Interesting graphs, the number of rentals hitting the market is indeed insanely impressive, especially when compared to the boom years before the Great Recession.

Granted, the numbers may be a bit skewed since the '02-'08 cycle was mostly a condo boom, with limited apartment unit growth. In fact, a lot of apartment buildings went condo, removing a lot of units from the market. Anyone have any raw data on condo sales over this same time period?

Also, what are the metrics used for "downtown" by the graph? I skimmed the article, but I don't think they specified, other than saying it was the "greater downtown area"

It's interesting too as I've been tracking sale data for all community areas of Chicago for the last 9 months. The number of condos sold in April in Near North Side was a high for that amount of time. The month before that, March, was a high at the time. It's just continuing to increase. So far May is basically in line with the number of sales in NNS for April.

It was caused by mass conversions of apartment towers to condo. As units are destroyed absorbtion goes negative.

Zoning plan submitted for the site next to K2 in West Loop from that developer from Danville, CA. I don't think much has changed since we last heard about this. 38 floors, 450 feet, and 373 units with 145 parking spaces.
