Salem College's new downtown student apartments are being constructed fast!

Convention Center Renovation:
Design plans will be reviewed in May. Construction will begin in January 2016. The facility will remain open during the three phase renovation, which will take 16 months to complete (April 2017). This project will add space to the convention center, by demolishing the sunken garden on Fifth Street and expanding the building closer to the sidewalk. This first phase will be completed by July 2016.

The Kimpton Hotel & Residences will open at a great time to move some events to their meeting space.

Reynolda House Indoor Pool Restoration: Built!
This is an amazing restoration of a Streamline Moderne indoor pool. Yes, it has bird cages and porthole windows.

Fairfield Inn & Suites Downtown:
The 110 room hotel will open April 28. It will feature Fairfield's newest design and decor. This downtown hotel will have a 12-foot (3.7 meter) tall outdoor fireplace. It also has a new sports bar called the Main Street Grille & Pub (The hotel is located on Main Street, across from the 34-storey Wells Fargo Center and across from Salem College's under construction residence hall). The restaurant features several Western North Carolina favorites.

Clinical Ink Expanding Again:
Clinical Ink has bought a Boston company and has an infusion of $20 million into the company, from Novartis AG and MPM Capital. The company has doubled in size since September. They are already looking for more space in downtown's IQ District. Employees from the Boston-based company they are buying and Novartis employees are moving to Winston-Salem and should double the company's size in downtown Winston-Salem again.

Lillybee Office:
I know it was completed a few weeks ago, but we really didn't have any good photographs of the completed adaptive reuse project. This building was renovated into a beautiful office building for the fast growing clothing design company!

Whitaker Park Adaptive Reuse:
The city and county have approved incentives to upgrade existing lab space in this project. A requirement was also passed for the space to be fully upgraded and open in 12 months or less. A biotech company is ready to prelease space in this project.

760 West Fourth:
City Council is still talking about the offer to buy the parking deck for this 14-storey building.

403@Vine Office Building:
Both 403@Vine and the downtown medical school are in this photograph. You'll notice the scaffolding and protective net is up at 403@Vine office building. This was installed to protect Piedmont Leaf Lofts condo building from the interior demolition and hydro-blasting.

MASSIVE UPDATE this week!

Projects & Construction:

BioMed Realty - One Research Tower: New to this Thread!
You may remember talk, a few months ago, about a "headquarters" tower, near the Bath Waterway, in downtown's IQ District? This tower has doubled in size and is now around 25-storeys / 380 feet tall (115.9 meters) and all plans showing it are top secret. This tower is the next phase of development for BioMed Realty / Wexford Equities. This massing study was done to see how the final height of the tower would look with the other buildings downtown. In the massing studies (see full massing study at WSTB), it's very close in height to the 410 foot tall (125 meter) Winston Tower! Maybe around (guessing) two or three floors shorter than Winston Tower? This will be a major headquarters project! It should be interesting to see who is leasing this building!

Old Vineyard Expansion: New to this Thread!
Old Vineyard has applied with the state for a 60 bed expansion. The expansion would create 80 jobs. The state could approve the project by this summer and Old Vineyard could finalize the design and hire a GC to start construction in First Quarter 2016.

Centennial Trading Co., Manufacturing Center: Built!
Winston-Salem clothing designers Erik Stephens and Johnny Smrdle have opened their new manufacturing center in downtown Winston-Salem. Erik Stephens said “We eventually will do everything here as far as being able to think it, do it, make it, market it, package it, and ship it.” Did you know: Centennial Trading Company is one of only two companies that construct hand-crafted trucker hats in the United States? Stephens also said “As far as the pants go, a lot of our manufacturers can’t produce a busted seam (which is what exposes the selvage edge)." Centennial Trading Company plans to add this capability at their new manufacturing center. “This way we can take our time to do every little detail we want.” Centennial also plans to assist other brands, both locally and nationally, with product development and manufacturing. This is why we've seen other clothing designers move to Winston-Salem and manufacture their clothes at Centennial. Stephens said “As a company we are pretty proud of Winston and want to help out wherever we can." Centennial Manufacturing Center's grand opening was Saturday. The new manufacturing center and retail store is located on North Broad Street, beside The Towns townhouses.

Salem College Science & Mathematics Campus:
Salem College's new Science and Mathematics Campus in downtown Winston-Salem's Innovation Quarter (IQ District) received a $1 million donation from an anonymous donor for the construction of the new Biology & Environmental Sciences facility. "Salem is making the study of the sciences and mathematics a priority and will construct a state-of-the-art facility that will be suitable for educating the next generation of scientific researchers and health care professionals." This donation moves the $40 million project a step closer to reality. Salem College President Lorraine Sterritt said “The world needs broadly educated women asking the right questions and seeking innovative solutions to problems. The same strengths from the past will carry Salem forward into the future."

Please donate to Salem College’s "Women of Purpose" campaign. Any donation of any size can make a huge positive impact. This is a way you can take part in the development of the Innovation Quarter and constructing a building we will follow on this thread. I view Winston-Salem's colleges and universities as massive economic engines we need to support. You don't have to be a graduate of Salem to donate. Two-Storey Publix With Parking Deck:
Since this is the only two-storey Publix Grocery Store in North Carolina, it could be worth posting updates on this? The Masonic Temple was demolished and workers are currently grading the site. The building will be connected to all surrounding properties, for easy access. The grocery store will also heavily landscape the property, with 16 Overcup Oak trees, 8 Red Maples and 12 Crape Myrtles. Tree-hugger activists are angry over the loss of a few old growth trees on the site. It is sad to lose older trees, but the city will require Publix to plant significantly more trees, so maybe it won't be too sad of a loss?

If you're not familiar with Winston-Salem, this is Five Points. It's Winston-Salem's Midtown. Many decades ago, this area was large homes and 1930s Streamline Moderne industrial buildings. Earl Slick, who founded Slick Airways, the first and largest air freight service in the United States, moved to Winston-Salem. After moving here he bought property in this part of Winston-Salem in 1953. Using money from his airline business, he entered the development business in his new hometown, leading to the Five Points you see today.

West End Mill Works:
Another tenant in the massive West End Mill Works adaptive reuse project is ready to open! Clothing model Scot Sanborn will hold a grand opening for his Sutler's Spirt Co., on April 25. The event will include tours, tastings, live bands, and barbecue. Sutler's products will be available in North Carolina ABC stores next month.

ARTivity on the Green:
This project is on schedule, to open May 2. The Tower Cloud water feature's steel pillars/masts are 30 - 50 feet (9.1 - 15.2 meters) in height. Every 15 minutes, for 90 seconds, water vapor will spray out of 420 jets at the top of the pillars/masts, creating clouds. After dark, colored lights will be projected onto the clouds. On sunny days, the Tower Cloud will create rainbows. Sodded berms throughout the park are designed to invite sitting and reclining on blankets. At the north end of the park, tall grasses are planned to create some dimension. The red lines, leading visitors into the park, will be 8 inches (20.3 centimeters) wide.

Commute Challenge:
Winston-Salem held its 9th annual commute challenge, to encourage more people to take transit, walk, or bike to work. If you live in the downtown area, you should consider walking/biking/transit as a way to work. Lorelei Elkins of Air Awareness said "It's about reducing traffic congestion, saving families money, and getting people to the jobs, so that our economy and region can thrive."

Downtown Winston-Salem Leads Triad in Growth:
Forsyth County, the county Winston-Salem is located in, is the fastest growing county in the Triad area and one of the fastest growing counties in the state. The number of people moving to Forsyth County doubled in 2014. The suburban/exurban Davie, Yadkin, Stokes, and Surry counties all lost population. Davidson County grew by only 218 people. Within Forsyth County, the popular suburb of Kernersville saw a sharp decrease in residential permits in 2014, while downtown Winston-Salem has seen a large increase in residential permits and downtown Winston-Salem is the leading apartment market in the Triad. Paul Norby, the city-county planning director, said he thinks that the higher growth in Forsyth County could mean the county is taking part of a trend toward more urban living, exemplified by the growing number of downtown Winston-Salem residents. It's great to see most of the Winston-Salem metro area's growth happen in downtown Winston-Salem! We have seen this on this thread.

You can walk in the park right now! The park's stage officially opens next Friday, completing Phase I of Bailey Park @ East End! Be sure to buy your wristbands to attend Phuzz Phest Music Festival, which will be the first performance in the park. Phuzz Phest uses multiple venues for the many performances in the festival.

Truliant Federal Credit Union Expanding:
If you're moving to Winston-Salem and looking for a job here, try Truliant. They are hiring right now at their Winston-Salem headquarters, with plans to possibly add more jobs at their Winston-Salem headquarters again in the Fall. It's everything from accounting to HR.

Pepper Building Apartments & Retail:

Avid Solutions Headquarters: New to this Thread!
This new headquarters broke ground last week. The general contractor is Landmark Builders, the architect is West & Stem. The building will feature a roof-mounted solar array, daylighting, LED lighting, and electric vehicle charging stations. PC Romano said "Avid has enjoyed substantial growth and success during the last 10 years, and we are building a corporate environment that will best service our customers and draw the top engineering talent." The engineering company will add 60 new workers in Winston-Salem with this expansion and expects to have 400 employees in the near future. The new jobs are in engineering, finance, and IT. They also have room at the site to double the size of this new headquarters building in the near future and double their employment again. Romano said Avid Solutions grows 20% annually with no signs of slowing down! Much of their growth is from international clients in pharmaceuticals and power generation.

With West & Stem's help, maybe we can follow this project on SSP?

7 Acre Mixed-Use Redevelopment Project:
The Journal will move out of this building in December 2015, so a developer can convert it into apartments or a hotel. The developer is "rumored" to be Trammell Crow, but we haven't confirmed this? This is believed to be part of a 7-8 acre project, with retail, residential, office space, and a hotel.

Whitaker Park study.

The former RJR Whitaker Park plant study released by Walter Robbs. Looks like a second research par for the city. I hope this and the Innovation Quarter can one day compliment each other and not compete. Keranetics wants to expand here.

You can't talk about projects like Oxford Station in this thread. You have to use the Southeast Sub-Forum. This was posted in the Houston and I think Dallas threads, which I follow. I do want to say I'm impressed with the renovations to the old Ernie Shore Field. I haven't really followed that project, but I do think we should add it to our list. I also need to add "Plaza Building and Galleria Renovation" to our list. I've already made a few posts on it, but made them under the Kimpton project. They are considered two separate projects.

Something BIG happened last week, right?

Bailey Park @ East End - Phase I: Built!
The park's first phase is now completed. About 400 people attended the grand opening. The first phase was built by WFIQ and BioMed Realty and will be managed by DTZ. The first phase is only 0.6 acres and includes a food truck courtyard, restrooms, and a 30 by 40 foot (9.1 by 12.2 meter) stage. This project will remain on our list as a proposed project, since it will have a future second phase, where the large grass lawn is. That second phase will be 1 acre in size and could start in 2016? For those who want to know, the art tower will be completed, with artwork, on April 25.

Bailey Park @ East End's first big event will be Phuzz Phest indie music festival! At least two publications this year have said Phuzz Phest is the state's top music festival? Be sure to buy your tickets, so you can see the first concert on this stage. Snoop Dogg will also be in downtown Winston-Salem during Phuzz Phest weekend, if need another reason to visit Winston-Salem this weekend. RiverRun International Film Festival and the Home Furnishings Convention are also held this weekend, so expect crowds, if you visit. Keep in mind that Phuzz Phest is held at several venues and this is just one of them.

Regular events scheduled for the park include Class on the Grass (fitness classes), Salsa with Winston-Salem Salsa (dance classes), Food Trucks (regular trucks include Camel City Grill, Bandito Burrito and Urban Street Grill, along with several others), Innovation & Cinema (movies in the park with the neighborhood's theme), and I think I heard something about Movies at Midnight? The park will have other fitness classes, live music, and art events.

Will we have a big photography post on Bailey Park @ East End Phase I to celebrate its grand opening? Of course we will! The grand opening featured product giveaways, food trucks, music from the Carver High School marching band and The WINmars, the Inmar tech company's employee band. Inmar's headquarters is on a block bordering the park.

Plant 64... Office Space?
All of the retail spaces in Plant 64 are 100% leased and will be converted to high demand office space. Capstone (General Contractor) will convert the space to offices for Sunshine Energy Drinks and The Variable Marketing Agency (ad agency). Winston-Salem is a regional hub of advertising agencies, which attracts a large number of creative people to this city. The Variable has nearly tripled in size over the past 18 months and expects to double in size soon. They are doubling their space and, since the building has 20 foot (6.1 meter) ceilings, they may build a second floor in the space to double their space again in the near future? If you're moving to Winston-Salem and looking for a job in marketing/ad design, The Variable is hiring! Some of their employees already live in Plant 64's apartments and are right at their job. Walk to work commute - Very awesome!

50 West Fourth Apartments & Retail:
If you're thinking of opening a restaurant space downtown, the new restaurant space in this building is now available for lease.

Winston-Salem - Top 10 Community for Well-Being:
Winston-Salem is in the top 10 on the Healthways-Gallup Well-Being Index. The survey included questions focusing on five elements of well-being: purpose, social, financial, community and physical, to create an overview of each community. Residents of communities that ranked well were more likely to learn new and interesting things, exercise more regularly and are more likely to be proud of their community. As you can see, Winston-Salem is a very attractive city to move to or invest in.

Hong Kong Aircraft Engineering Co. Interiors Division:
HAECO's "Vector-Y" seat was officially launched in Hamburg, Germany at the Aircraft Interiors Expo. This new seat is expected to bring strong growth to HAECO's campus, near Winston-Salem's Union Cross Business Park. HAECO has plans to transform their current operations into a mixed-use campus and create hundreds more jobs.

Salem Creek Connector:
Winston-Salem has rough terrain and a lot of water. It should be interesting to see how the universities and Wexford develop this. They used dirt from the ridge to fill the valley and elevate the roadway. You can see in the middle of the photograph, where they are bridging the connector over the waterway. From the bridge, it will travel up the ridge and down to the expressway at the university campus. It's taking a long time to do all of this work.

Cycle Your City: (IQ District, near Krankies and Bailey Park)
If you live downtown, work downtown, or are moving downtown and commute by bicycle, I thought you may want to know about the new bicycle repair and accessory shop in downtown's IQ District. It's called Cycle Your City (CYC). Greg Waddell, the store owner, was a professional cyclist in the 1990s. Since opening the business, he has been extremely busy. He selected downtown's IQ District because this city has a growing bicycling culture and future Rails to Trails projects nearby, which he thinks will have a big impact on this city. He also loves being near Bailey Park. Winston-Salem has a growing number of people who ride their bikes to work and this business is a great place to drop them off for repair while they are working.

A hand-blown glass chandelier from Robert Kuster was installed in the glass-block stairwell. Kuster honed his glassblowing skills in some of the world’s most prestigious venues, including the acclaimed Penland School and in Murano, Italy. The varicolored horns, pods, and gourds in his work are attached individually and compose works that hang in homes, corporate, and public settings worldwide. They have been said to generate “almost musical interplay between light and color.”

1773 Single Brothers Brewery & Distillery:
If you would like to taste the beer made at Winston-Salem's Single Brothers Brewery and Distillery in the 1700s, be sure to visit Small Batch Beer Co., today and order "Lot 93" beer! The Single Brothers Brewery & Distillery operated from 1773 to 1813 at Fifth and Cherry streets (Lot 93), where the 18-storey Marriott Hotel is located today. Old Salem Museums & Gardens will also host Bier Trinken Talk & Tasting on April 18, at 2 p.m., with a discussion on the Single Brothers Brewery and a sampling of the beer. I wish someone would bring this brewery back (rebuild it in downtown), with their original beers. I've heard talk of rebuilding one of Winston-Salem's original breweries for many years, but no one has attempted it. At least we can taste one of the beers. This really is an awesome city with a great history!

Herbalife is seeking incentives to double their Winston-Salem workforce. The two year, multi-million dollar project will seek $3 million from the State of North Carolina, along with additional incentives from the city and county. About 100 office workers will relocate from Herbalife's Los Angeles headquarters to Winston-Salem. Herbalife only recently completed their $130 million building (adaptive reuse) and it appears as if they are on their way to becoming one of the city's largest employers? If you're looking for jobs in administration and IT in Winston-Salem, Herbalife is hiring! East-West Expressway Bike & Pedestrian Path: New to this Thread!
We finally have details on this project, which includes bridges over the expressway, a tunnel, pocket parks, and would cost $15 million. It would allow cyclists to ride their bikes from the university medical center (in the Ardmore Historic District) to West End to the ballpark to the Ballpark Pedestrian Bridge to Brookstown to the downtown Financial District and Old Salem, where it would connect with the existing bike and walking paths in the city. Councilman Dan Besse is a big supporter of this project.

Meeting Planners' Suggestions:
The amount of money from conventions and events held in Winston-Salem has increased by 10% over last year. To build on that success, the TDA looked for ideas from 29 meeting planners. They suggested downtown Winston-Salem should add more hotels, improve the entrance to the convention center and add local artwork around that entrance. What is their opinion of Winston-Salem? TDA's Richard Geiger said The overall consensus was that the planners view Winston-Salem as an urban setting with an intimate atmosphere. "Some meeting planners considered downtown Winston-Salem as an urban Asheville because of its arts influence."

National Olympic Cycling Center:
Looking into the windows, it appears as if interior demolition is complete? We still haven't officially heard who the 22,000 square foot grocery store, on the lower two floors, will be? A ground breaking event for this project will be held at the end of next month. Next year, Team USA Cycling will be training for the Olympics in downtown Winston-Salem... in this building! The best cyclists in the United States will live in this building and train in this building, along with their coaches! Awesome!

Alternative Transportation Options:

Winston-Salem Light Rail and Bike Path:
Yes, construction is starting on this project! The bid was awarded for the first segment last week. It will have bike and walking trails, along with a Light Rail Transit Line (LRT) connecting downtown to the airport. You can use the new bike and walking trail when this segment is completed next year. There are more segments proposed, to extend the bike and walking trails several miles/kilometers north. A new segment will begin construction when this segment is completed and open to walkers and cyclists. The Light Rail Line will open when the entire project is completed. Yes, the bicycle path is elevated above the streets, so cyclists are fully separated from traffic for their commute to work or for exercise. Cyclists don't have to stop at any intersections! It's like an interstate for bicycles! It should make it easier to bike to work and encourage more people to try it! It will also have water fountains, emergency stations, lighting, street markers in the bridges (so you know where you are), and more! Since this project is elevated above the streets, I don't know if we will see many updates on this? It is being built between residential, university/college classrooms, and office buildings, so maybe someone will look down from their condo, classroom, apartment, or office and take a few photographs we can share?

I love the Mast Sign. I wish other downtown business would consider this sign type. Must every proposed downtown sign like Mast's go before city council?

And what's happening on Liberty Street is remarkable. I'm ready to hear the plans for the former Woolworth's space.

Construction is starting on one segment of the project, which includes the bike and walking paths. The two projects are connected through downtown and must be completed together along that segment. The rail line you see in the project is owned by the regional transit authority. Light Rail Service won't start until every segment of the rail project is completed and the passenger trains are purchased by the regional transit authority.

Biotech and life sciences are thriving in this area, thanks to a combination of proximity to a nationally-recognized medical school (Wake Forest University) and the regional office for the North Carolina Biotechnology Center."

Mast General Store:
The ribbon cutting is Wednesday, May 6, at 9:15 a.m.,. Yes, tomorrow! Each store is different and will carry a few extra items you won't find on the website's catalog or in other Mast stores. I'm guessing this encourages Mast fans to visit each store? An interesting fact: Mast General Store carries 500 different candies? This store has 50,000 items including toys, mountain climbing/camping/hiking gear (outdoor/mountain sports outfitter downstairs), home decor, food, clothing, shoes, jewelry, and much more. The ownership of Mast General Store said they want to be a part of the retail explosion happening downtown. It does appear as if downtown Winston-Salem has reached the right number of apartments, condos, and dorms to attract retail. In about three weeks, we will cover the construction of a 22,000 square foot organic / health food grocery store a block away from Mast General Store.

Did you know: The lower floor of the store was originally used as parking when the building opened as a hardware store in 1928! The hardware store was 70,000 square feet when it opened and was the southeast's largest hardware store. Mast General Store will only use 15,000 square feet of that space on the lower two floors of the five storey building. The remaining space is used for micro apartments. This "T-shaped" building, with entrances on three different streets, is significantly larger than it looks!

Foothills Brewery Tasting Room: Built!
The tasting room officially opened on Wednesday. This is located at their brewing facility, so you can see how the beer is made on a tour. They have 30 beers on tap, including experimental brews they working on. It's important to remember: This facility isn't open as late as their downtown location. Be sure to check the hours of operation before visiting the tasting room. The project is an adaptive reuse of a former manila envelope factory into a regional brewery. The tasting room features roll-up doors, which open to a large patio for good weather days. Foothills plans to make this a destination, with bands, food, and other entertainment. An expansion of the brewery is already planned, which will add several 400-barrel fermenters for expansion into more states.

I noticed an increase in the number of page views. I'm guessing this is due to the New York Times article? That article also appeared in other newspapers on Sunday and Bruce Katz of the Brookings Institution tweeted on it twice, along with BioMed Realty and others. Winston-Salem was in several newspapers and two magazines in the past week. If you have any questions about this city, register and ask!

New York Times Article:
The New York Times described downtown Winston-Salem's IQ District as North Carolina's 21st Century Innovation District, with a focus on proximity and collaboration. According to the New York Times, the IQ District has 2.5 million square feet of space. Most of that was built in the past three or four years. This article includes several construction projects we are talking about in this thread, such as Bailey Power Plant, Wake Forest School of Medicine, Kimpton's The Cardinal Hotel & Residences, and 455@Vine Office Building. In the article, Eric Tomlinson said “What we’re doing is economic development plus social engineering. We try to capture the basic activities of life. Work. Live. Learn. Play.” The Times article has photographs, but they are all old photographs from two or three months ago, with snow in them.

Winston-Salem in Private Air:
This is a magazine for luxury homes, art, and travel. Forum member hope shared this link at WSTB. This magazine also features Reynolda House Museum of American Art, which has the best collection of American Art in the Southeast. It has a nice description of Graylyn Luxury Hotel & International Conference Center, where world leaders and celebrities have stayed. You may remember when we had a post on the hotel's renovation. The magazine includes Kimpton's The Cardinal Hotel & Residences, which is still under construction.

Transportation Infrastructure:

East-West Expressway Closure and Reconstruction:
This $80 million project has now entered the design phase. Construction could begin in 2016 and take four years to complete. This project will remove several ramps and interchanges from downtown, allowing for a more pedestrian and bicycle friendly design on several streets. The city is already preparing to reduce lanes, reduce lane widths, and add bicycle lanes and wider sidewalks to the city streets the state will remove the expressway ramps from. The project will also add art and replace bridges, built in 1955, with new designer bridges, creating a dramatic gateway into downtown. This is a nationally recognized project and is also considered an arts development! Its completion is expected to make national headlines for the city as an example for others to follow. The bike and pedestrian project below is also connected to this project, as are the street changes in the core of downtown.

What you need to know: The first nine months will be design and utility work. Nothing will close during those nine months. Peters Creek Parkway's ramps and bridge will be completed in Late 2017 or early 2018. Peters Creek Parkway will become the detour, as the state closes the expressway through downtown for two years. The Peters Creek Parkway Bridge will actually have a transparent noise wall. I don't think I've ever seen anything like that?

Alternative Transportation:

East-West Expressway Bike & Pedestrian Path:
The contract for the $15 million project will be awarded in July 2016.

Winston-Salem Celebrates National Bike Month:
Check with the city calendar. There are events nearly every day this month for National Bike Month, from films to community rides. Also, plan to bike to work next week for Bike to Work Week! The month will end with one of the nation's largest cycling events: The Winston-Salem Cycling Classic. The Cycling Classic will include many of the world's best cyclists, competing in multiple events. Remember: Winston-Salem is a Sport Cycling, Soccer, and Tennis city.

Matthew has been doing his research on this so I'll save a full post for his weekly update...

This is a really large project thats a bit shocking for downtown, even though similar sized projects are under construction in the Innovation Quarter.

300 sq. ft. of office? Brand must be in talks with a tenant. A grocer seems logical, as does the residential portion.

They're GUARANTEEING construction. Thats why they were chosen out of three proposals.

According to Fox8, The Royal Inn site would be a later phase for the project. We could be closer to the construction side than the proposal side since both the Royal Inn and a neighboring gas station are closed, fenced up and ready for demolition.

I made a mistake on Apr 28, 2015. Brand Properties is the developer for the Ballpark Village and not the insurance complex. I do apologize for that. I thought I had that one confirmed, with the dates, city for the developer and architect, etc.,. I really only expected to see a parking deck and maybe a hotel announced for the ballpark village. Not a mixed-use village designed by the South's leading architect for upscale mixed-use lifestyle centers.

There is a good chance we may have two of these mixed-use villages downtown by this same architect. One along Fifth Street and another here at the ballpark. This architect is also designing the MLB Atlanta Braves mixed-use village. I didn't know about the developer buying the Royal Inn and gas station for a later phase? That is likely why the Royal Inn closed recently with no comments on their reason for closing. Prim said he had interest from possible tenants in the previous office building proposal and I can remember talking about them a few years ago.

I think I have this in the weekly update, but I'll post it today too: You may remember: This was the area Whole Foods Market was interested in, before the recession ended Crosland's proposal? Whole Foods wanted a big parking deck built into their building. This building matches all of their requests from that earlier proposal. It should be interesting to see if they open a location in downtown's ballpark village. Even more interesting with another health food store proposed on Liberty Street, to break ground at the end of this month.

About the weekly update: I write it throughout the week, so it already has entries right now, including this project. I'll check over it before posting to be sure it doesn't compare cities or say anything bad about another place. I also want to be clear about what is my opinion or rumors. I want it to be clear and easy to find BUILT or NEW projects and to find the project you're looking for. When the page changes to 10, I may change to for new proposals, so look for that change soon.

Theyd fit well here as well as one or two destination restaurants new to the Triad. I pray that it isnt Wal-Mart. I still vote for a cinema.

Apparently, theres more in store for puny Green Street. I posted on WSTB an out-of-the-blue graphic for another major downtown development from the city's website. Typical Winston fashion. Most projects arent announced until right before ground breaking or weeks after!!

Massive Update! With several new projects to follow!

I think it's likely The Fresh Market (most likely), with the name, font, green color, and building size as clues to who it is (and maybe they are in lease negotiations right now), or it's Whole Foods Market, which wanted to lease there a few years ago? It's an upscale downtown development and I'm guessing they don't want a Wal-Mart in it, for image reasons? It's sad that Winston-Salem based Lowes Foods, a team sponsor, doesn't enter the discussion. A movie theatre could be in a second or third phase of the project, since it is being called an "Entertainment District?"

Projects & Construction:

Brookstown District @ BB&T Ballpark: New to this Thread!
Ballpark Village is now Brookstown District @ BB&T Ballpark. The two phase project will cost $186 million and have more than one million square feet. It could also include a third phase in the future? We can expect to see 300,000 square feet of retail, including a grocery store; 300,000 square feet of office space; 250 hotel rooms; and 580 luxury residential flats. Construction on the first phase will start at the end of the 2015 baseball season (August 30, 2015?) and cost $96 million. It will take 18 months to complete. The second phase will cost $90 million and is proposed between First Street and Brookstown Avenue, just north of the ballpark. A future third phase could extend the development into the West Salem neighborhood, where the Royal Inn is located, and could bring the total investment to over a quarter billion dollars! Gayle Anderson said Atlanta-based Brand Properties has been looking at this market for several years. "They really understand the market and this community.” R. Brand Morgan, chief executive of Brand Properties, said "Creating an entertainment district surrounding this vast stadium is something you don’t get an opportunity to do every day, so when it came to us we jumped on it.”

Green Street Office Building: New to this Thread!
This building is labeled as an office building and appears to have taller floors than the other buildings, but it looks more like a hotel to me? I will label it as an office building, as it's shown, until I see information telling me otherwise. This is part of the Brookstown District ballpark development... however I will discuss it as its own project, separate from the main development's updates, on this thread.

322 North Green Street: New to this Thread!
We finally have a rendering for what is believed to be Lennar Multifamily Communities proposal at Fourth & Green! The project will have around 300 apartments and around 20,000 square feet of retail. That is about the size of most urban grocery stores.

The average Trader Joes', which has a location in Five Points, is around 10,000 to 15,000 square feet. Publix is working on a "downtown model" store that could drop to around 15,000 square feet. All Earth Fare stores are usually 20,000 to 25,000 square feet. All of The Fresh Market grocery stores are around 20,000 square feet. Whole Foods Market is usually 25,000 to 50,000 square feet, with 25,000 being the "downtown model" store.

Holly Shop Restoration: New to this Thread!
Workers removed the metal panels from the facade about two weeks ago. Look at the vintage mid-1940s Holly Clothing Store graphics in the windows! It's great to see this historic storefront being restored. I don't know if the owners will keep these windows or not, in their restoration? Holly was a fast growing clothing store in the 1940s and 50s. The 1940s logo is the one seen in these windows. By the 1950s, the logo became more elongated. If you're a fan of 1940s retail history or just want to look into downtown Winston-Salem's past, be sure to visit this storefront on Liberty Street... on your way to ARTivity on the Green of course.

The city is currently working on a 25-year deal with the developer so the Kimpton Hotel and Luxury Apartments can lease 350 parking spaces in the Fourth & Church Parking Deck. Winston-Salem has proposed 33 miles (53 kilometers) of "funded" bicycle infrastructure projects around the city. These projects could begin construction at the end of this year? There are also 6 "funded" greenway projects in the design phase.

Did you know: Walk & Roll is the longest running "open streets" celebration in North Carolina?

East-West Expressway Bike & Pedestrian Path:
The city is preparing to enter an agreement with the state to build this, today. Yes, the final vote could happen today! It appears as if the state will provide $10 million of the costs for what both the city and state believe will be an iconic infrastructure project that "will set a new standard of excellence in roadway construction and reconstruction which NCDOT, the Federal Highway Administration (FHWA) as well as, other state and federal agencies will cite as an excellent example of a true public/private partnership." WOW! This is happening! It will be so awesome to see bicycle flyover ramps on the East-West Expressway in downtown!

Winston-Salem is serious about walking to work and bicycle commuting, with tunnels, bridges, and bicycle flyover ramps, connecting neighborhoods to downtown and the university medical center, along with other walking and biking paths.

There will be a bike ride to today's meeting in City Hall. The City Hall meeting is at 6 p.m.,. The bike ride to the meeting is at 5:15 at Washington Perk. Wear green if you attend! Contact your council person right now and tell them you support the bike trail along the expressway!

Creative Corridors:
Value Engineering. Everyone seems to dislike it. And here it is. The arches over the John Gold Expressway (U.S. Route 52) and the Salem Creek Connector will go through value engineering, to see if the cost can be reduced enough to be built within the current budget. The bridge enhancements on the Salem Creek Connector have received state funding, including $200,000 from the NCDOT Small Construction Funds and $500,000 from the Secretary of Transportation's contingency funds. I think this is funding to move the project forward right now, with plans for Creative Corridors to repay the state in the future?

Transit, Bike, & Pedestrian Improvements:
A recent study looked at improvements in five categories for the area around Winston-Salem State University. The category they focused most on was engineering, for it's potential to dramatically transform the campus. When the Salem Creek Connector opens, it will reduce traffic on Martin Luther King Jr. Drive, allowing for major bicycle, pedestrian, and transit improvements. Look for possible traffic calming enhancements, which could include bike lanes, wider sidewalks, and on-street parking. The connector and all projects following it, around campus, will dramatically improve WSSU! I'm very excited about this! The next phase of the project involves an engineering study to further evaluate these proposed infrastructure improvements and look for any further improvements.

One Research Tower:
BioMed Realty and WFIQ are in talks with the state, county, and city about a large incentives package to attract a digital health company's corporate headquarters to this proposed 20-25 storey office tower. It will be a nationally recognized headquarters from outside the region. This could be thousands of jobs? Talks on this secret project will occur over the next few months, according to Tomlinson. This could become a major corporate headquarters, moving to a new skyscraper, in downtown Winston-Salem!

I'm guessing the building could have around 450,000 square feet of office space and the company could have 2,000+ employees? That is just my guess though.

Bailey Power Plant:
County Commissioners will discuss issuing $25 million in Limited Obligation Bonds, in Summer 2018, for SciWorks. These bonds don't require voter approval. It appears as if the issues delaying work at the power plant have SciWorks looking at other sites, including the old Sheriff Department Building on Third Street?

The City of Winston-Salem will consider incentives for the power plant project next month.

According to the TBJ, a tenant will be announced soon for this 115,000 square foot, speculative tech office building. It's amazing how fast BioMed Realty leases these tech office buildings! Old Vineyard Expansion:
The N.C. Division of Health Services Regulation held a hearing on the expansion, which would move 60 beds from Morganton to this hospital in Winston-Salem. This appears to be the first step in the application review process and the entire review could take several more months. If approved, construction could be completed by January 2017.

WSPD South District Station - Former Nissen Wagon Works:
This station could open by early next year, since the city already owns it and the bonds are approved. The city’s public safety committee got a first look at floor plans for this station last week and would like to award bids in July. This is an adaptive reuse of a building built in 1834.

Providence, R.I., Looking at Winston-Salem for Ideas:
Providence may look for ideas from downtown Winston-Salem's IQ District for their I-195 Redevelopment. They will look at Wake Forest University's downtown medical school and the innovation district around it. Their plans will involve creating an innovation district around Brown's medical school.

McHugh Sisters Flats:
A photograph, from two or three weeks ago, of construction on the new Salem College residence hall in downtown. The brickwork looks amazing! It does appear as if it's an old building from the 1800s. It should look good with the Victorian rowhouses across the street and older structures around it.

Ashley Expands... Again!
Ashley will add 300 employees in the next few months. The company's chairman and founder said, the company will hire the workers "as quick as we can." There is talk of another massive expansion, soon?

Wake Forest School of Medicine:
The university's downtown medical school is moving forward. Yes, the east side is being painted! I'm still waiting on the windows.

The Peters Creek Parkway Bridge was to become a signature architectural feature in downtown, but the federal government requires sound walls and noise reduction systems, which limit what they can do creatively with this bridge. The best they can do is what you see below. This is a deconstructed Moravian Star, designed by Larry Krikland, in steel and glass. It will light-up at night. Moravian Stars are a symbol of Winston-Salem. A 1920s book, called Christmas in Winston-Salem, made the stars popular nationally as Christmas decorations. They are seen year-round in Winston-Salem though.

Green Street Pedestrian Bridge:
This pedestrian bridge, by Donald MacDonald Architects, will become the western gateway to downtown Winston-Salem. It is designed to evoke the silhouette of oak trees in the winter. It is located near BB&T Ballpark, allowing residents of the West Salem neighborhood to walk or ride a bicycle to the ballpark for games and shopping/restaurants. The parking lots on the left side of the bridge will be replaced with a grocery store, apartments, and a 250 room hotel in the Brookstown District proposal, seen in a rendering near the top of this post. The entire mixed use development will be centered on Green Street and the Green Street Pedestrian Bridge in these renderings below.

Bike & Pedestrian Land Bridge:
This is what is known as a Land Bridge. A park over the expressway, in downtown's financial district! It was designed by Walter Hood to carry bicycle and pedestrian traffic over the East-West Expressway without taking cyclists or pedestrians out of the trees and beautiful landscaping. It will be constructed directly in front of BB&T's 21-storey headquarters tower in downtown. This is expected to become the most iconic bridge in the state. The NCDOT has never attempted anything like this before and will spend the most time working on this complex bridge design. Project Manager Kristen Haaf said “What is iconic about this is the idea that this pedestrian environment is so important in a downtown area. It is a feature that doesn’t just make a symbolic link. It is a physical connection.” The "park over the expressway" could make the expressway almost seem to disappear for the walker or cyclist. The bike and walking path (Cycle Track) connects downtown Winston-Salem with Old Salem.

New Forsyth County Courthouse:
A group of Forsyth County's top court officials, including the county's top prosecutor, have formally requested a new courthouse in a letter to County Commissioners. County administrators are meeting with this group to discuss problems with the 1970s Brutalist building. The Forsyth County Bar Association also supports a new courthouse and asks for it to become an "urgent priority." The Chairman of the Commissioners talks as if they are ready to consider a new courthouse, which "could" reach around 12-storeys in height.

Brookstown District @ BBT Ballpark:
Commissioners will wait until June 22, to decide if they support incentives for this project. Final details are being worked-out for the first phase of this massive three phase project, which could bring a $240 million mixed-use development to the area around downtown's ballpark!

Camel City BBQ Factory:
This two-storey restaurant and entertainment facility will have an open kitchen on the ground floor, for serious connoisseurs, serving both Western North Carolina style barbecue and Texas Brisket. The top floor of this 1927 industrial building will have a bar and game room, with pool tables, vintage video games, foosball, and basketball. It will also have private rooms for parties and corporate events, along with retracting walls to provide for cafe-style dining during good weather. There is some talk of using the building's rooftop too?

Corporate Headquarters Moving Here From New York:
Wildcat Territory, a home furnishings company, is moving its headquarters from Long Island City, N.Y., to the 150,000 square foot historic Carolina Underwear Building. This is an adaptive reuse project and will receive a state building reuse grant. Many of the employees are moving here from New York, but they are hiring at least 20 people. Nancy Reib said New York is very expensive and the building the company was located in was about to raise the rent. She looked at locations in Chicago and the Boston area, before selecting this building.

Dex Headquarters:
Dex has completed the move of their corporate headquarters. The headquarters relocated from Virginia. The project was an adaptive reuse of a 210,000 square foot former Hanes Brands warehouse. The company plans to expand rapidly in the next five years and this space will allow for that expansion. The company is a subsidiary of the Volvo Group. Volvo has declined to say how many people are moving here from Virginia or how many new jobs will be created during their expansion.

Most Overlooked Cities:
Winston-Salem ranked 4th on the Thrillist list of Most Overlooked Cities between 100,000 and 300,000. The city made the list based largely on how beautiful and historic it is and its arts scene.

Haverty's Building Renovation:
Workers have started cutting 2 new storefronts into a blank brick wall on Sixth Street in the former Haverty's Furniture Building. The massive retail building will become three retail storefronts. Two storefronts on Sixth Street and the original Streamline Moderne storefront on Liberty Street. The new spaces are 100% leased and include Twin City Cigars, a barbershop, and Pulliams Hotdogs, which has appeared nationally in magazines and TV shows for its BBQ and hotdogs. I think it was ranked among the best hotdog restaurants a few years ago?

Bailey Park @ East End's proposed second phase is now called Bailey Park Lower, according to site plans.

2016 and 2017 Volkswagen USA Cycling Professional Road & TT National Championships:
Winston-Salem has been selected to serve as the host city for the 2016 and 2017 Volkswagen USA Cycling Professional Road & TT National Championships. The event will be held May 22-30 and is expected to attract more than 30,000 visitors. USA Cycling selected Winston-Salem on their own and asked Winston-Salem Cycling Classic leadership and the City of Winston-Salem if they would like to host this. YES! The nine-day event will combine the Pro Road & TT Championships, Masters Road National Championships and the Winston-Salem Cycling Classic, ending on Memorial Day with the Winston-Salem Cycling Classic UCI 1.1 road race. Dr. Richard Rauck said “May 2016 will showcase Winston-Salem as the leading city for cycling in the United States. Winston-Salem will host two national cycling championships in a nine day event! Back-to-back weekends of top-tier races further solidify the city’s prominence on the national stage as a premiere hub for cycling, according to USA Cycling.

According to Cycling Illustrated, the under construction National Olympic Cycling Center in downtown is discussed as helping to attract this event. It should be interesting to see the impact it has when it opens!

National Olympic Cycling Center:
Did someone say National Olympic Cycling Center? This project broke ground Friday, as an $8 million adaptive reuse of a 1913 building. Historic Tax Credits will be used on this project. According to the mayor, Winston-Salem is using these events and new cycling projects to transform Winston-Salem into the nation's epicenter of cycling. The developer of the NOCC said he also wants Winston-Salem to become "the premier cycling city in America." According to news reports and interviews with cyclists: This project should not only elevate Winston-Salem's profile in the cycling world, but it would even out – if not shift – the current balance of power nationally for a sport that has planted deep roots on the west coast. WOW! The building will be completed in April 2016 and will have 4 apartments, 10 double-occupancy rooms to house teams from across the country who will train in downtown Winston-Salem, and a rooftop deck. The building will also have cycling training equipment, lounge, a meeting room, open kitchen, a study area for young athletes still in school, a laundry facility, and places to store and maintain bikes. Support spaces on the lower building levels will include offices, exam rooms, and a metabolic testing lab. The storefront spaces will be leased to restaurants, breweries, bars, cafes, or retail establishments. Teams will pay to stay and train at the center. The U.S. Olympic Committee could officially designate the site next month or in August. Until then, it will use the "temporary" name National Cycling Center. Since the proposal and project is National Olympic Cycling Center, I will use that name for updates in this thread. The developers also want the center to be designated in the Community Olympic Development Program. There are only 11! It would become the only cycling-specific CODP institution. The program would help young athletes who are not well off to reach the highest level of training. As a major national center for cycling, the funding for this center is from across the nation.

I don't see the health food store; so I'm guessing that is no longer in their plans? I will remove it from the project's description. I like having multiple tenants in that space, instead of one big tenant. With grocery stores proposed at First and Green streets, Fourth and Green streets, and Bailey Power Plant at Fourth Street and Patterson Avenue, it's no surprise.

After a fire in February 1913 destroyed the original Brown-Rogers Hardware Store and Brown Opera House (where One West Fourth is currently located), the hardware store bought this property to build their new hardware store. The building opened in late 1913 and operated as a hardware store from 1913-1928 and later as one of the region's largest furniture stores. Liberty Street would become a destination for furniture shoppers, with several large furniture stores. In May 1989, a tornado destroyed the original cornice, which was replaced a few years ago.
