The Phoenix City Council will again consider an apartment development proposal on Seventh Street that has pitted a national real estate developer against a vocal group of opposing neighbors.
Atlanta-based Wood Partners wants to develop a luxury apartment complex called Alta Marlette on 3.9 acres. The project is on Seventh Street north of Bethany Home Road in north central Phoenix.
Wood — which has developed other properties in the Phoenix market — wants to build 245 units at Alta Marlette.
Opposing neighbors want a smaller development with 170 units.
The two sides battled before the Phoenix City Council last month and were told to see if they could work out a compromise.
They haven’t and the development’s fate goes back before Phoenix councilors Wednesday.
“We’re going to have to leave it to the council,” said Stephen Earl, a land-use and zoning attorney representing Wood. Earl said Wood originally wanted to build 293 units at the project and then came down to 255 and then 245 as it tried to appease neighbors and gain city approval.
He said developers can’t make the project work financially below 245.
Neighbors opposing the size and density of apartment development worry about traffic and pedestrian safety on Seventh Street, a busy commuter route.
“The developer has ignored the very strong directive they received from the city council to compromise and lower the density,” said Mary Crozier, president of the North Central Phoenix Homeowners Association. “We haven’t heard anything about an update.”
Opponents of the project were vocal at the last Phoenix City Council meeting last month and hope to turn out again tomorrow.
Earl said he knows some council members favor the project but others don’t.
Phoenix has seen a wave of new apartments in recent years including in its downtown and north central areas.
