When they first purchased the property, there were discussions about razing the structure and doing multi-story retail and restaurants. Sadly, the sign above the building indicates that the new plan is for self storage. That's common for developers that want revenue to pay the note until they're ready to implement their ultimate vision, but unfortunately it means that restaurants and retail are at least 4-5 years away.
Interestingly, it lists a delivery date of May 2013, but I find that pretty hard to believe considering they have not done anything at all yet and it seems like a fairly extensive remodel.
I'm glad to see all the mid-rise development. That is going to make the city much denser without having to try and wait for the next mega tower to be built. If anything that will start to attact more people to want to build tall skyscrapers in downtown, Midtown, Buckhead, Atlantic Station, and the Perimeter areas since those are the core areas of skyscrapers. Also Cumberland, sorry I forgot. But to mid-rise is the way to go right now. It will definitely transform the city into a more walkable and transit friendly city where at that time we can DEMAND more rail transit because the density will be there more than ever.
It is the existing 191 Tower, though. Doing that to the roof would actually be a travesty, in my opinion. This is one of many masterpieces by the late Philip Johnson (including the IBM Tower).
Yeah, I imagine that was just an earlier design scheme or perhaps a proposal from another firm before the tower was built. What actually got built is much much better

In one of the bigger comebacks in Atlanta sports this year, the city’s proposed College Football Hall of Fame rallied from fourth-and-long deep in its own territory to first-and-goal.
As college football season winds down, organizers are gearing up to break ground on the downtown attraction by early next year. Finishing touches are being put on construction drawings. Work continues on exhibit designs. Organizers vow that the oft-delayed hall finally will open in fall 2014.

I'd love it if they figured out how to move the access points off the AGL parking lot next to the Midtown station so we could get that huge lot redeveloped.

Atlantic Realty Partners said it's reached an agreement to acquire the restaurant at 3380 Peachtree Road. It wants to build a luxury apartment tower in its place. The 10-story building would have 219 units, according to an announcement.
Perennial Properties wants to rezone 2.965 acres of property bounded by 9th Street, 8th Street, Brady Avenue and Howell Mill Road near where The Optimist restaurant currently sits and hopefully deliver the project by fall of 2014. The project would include 230 apartments and 9,000 square feet of restaurant and retail space wrapped around a multilevel parking deck.
City Realty Advisors is planning to redevelop a two-story, circa-1925 brick building with 18,000 square feet at 907 Marietta Street. The goal is to get a restaurant tenant in the building.
Westbridge Partners just closed on a 34,000-square-foot industrial building at 1071 Howell Mill Road, near the iconic blues bar Northside Tavern. One day, it could house office or retail space.

I know they've had the groundbreaking but has actual construction started yet? And if the released rendering is all Civil Rights center is going to be, I hope the rest of the block will eventually be used for some other project.

Certainly doesn't look like any construction in earnest is occurring (at least according to the webcam):
My understanding is that over time there will be other buildings on the premises that will be built as funding becomes available (read: several years from now, if ever). I have no idea what the landscaping plan includes.

The latest addition to the landscaping plan is a water fountain that has now been budgeted for but no RFP has been sent out yet.
