So far, the project has received a great deal more neighborhood support than Blatstein’s proposal across the street. Alterra got positive reviews during a presentation to the South of South Neighborhood Association Wednesday night, according to the Passyunk Post.
I'm curious. If Blatstein was not currently trying to build a 32 story building across the street, would the NIMBY's be so supportive? My guess is that Blatstein's project has them all tied up; but if that wasn't on the table, they'd be going through Lincoln Square with a fine tooth comb. That's just my gut feeling. Maybe someone can propose demolishing Holy Trinity Rittenhouse church and replacing it with a 70 story condo tower with no parking and a strip club for the retail space! Suddenly 1911 Walnut doesn't look so bad does it? Hahaha

More to the point, the idea here is that as the main drug markets are priced off of under the El, there are three directions for them to go:

1. Further into the poor nabe, i.e. Fairhill. The problem with this, of course, is that your ability to distribute to your user base declines drastically by the time you leave the range of an easy walk from the El.

2. The drug markets centralize across the river, in Camden. Camden's prices remain a generation behind Philly's. But even there, Cooper development is pushing the main markets away from Walter Rand. Perhaps Ferry Avenue might be a hotspot then?

3. Near your main userbase. Don't forget, the urban drug markets service an urban clientele. Suburban drug dealers can be a lot more discreet. Most people priced out of Fishtown over the past decade wound up in Mayfair. Particularly if urban redevelopment pushes all the way up to Frankford (and if it's already hitting Harrowgate -- Frankford won't be that far behind), the market will need to be a place of excellent PT access while still being somewhat out of the way. Cottman and Frankford?
So, do you moonlight as a consultant in this field?

For the right price!

Terms and conditions include: "for the" means "no less than", "right" refers to "$20.00 USD hourly", and "price" means "give me a freaking salary already".

This looks great! Would hope that the material on the new construction is worthy, but loving and deeply appreciating the restoration of the mechanical shed.

Agreed. This project isn't as ambitious as Bart's project across the street, but there's something to be said for the attention to detail here. Just a perfect use of this site that creates an effective pedestrian oriented design; really well thought out and the incorporation of the historic train shed is great. This is exactly the type of project that is needed here. I don't think it looks like anything amazing, but if they use the right materials I think this will look nice and just be an absolute home run. Bart should take notes.

Looks like Ardmore is densifying like a lot of other small urban towns throughout Montco like Bala Cynwyd, Conshohocken and King of Prussia.

This is Dranoff's Ardmore mixed-use, 8-story residential and retail development.

Now, there is another proposed practically across the street.

Cricket Ave. mixed-use sketch plan OK'd by LM Building and Planning Committee

47-65 Cricket Ave. - 5 floor mixed use apartment and retail
