Guess I haven't been paying close enough attention to this one, it upset enough people at 19flrs and now it looks like it's going for 22flrs...

Given the intersection I would like to see a bit more than an FSR of 5.5. Not sure about the height, as I don't have a lot of history in the neighbourhood, but I don't see a huge problem problem. 15, 19, 25 stories all block about the same amount of views and create similar shadowing concerns.

If it's going to be the one tall tower of the area I hope the design is a little more sharp than what we saw previously though.

Ugh, this thing is terribly ugly. I'm not too concerned about the height and 5.55 FSR seems about right but I really really don't like the design.

Here's the Development Permit for this guy, note the change in address. This has got to be one of the most unattractive landmark buildings in a long time. The residents of Mount Pleasant certainly put up a good fight, unfortunately it wasn't enough.

A hodgepodge of colour, bringing to mind the Cooper's Landing eyesore.

Maybe it will look better once built.

The previous design was much cleaner.

I think the multiple colours will break up the massing so it won't look as large.
I think it will look okay. Agreed that the yellow may not though.

The Broadway frontage looks better without the columns (still a huge overhang though)
I like the lighter coloured top - it references the Lee Building without copying its banding pattern.

Ugh. Acton Ostry has had some great designs in the past but I really don't know what is going on with this one. This really is a shame. This thing is going to stick out like a sore thumb for a very long time. The density is fine, but Mount Pleasant (hell, all of Vancouver) deserved a better design.

Has the proposal been increased from 19 to 22 floors? The thread title still says 19, but the elevations show 22. It's hard to tell even from the renderings whether this will look good or not. It is a bit of a hodgepodge of colour, style, and massing, but I like some aspects of it. Anyway, I'm still happy to see something equivalent of a landmark go into this site.

I think the variation of earth tones will look good as a background for the tower.
The question is whether the punches of colour in the balcony glass will muddle things or jump out.

Compare the colouration to the banding on the Lee Building - it's a sharp reference, in my view, without being too literal / copycat.

It'd be nice if they used the same building materials as the Lee Building. I believe the OCP said a higher building for the site but with a higher level of architecture, or words to that effect. Way too much metal cladding for my liking.

For the coloured panels, perhaps terracotta panels similar to those on The Maddox would offer a good combination of colour and texture.

I think the coloured panels would be better (than metal) if they were precast.
But I guess we can be glad it's not spandrel glass (?)

They're trying to win the award for the messiest design possible.

Do the steps forming the white "V" on the façade remind anyone of that hideous Quality Inn just off the Granville Bridge, or a poor man's attempt at Toronto's scotia tower?

Looks like they lost of a lot of commercial space. I wonder if a grocery store is no longer in the cards? Issues with loading perhaps?
