I hope they utilize a tinted glass like they did on the Witton Lofts. It'd look super sharp and add some much needed colour to a very grey area.

update. The lot beside Homewood and the parking garage on Main and Bay is really ugly. I hope something gets done with it soon

Don't worry. With the momentum happening in the city centre, there will likely be news on that front soon enough.

The Main St. facing is supposed to be clad in a complementary way to the tower, if those renders hold true.

The wall facing the corner property will be ugly until something is built in front of it. I think a nice 6-8 storey mid-rise would be great there.

All this action near Main and Bay is going to make that little BMO branch look a whole lot smaller. At some point it would be nice to see that redeveloped into something befitting the downtown and not a suburban corner.

I wouldn't mind a building similar to the one going up at 123 James North. Retail on the main floor, including a restaurant or a cafe, and office space on top. It'd be a nice scale for the location as well.

Did a quick (and awful) photoshop render of what it might look like. Still not a fan of the tube, but literally anything would look nice in that lot. It's really awkward, plus the area needs some office space desperately.

I will disagree with you about the scale, however. I think that corner needs something a little taller to counterbalance Bella Towers and the Hilton.

Even something that was three stories, but has an awesome rooftop garden space would be nice. Some trees would add height and visual interest to the corner, as well as providing greenfill.

We have a lot of office space, but not a lot of good office space that will attract higher end businesses to the downtown core.

I agree with the doc. That corner needs height to match the hotel, condos and Mac building. At least 7 floors I'd say. Hamilton needs some urban canyons.

I don't recall seeing that proposal.

I'm not sure I like the design, but the scale seems appropriate.

I just like the scale too. For such a major intersection I'd want height and density. The design already looks pretty outdated.

The design definitely screams 1990's suburban business park but the scale is solid.

that looks like it wouldn't fit into the current footprint of the lot. would it not encroach on the parking garage to the west

It'd fit in perfectly. It was designed to be built to the property lines, and those haven't changed, so a building that size would still fit.

far too crowded in my opinion. also doubt it would ever get approved. the south facing windows of the hilton would be in arms length reach of it

Double that height and narrow by half, creating some distance between the Hilton building. Should be at least as tall as Bella last tower.

Any thoughts on what might go into the ground floor of the old Federal Building/ Bella Towers? It's a really big space. Given Vranich's recent opening of a Starbucks, I feel quite confident that he'll fill that space with something decent. Any preferences? Dreams? MEC ain't gonna happen. We know that already.
