Damn Midtown! The new epicenter for Georgia. The social, political, and economic power that will be coming from the area is staggering.

Check out the car traveling southbound (on a one-way street) on the second image. Is the city still considering converting Spring and W. Peachtree to two-way?

Is something going on at the Fed, they had fences up on the north side in the park and some construction stuff inside?

Can't believe it'd be anything more than developing the park more, but figure I'd ask.

I'm not sure what they're doing but it looked to me like it had something to do with drainage? I think they were digging trenches.

Fingers crossed this isn't just torn down. Knowing our luck Fuqua will get it and put in a Wal-Mart....

Looks like another Modera apartment development coming to Reynoldstown on Memorial. No rendering yet.

Memorial Drive is quickly transforming from a bedraggled postindustrial corridor into one of the city’s strongest residential magnets.

Curbed Atlanta has received exclusive intel about a new proposal sent to the city’s zoning review board. Developers hope for approval to convert nearly four acres of commercial space into a mixed-use development.

Plans submitted with the filing indicate that Mill Creek Residential — the developer behind at least five other Modera projects across the city — hopes to construct 320 residential units and 30,000 square feet of commercial space at the intersection of Memorial Drive and Pearl Street.

I believe this is the same location that was filed recently on Accela.

I really don't see the allure with Memorial Drive. Can someone explain? It still seems extremely industrial.

This will be next to the future completed Beltline along with the new Atlanta Dairies(similar to Krog Street Market) project and the Fuqua Leggatt and Platt re-development...basically in 3-4 years, this area will be totally transformed and pretty walkable.

There's a lot of room for development along the corridor. The infrastructure is there to sustain development, while preserving nearby single family home neighborhoods. Yes, the area is industrial, but there are many people that live in the surrounding neighborhoods. There are a lot of local restaurants already in the area, too. With the proximity adjacent to downtown, within the beltline, walking distance to Edgewood's nightlife, future light rail, existing heavy rail, as well as a proposed linear green park between the dome and Oakland, the area has a lot of promise for a bright future.

So close to the next line of the Beltline, and won't damage the neighborhoods as there is tons of development space already to work with, with all the industrial buildings and lots being converted, plus it is a bit of a draw now with the cemetery, so clearly it's developing into a real node.

And if all that's not enough, how about the close proximity to Downtown, Midtown, and all the awesomeness of the many east side neighborhoods? I'm sure people probably thought the same thing about West Midtown too though.

On a side note, as Memorial continues to densify, how awesome would it be to have that corridor served by elevated heavy rail?

As the rail heads toward Downtown, it could pull into Ga State and Five Points stations, then boomerang northwest, traveling along Marietta Street. It would hit the touristy area around the College Football Hall of Fame and all of West Midtown. It could be our post industrial line. It would also greatly add transit access both East and West, with a long term goal to continue expanding toward Stone Mountain and Vinnings/Cumberland (assuming Cobb gets on board).

Just speaking as someone who lives across 20 in N. Ormewood. It's right off 1-20, with 20, and the connector you can be anywhere in Atlanta in 20-30 mins. Close to MARTA and Beltline. Close to lots of new and retail and grocery shopping (EAV, Edgewood Retail, L5P, Glenwood Park, KroBar) Lots of restaurants.

Is there a Memorial Drive streetcar planned in the future? Seems that would be a natural intersection with the beltline streetcar.

Yes, Connecting with King MARTA and going along Memorial was the prefered alternative for getting transit around Hulsey Yard.

See page 40 - 43 for details: http://beltlineorg.wpengine.netdna-c...y-Briefing.pdf

The trail itself will go through Krog tunnel. And there could be some different long-term options if Hulsey Yard is redeveloped.

I just poked around on Google maps - it will be decades before this area is envisioned as you guys envision it. The area between 85 and Moreland alone would probably take at least another 20 years to be built out. And once you get past Moreland, it gets very ratchet.
