Bridging D.C.‘s Starkest Divide

"On the evening of Sept. 17, people in running shoes swarmed over Washington, D.C.’s Yards Park. Contestants in a relay race, they chatted with team members wearing matching T-shirts, some emblazoned with the logos of Fortune 500 companies, and sipped beer under orange tents. The runners had just finished a Ragnar Relay — a 200-mile endurance test popular with the kind of highly educated strivers who have poured into D.C. since the early 2000s. The finish-line party matched the yuppie vibe of the redeveloped Navy Yard neighborhood around it, known for its restaurant scene and pricey apartments.

Farther down the Anacostia Riverwalk, as the runners thinned out, another crowd gathered. Families bent over long tables as a violinist played. They glued tissue-paper shapes and photos of figures from black history into colorful strips to make decorated lanterns. Volunteers handed out LED candles. When a local charter school marching band struck up and started to walk east, everyone followed, swinging their lanterns in the dusk. Their destination was Anacostia, a neighborhood just a mile away, but far removed from the urban playground that is Navy Yard.

The gulf between these two parts of the District, separated only by the Anacostia River, has become emblematic of the extremes of poverty and wealth in a polarized city. On the west side, in Navy Yard and nearby Capitol Hill, the median household income (as of 2014) was $91,000; on the east side, in Anacostia and Congress Heights, it was $32,000. Manifesting a pattern seen in cities around the country, the poorer neighborhoods east of the Anacostia are 94 percent black, while their wealthier counterparts to the west are whiter..."

Museum of the Bible

The 430,000-square-foot Museum of the Bible is currently under construction in Washington, D.C. Just two blocks from the National Mall and three blocks from nations capital. Here is the construction camera of the site.

"There are few things more recognizable in the Logan Circle neighborhood than the massive barrel-like entry to the former Barrel House Liquor location on 14th Street NW.

In October, the iconic store moved next door, as the result of rising rents. However, the barrel entry remains at the old retail space and will remain in place when the building is redeveloped.

UrbanTurf has learned that a seven-story residential development is being proposed for 1341 14th Street NW, the previous location for the liquor store. The proposal will be presented to the community later this week..."

SW Site on Shortlist for New DoL Headquaters (SWTLQTC)

This is excellent news. Not only would there be more development along the South Capitol Street corridor, but if the Dept. of Labor relocates its headquarters here, it would replace the 7-11. Win-win.

"According to the Washington Business Journal, a site at the intersection of South Capitol and M streets is one of the three under consideration by the GSA to relocate the Department of Labor headquarters. The current headquarters building is located at 200 Constitution Avenue NW. GSA is looking for a site that can accommodate between 850,000 and 1.4 million SF of space for the new DoL headquarters. In addition to South Capitol & M streets, the other two sites are located in NoMa and Poplar Point. While the GSA lists the SW site as “Capitol Riverfront,” it is technically within the SW BID. The site is currently occupied by a parking lot and a 7-Eleven and is owned by Vornado. Previously, the parking lot was an office building before it was demolished several years ago. The parking lot is currently being used by The View at Waterfront for parking since construction of two new residential buildings are currently underway on their parking lots..."

"Edens, the most active developer at Union Market, has plans for another residential building in the area.

Back in 2015, the developer received the go-ahead for the first stage of a planned-unit development (PUD) for a mixed-use project consisting of two buildings totaling 41,000 square feet of retail and 545-680 residential units. Now, Edens has partnered with Canada-based Great Gulf and filed a second-stage PUD for the second building in that project.,,"

Here are a couple of photos I took of the 1221 Van Street development a few weeks ago. This is located directly across the street from Nationals Park and is located on South Capitol Street, SE.

West End library and condos

I took this photo on Saturday of the new West End (Foggy Bottom) library and condos under construction. The Washingtonian has info about this development.

"Ten months after a general outline of the Burnham Place project at Union Station was presented to the ANC 6C Planning, Zoning, and Economic Development Committee, Akridge vice president David Tuchmann returned to inform committee members and the public…that there was nothing to inform them yet.

As UrbanTurf has previously reported, the completed development will include three million square feet of mixed-use buildings, plazas, and parks. Progress on plans for Burnham Place, which involves development of the air rights roughly bound by the Metro tracks, Station Place, and the historic Railway Express Building at 900 2nd Street NE, is contingent upon the plans for Union Station’s expansion, which entails the reconstruction of all Amtrak’s railroad tracks and platforms to the north of the current site..."

As the Capitol Riverfront/Navy Yard and the SW Waterfront continue to develop and be built out, east of the Anacostia is a can't-miss investment, due to having several metro stations, proximity to downtown DC, and cheaper land prices.

"Redbrick Partners has filed plans for a massive, five-building mixed-use project for a section of Poplar Point in Ward 8.

The plans for the site, located on each side of Howard Road SE and in between Interstate 295 and South Capitol Street SE, will include five buildings totaling 680 to 700 residential units, 1.6 million square feet of office space, and 45,300 square feet of of retail. There will be two levels of underground parking underneath all the buildings, with a total of 930 parking spaces. There will also be 541 long-term bicycle parking spaces and 90 short term spaces..."

D.C. population reaches four-decade high

It is good to see DC's population continue to grow and to see once blighted neighborhoods become vibrant, desirable places but it is a national embarrassment that the more than 680,000 residents of our nation's capital have absolutely zero representation in Congress. DC has more residents than several states, we pay federal taxes, fight in wars for the United States, serve on federal juries but we are entirely disenfranchised.

The figures, released by the U.S. Census Bureau, showed the city gained more than 10,000 residents since last year — an average of about 900 new residents per month — and about 79,000 residents since 2010, or an increase of more than 13 percent..."
