Too bad we haven't seen official renderings yet and really disappointing that only the condos and apartments in the very back will happen first. Hopefully they start on some of the larger buildings sooner rather than later. According to the story, they have until 2027 to complete.

Koman's Cortex K development has changed in design and size. The design remains 4 floor but has become more of an industrial building to work better with the neighborhood while the size has grown to 120,000SF (up from 93,000SF). I like it better than the previous version.



Then there is this interesting pathway. I guess this will play a role in future phases.


Construction is set to start in the first quarter of 2019 and wrap up in Mid-2020.

^ The photos really show you how the Phase 1 building is going to be a menace when the whole project is completed. It's small, takes up space and won't match the whole development in anyway. But hey, at east we got a Phase 2!

Here mare some other project update images from around the city that I have taken in the last few weeks.

November 25th...
Centene is looking good. Crane should becoming down very soon.


November 27th...
One Hundred is getting taller but construction is still slow.


November 29th...
Hibernia, in Dogtown, finally has steel going up. Estimated completion is in late Fall 2019.



St. Louis Community College at Forest Park's new Medical Science Building is shaping up. Glass and brick should be going on before long.


The region's first Element Hotel (in Midtown) ahs some serious foundation work going on.


Across the street, the City Foundry project is chugging along with foundation work happening on the future site of a parking garage and Alamo Movie Theater.


From this vantage point (Spring and Forest Park) you can see SSM's SLU Hospital rising just behind of the under construction roof at the Armory.


December 2nd...
These two buildings are in the process of becoming lofts. The larger one is Steelcote Lofts and the smaller is Steelcote Crossing (Micro Lofts).

Tower Grove South's MOFO Apartments is way behind schedule but at least work is happening.

Element by Westin on Forest Park Avenue in Midtown warrants a crane.

The first Element Hotel by Westin in the St. Louis region has warranted a crane. The crane will be installed soon and will be quite the site to see when driving on 64/40 through the Central Corridor. The crane should top out at 100FT so this will look interesting. In the meantime, a stump is on site.

4101 Manchester is officially under construction.

Spencer Development has begun their project on the wedge lot in the Grove. this 7 floor building will be made up of the following...
Floor 1: Retail
Floor 2: Parking
Floor 3: Office Space
Floors 4-6: Apartments
Floor 7: Rooftop Pool and Restaurant area

St. Louis is getting a new literary center for a writers-in-residence program

Kranzberg Arts Foundation, the arts organization that operates a number of performing and visual arts venues across St. Louis, announced Monday it’s opening a new literary arts center in summer 2019. The High Low, scheduled to open in two stories in a building at 3301 Washington in midtown, will feature a library, gallery, collaborative workspace, event space, and café.

“St. Louis has a strong literary arts tradition and has and continues to produce some of the greatest authors, poets and literary arts professionals in the world,” said Chris Hansen, executive director of the Kranzberg Arts Foundation, in a press release. “The High Low seeks to uplift and nurture that strong tradition, ensuring that there is always a space, time, and place where the literary arts can start and graduate.”

In the front of the space, there will be a café/library with food by James Beard–nominated chef Rob Connoley, he of now-closed hyperlocal Squatters Café and the forthcoming foraging-focused Bulrush. The coffee program will be run by Blueprint. As for the library, the books will rotate, but it will feature books, magazines, and articles curated by those in the literary community. The first collection will be "The St. Louis Response."

Also on the first floor, a 600-square-foot temperature-and-humidity-controlled gallery (that can open up to 2,600 square feet) will host five to six rotating literary-arts-focused exhibits a year. In the back of the first floor, there are plans for a 2,000-square-foot, 200-capacity performance space dedicated to poetry readings, storytelling, literary series, and book signings.

Most exciting are the writing spaces. Upstairs, The High Low will feature two work areas. One is a writers’ suite, which will have desks and partitioned spaces available for writers, and will serve as the home for the forthcoming writers-in-residence program. It’s Kranzberg’s hope that the space will support local writers as well as attract national and international talent to come to St. Louis. There will also be space for writers to rent on a weekly or monthly basis. The other space will house professionals from other nonprofit organizations.

Retail and Office Space Planned for "The Triangle"


This project is to be built on the wedge lot at Vandeventer, Manchester and Hemp in the Grove neighborhood. The project will redevelop an old car repair center and build a new mixed use building out of shipping containers. The Koman Group is the developer.

^ Huh... better than nothing but it would have been nice to see a taller, "Flatiron" style building here. Kind of a waste IMO. Not every development--particularly a small one like this--needs dedicated parking.

I would really like the office building if they added a floor or two. 2 floors is squatty here but oh well. The Koman Group knows what they are doing.

^Looks like something that will be demo'd in 15 years for something more sensible.

Maybe that will be the case since the Grove keeps on building. This just seems like filler. Hopefully a redesign is presented that is taller and is meant to last longer.
