Massive Update! With several new projects to follow!
I think it's likely The Fresh Market (most likely), with the name, font, green color, and building size as clues to who it is (and maybe they are in lease negotiations right now), or it's Whole Foods Market, which wanted to lease there a few years ago? It's an upscale downtown development and I'm guessing they don't want a Wal-Mart in it, for image reasons? It's sad that Winston-Salem based Lowes Foods, a team sponsor, doesn't enter the discussion. A movie theatre could be in a second or third phase of the project, since it is being called an "Entertainment District?"

Brookstown District @ BB&T Ballpark: New to this Thread!
Ballpark Village is now Brookstown District @ BB&T Ballpark. The two phase project will cost $186 million and have more than one million square feet. It could also include a third phase in the future? We can expect to see 300,000 square feet of retail, including a grocery store; 300,000 square feet of office space; 250 hotel rooms; and 580 luxury residential flats. Construction on the first phase will start at the end of the 2015 baseball season (August 30, 2015?) and cost $96 million. It will take 18 months to complete. The second phase will cost $90 million and is proposed between First Street and Brookstown Avenue, just north of the ballpark. A future third phase could extend the development into the West Salem neighborhood, where the Royal Inn is located, and could bring the total investment to over a quarter billion dollars! Gayle Anderson said Atlanta-based Brand Properties has been looking at this market for several years. "They really understand the market and this community.” R. Brand Morgan, chief executive of Brand Properties, said "Creating an entertainment district surrounding this vast stadium is something you don’t get an opportunity to do every day, so when it came to us we jumped on it.”

Green Street Office Building: New to this Thread!
This building is labeled as an office building and appears to have taller floors than the other buildings, but it looks more like a hotel to me? I will label it as an office building, as it's shown, until I see information telling me otherwise. This is part of the Brookstown District ballpark development... however I will discuss it as its own project, separate from the main development's updates, on this thread.

322 North Green Street: New to this Thread!
We finally have a rendering for what is believed to be Lennar Multifamily Communities proposal at Fourth & Green! The project will have around 300 apartments and around 20,000 square feet of retail. That is about the size of most urban grocery stores.

Downtown Grocery Store:
As you may remember, the balllpark was one of the four developments proposing a downtown grocery store. It was originally Whole Foods Market, which wanted a store with a large parking deck near the ballpark, until the recession ended those plans. Today we see the final renderings for the new ballpark development and they have "The Green Market" with a big parking deck and with the words "grocery store" in the plan. To me, it sounds like "The Fresh Market" and maybe they are waiting to finalize a lease? The Fresh Market uses a similar green and a similar font for their signage. No word at this time if Whole Foods Market or The Fresh Market have decided to lease in this new development. I've never seen a name on one of these proposals that so closely matched the name of an actual grocery store, which is usually a clue as to who it is. It's worth following though and I'm guessing Whole Foods Market is likely still interested.

Large spaces of 20,000 to 50,000 square feet are usually grocery store spaces. Urban grocery stores are downsizing to 20,000 to 25,000 square feet and some are downsizing to 15,000 square feet. The average Trader Joes', which has a location in Five Points, is around 10,000 to 15,000 square feet. Publix is working on a "downtown model" store that could drop to around 15,000 square feet. All Earth Fare stores are usually 20,000 to 25,000 square feet. All of The Fresh Market grocery stores are around 20,000 square feet. Whole Foods Market is usually 25,000 to 50,000 square feet, with 25,000 being the "downtown model" store.

Holly Shop Restoration: New to this Thread!
Workers removed the metal panels from the facade about two weeks ago. Look at the vintage mid-1940s Holly Clothing Store graphics in the windows! It's great to see this historic storefront being restored. I don't know if the owners will keep these windows or not, in their restoration? Holly was a fast growing clothing store in the 1940s and 50s. The 1940s logo is the one seen in these windows. By the 1950s, the logo became more elongated. If you're a fan of 1940s retail history or just want to look into downtown Winston-Salem's past, be sure to visit this storefront on Liberty Street... on your way to ARTivity on the Green of course.

Pepper Building Apartments & Retail:
Now that U.S. Development has finished Mast General Store, I expect to see more of those workers move to the Pepper Building, so they can finally finish interior demolition. This is a very slow moving project. The urban explorer photographs below are from a month ago.

Kimpton's The Cardinal Hotel & Residences:
The city is currently working on a 25-year deal with the developer so the Kimpton Hotel and Luxury Apartments can lease 350 parking spaces in the Fourth & Church Parking Deck. It should be a $105,000 deal for the city. There could be 323 units over 24 floors, including both apartments and hotel rooms? The project will also include a restaurant and bar, along with conference space and additional amenities on the upper floors.

Salem College Science and Mathematics Campus:
A contract was approved for Stantec to provide engineering and consulting services. This appears to be focused on the Bath Waterway and any remediation.

Forum member dtws at WSTB reported that surveyors were at the site last week, taking measurements. This could be the next big development to be announced.

Proposed Bicycle Infrastructure:
Winston-Salem has proposed 33 miles (53 kilometers) of "funded" bicycle infrastructure projects around the city. These projects could begin construction at the end of this year? There are also 6 "funded" greenway projects in the design phase.
Did you know: Walk & Roll is the longest running "open streets" celebration in North Carolina?
East-West Expressway Bike & Pedestrian Path:
The city is preparing to enter an agreement with the state to build this, today. Yes, the final vote could happen today! It appears as if the state will provide $10 million of the costs for what both the city and state believe will be an iconic infrastructure project that "will set a new standard of excellence in roadway construction and reconstruction which NCDOT, the Federal Highway Administration (FHWA) as well as, other state and federal agencies will cite as an excellent example of a true public/private partnership." WOW! This is happening! It will be so awesome to see bicycle flyover ramps on the East-West Expressway in downtown!

Winston-Salem is serious about walking to work and bicycle commuting, with tunnels, bridges, and bicycle flyover ramps, connecting neighborhoods to downtown and the university medical center, along with other walking and biking paths.

There will be a bike ride to today's meeting in City Hall. The City Hall meeting is at 6 p.m.,. The bike ride to the meeting is at 5:15 at Washington Perk. Wear green if you attend! Contact your council person right now and tell them you support the bike trail along the expressway!
Creative Corridors:
Value Engineering. Everyone seems to dislike it. And here it is. The arches over the John Gold Expressway (U.S. Route 52) and the Salem Creek Connector will go through value engineering, to see if the cost can be reduced enough to be built within the current budget. The bridge enhancements on the Salem Creek Connector have received state funding, including $200,000 from the NCDOT Small Construction Funds and $500,000 from the Secretary of Transportation's contingency funds. I think this is funding to move the project forward right now, with plans for Creative Corridors to repay the state in the future?
Transit, Bike, & Pedestrian Improvements:
A recent study looked at improvements in five categories for the area around Winston-Salem State University. The category they focused most on was engineering, for it's potential to dramatically transform the campus. When the Salem Creek Connector opens, it will reduce traffic on Martin Luther King Jr. Drive, allowing for major bicycle, pedestrian, and transit improvements. Look for possible traffic calming enhancements, which could include bike lanes, wider sidewalks, and on-street parking. The connector and all projects following it, around campus, will dramatically improve WSSU! I'm very excited about this! The next phase of the project involves an engineering study to further evaluate these proposed infrastructure improvements and look for any further improvements.
