Broadstreet Properties Inc. is proposing to develop a mid-rise (six-storey) building at 3080 Navan Road, containing 119 rental apartment units, as shown in Figure 5. The apartment units include a mix of one-, two- and two bedroom plus den units. The units above ground floor level have a balcony and the ground floor units are walkouts with a terrace as private amenity space, which provides ground floor activation. Two dedicated amenity areas are provided – a 500 square metre amenity area is provided on the west side of the Subject Site along the future Falsetto Street frontage and a 400 square metre amenity area is provided on the east side of the Subject Site, including a community garden and pet area.
A total of 132 parking spaces are provided for residents and visitors, underground and surface. A total of 60 bicycle parking spaces are provided.

Should the City even be accepting projects like this? The location is off the beaten path a bit. No retail, office or services nearby, not close to rapid transit or many transit options (other than a park n ride nearby), meaning residents will likely all drive, and Navan Road isn't some major arterial, it's a 1-lane road.

The City created quite the mess here by approving thousands of units (mostly sfh and townhomes) without improving the area. No sidewalks, bike infra, millions for a park and ride with little bus service, and they blame it all on the NCC for not approving their preferred Brian Coburn option. The City could do so much before Brian Coburn is ever extended. What are they doing with all the development fees?
Only 60 bike spaces for 119 units? I guess that it's location doesn't exactly seem bike friendly - but bike spaces take up so little space. Why not just include a few more bike racks indoors...
Why doesn't the city make it part of the building code?
