Swire Sees Strong Office Market, Preparing For One Brickell City Centre

Miami’s office market is tightening due to a lack of new supply, Swire Properties CEO Guy Bradley said on an earnings conference call today.

Bradley said that the robust market bodes well for Brickell City Centre’s next phase, an 80-story project called One Brickell City Centre.

About half of the floor area in the new tower will be devoted to office use, according to Bradley, although the company hasn’t yet finalized exact numbers.

Swire still hasn’t decided exactly when they will break ground on One Brickell City Centre, although a presentation lists a 2018 construction date.
Bradley said that the land is ready and that it was just a matter of “pushing the button.”

Although retail in the U.S. is “challenging,” Brickell City Centre is doing relatively well. About 91 percent of space in the mall was leased as of November 2016.

Condo sales remain slow. Swire sold just 4 condo units in the project over the past month.

The company had contracts on 355 units at Reach and 187 units at Rise as of March 14, compared to 353 and 185 on February 9.

Out of all of the super tall proposals Swire may be the one to give Miami it's first 1,000 + footer .

Flagship Apple Store To Open At Brickell City Centre On March 25

The new store is set to become the flagship store for the company in the Miami area. Apple decided to open the store due to the renaissance going on in downtown Miami, according to Apple Senior Market Director Enrique Atienza (via Techcrunch).

Employees at the new store will speak nine different languages. In total, there will be 100 employees, and half of them speak Spanish.

The exterior will have “gigantic” 13-foot-tall floor-to-ceiling glass windows.

Inside, there will be a “forum” with a giant video wall where classes will be held, “avenues” with long tables and small shops to make it feel like a town square, and a “boardroom” where business customers can meet employees and learn about new products.

Miami-Dade is growing fast. Was 5,584,384 residents in 2010. Fast forward 6 years, and in 2016, its at 6,066,387.

2015: 6,001,717
2016: 6,066,387

That figure is for Palm Beach, Broward, and Miami-Dade counties.

And for the 3rd year MDC is growing slower than the other counties, which I've been saying and predicting for years. The city of Miami probs get only 5-9K of 20-22K as well.

Isn't metro Miami larger than metro Atlanta now?

Metro that is. The CSA is also in favor of Miami, and slightly growing more I believe.
