that ties together the two former sections for the first time, and an added 250,000-square-foot wing, home to 50 new retailers and restaurants.

The expansion that started 30 months ago was capped Thursday with a ribbon splicing, not a cutting: Two ribbons from each mall were joined at Savor King of Prussia, the mall's new food court with WiFi stations and fountains throughout.

"King of Prussia has reached new heights," said Rick Sokolov, Simon's president and chief operating officer, just moments before the ribbon ceremony. "I think we have come up with a collection of retailers that people would find compelling."

Those stores opening Thursday included Cartier, Altar'd State, and David Yurman.

The mall last year attracted 25 million visitors, about the same number as Atlantic City's beaches and casinos.

"But we're not done," Sokolov said. "We invest in our properties and we're always thinking about what's next."

The expansion brings the total retail square footage in the King of Prussia area to 6.3 million.

The upgrade has been credited for spurring more than $750 million in construction nearby for residential and office uses to handle the influx of thousands of new workers. The first ground-up commercial office building in a decade is set to open in the nearby King of Prussia Business Park.

At the same time, a cluster of luxury apartments, stores, and eateries is sprouting at the Village at Valley Forge and at the $100 million King of Prussia Town Center.

SEPTA is proposing to extend the Norristown High Speed Rail Line so it would have at least two stops by the mall and two more in the business park. If approved, the $1.1 billion project could open in 2023.

Smile New Proposed/Approved 35 floor tower in Wilmington, DE?

I don't know about any of you but have you seen a sign in downtown Wilmington at the corner of DE-52 and Jefferson Street saying about a tower to be built there. The rendering shows that it will connect to an existing 9 story parking garage there.

Rendering:

Sign:

I counted the stories and it appears to be 35 floors high (Including the base). That's around 508ft!
I hope it gets built.

Also, another tower in Wilmington DE that I've seen proposed is near the Chase Manhattan Center. This one looks to be 12-15 floors high?

Looks like the parcel is for sale. I'd say it's just a concept rendering of what could be built there to attract investors. But I'd absolutely love to be wrong.

^^ I think it's just a rendering of what could be built at the site. Much like the Cira Centre type rendering that used to sit near the Chase buildings on lower Market Street (rendering sat there for 10-12 yrs).

508 ft would be by far the tallest tower in Wilmington, and would've caused some company's relocation, or major expansion of a company's footprint to Wilmington. It would've made the news, especially since the last tower in downtown was built a decade ago now (WSFS building) I haven't heard anything.

But hopefully... there's something to it.

Electing an ultra business friendly guy, with a close relationship with Buccini Pollin Group- like Mike Purzycki might get such new developments going - perhaps. (for those not following Wilmington has an extremely interesting mayoral race going on right now, with race issues, heated debates, and a mayor who is largely M.I.A. and takes to facebook to lambaste the media and his critics). The Democratic mayoral primary is Sept 13, which much like Philly - will determine who the next mayor is.

Both of those would be fantastic for Wilmington! The city does need at least one highrise built this boom. Hopefully one will come to reality

That could be true, but this tower seems to have a higher probability to be built. I got most info of it from here -> http://colonialparking.com/properties/

And when they demolished the existing building there, I herd a mention of colonial parking (They own the development site).
I just really hope this tower gets built but you are right about there being a chance of it not getting built.
