The development at the corner of 10th Ave and 15th St was approved, I think.

Looks like site prep has begun for the future mixed use project on the north side of the Jack Warner/Greensboro intersection.

Bed Bath & Beyond among stores coming to Tuscaloosa's new $62 million shopping development

8 Story High-rise approved for downtown

Plans for an eight-story, 80-bedroom mixed-use development in downtown Tuscaloosa was approved by a thinned City Council on Tuesday.

The project, called DeSoto, is located at 2114 University Blvd. between Black Warrior Outdoor and Which Wich Superior Sandwiches across from City Hall.

At issue before the City Council was a request from the developers to approve the plans, which were opposed by the city’s Office of Planning and Development Services.

The plans were approved 4-1, with Councilman Bobby Howard casting the only dissenting vote.
There are a few hurdles for the project to clear.

City staff members and a review committee objected for the following reasons:

Downtown Embassy Suites seems to have been topped out. Compared to the rest of the downtown skyline, it is pretty impressive as you cross the Lurleen bridge from Northport to Tuscaloosa.

Also, the Northport Wintzells is relocating to the 69 South/Skyland intersection in a month or so.

Embassy Suites construction in downtown



Also, those old houses on the western side of Lurleen on the Tuscaloosa side of the bridge are in the process of being demolished to make way for the planned hotel.

Here's an aerial of the Embassy Suites hotel from December



There are a couple of developments going up in downtown Tuscaloosa besides the hotel.

2700 Capitol Park

A 4-story mixed used development with 209 beds (all residential developments in Tuscaloosa are given in terms of beds instead of units due the dynamics of the student rental market) that will go up on University Blvd west of Lurleen Wallace



Home2 Suites
A 109-room extended stay hotel is going up next door to the 2700 Capitol Park development.



These two development were not without controversy. Historical residential structure were demolished to make way for these.

I took some photos of the road work.



It appears they are retrofitting the on/off ramps to create an access road to the new apartment development going up at waterworks landing.

Also to add to that,

Tuscaloosa mulling more zoning, enforcement changes

More zoning amendments were among the topics discussed and voted on Tuesday by the Tuscaloosa City Council, including a temporary ban on building within the University Area Neighborhood zone.

The 180-day moratorium is meant to give the University Area Neighborhood Task Force, formed in recent months by the city's Planning and Zoning Commission, time to complete its formulation of new building standards for areas near the University of Alabama.

This area is bordered to the north by Jack Warner Parkway, the west by Queen City Avenue, the south by 15th Street and the east by Hackberry Lane, Meador Drive and Cloverdale Road. Currently, one developer has obtained permits to construct a housing complex under the existing codes.

Councilman Matt Calderone pushed for an amendment to the moratorium that would allow that developer to continue as long as the current plans are not altered. The council unanimously accepted Calderone's amendment.

Other developers also can proceed with projects as long as they agree to meet the building material standards — such as brick and tile masonry, native stone, wood or glass, among others — as described in the ordinance that enacted the moratorium.

Other changes to code enforcement and the jurisdiction of the Historic Planning Commission, which reviews exterior changes to properties and structures within the downtown historic districts, were debated on Tuesday but did not gain passage at the committee level.

The City Council's Administration/Policy Committee tabled a decision on whether to approve changes that city officials said would make enforcing the city's occupancy restrictions more feasible.
