Horrible horrible loss, so stupid, so lazy. Houston in 30 years wont have hardly a single historic building left at the rate of destruction were seeing now. Just in the past 2 years I can think of 10 fairly significant historic buildings downtown being plowed down. So dumb when theres a thousand vacant parking lots, makes no sense to me.

That fence has been there ever since I can remember. And it will be missed, the bottom was destroyed with some brutalistic crap and the top ornamentation was taken off. It could easily be restored, Hines has the money and they could have built this glass tower around it.

I don't think redevelopment is taken by a measure of being lazy or not. It is done by dollars and cents. It probably is not cost effective to redevelop a large building like that compared to its higher use. Which is basically economics, scarce resources being used for their highest use, which is a new building in this instance.

Texas sized bulky. I believe the term is "Everything is big in Texas"

This architectural model represents 609 Main at Texas, a downtown office tower scheduled to break ground in March.

An executive at Hines, which recently developed 811 Main, also known as BG Group Place, said the company took a similar amenity package but brought it up several notches.

“We’ve taken this building and reacted to what tenants are looking for,” project manager Philip Croker said at the company’s offices at 811 Main.

For the new building, that means a much larger gym, a 35,000-square-foot green roof with more places to sit and more trees to provide shade, and three times as much retail space than what’s in 811 Main. The lobby, too, will be designed to encourage tenants to interact or work on laptops, with more seating areas.

Croker said there’s been interest by tenants to lease the space, but this time of year is usually slow. The company is seeking rents in the mid-$30 per square foot per year range.

A crane is set to go up in about a week to start dismantling the Texas Tower, an empty building that’s being removed on the site.

Hines are 1st class developers and being it's their hometown, they'll do it right. Beautiful building, I'm sure it'll be a success.
