In downtown St. George, between Main Street and 100 West, a new hotel and apartment complex is being built to offer more housing and increase pedestrian traffic.

These new buildings will be called City View Apartments and Hotel with the main building on St. George Boulevard functioning as the hotel and the two other buildings functioning as a mix of hotel rooms and apartments for rent. The entire project from start to finish is estimated to cost about $40 million.

Matt Hansen, director of multifamily at Property Enhancement Group Development, said projected pricing for available rentals is between $900 and $1,400 per month, and the target demographic is young professionals or empty-nesters looking to downsize.


“We’re not opposed to students by any means, but we understand it may not be a good fit for everybody,” Hansen said. “Sometimes we’ll see students lease an apartment in a roommate situation and that might make it a little easier for them.”

The location of City View Apartments and hotel is placed where tenants will have more to do, and there is a charm to living downtown that living in the suburbs doesn’t have, Hansen said.

Hansen also said there is a site called 605 Place currently under construction. This will be new student housing for Dixie State University. It will have studios and four-bedroom, four-bathroom apartments with 113 units and 416 beds in all, and will include “honors housing” — apartments specifically for honor students to reside.

PEG Development is building 605 Place at Tabernacle and 600 East, behind the Taco Bell on St. George Boulevard. Pricing will depend on what floor each apartment is on and will be comparable to The Vintage apartments rental rates. Rates for Vintage at Canyonlands are available on pegdev.com.

With new apartments being built so close to DSU’s campus, students are excited about the prospects.

“Students are often attracted to the new building, so I think there is some excitement there,” said Seth Gubler, director of housing and resident life. “With enrollment increasing, they’re going to need places to live and as on-campus fills up, they’re going to want places nearby.”

The addition of 605 Place and that of City View Apartments and Hotel means students will have more opportunities to rent apartments close to campus, appealing to students weary of on-campus living and those currently living off campus.

Nicholas Klock, a junior sports management major from Las Vegas, said, “They’re going to be newer; they’re going to be better than what I’m already living in right now.”

PEG Development expects to begin leasing apartments to the public at City View as early as fall 2018 and fully completing all three buildings by Spring of 2019. The leasing office for 605 Place plans to be open as early as March 2018, which is early enough for students to apply prior to fall semester.

A master plan to increase enrollment to 15,000 students at Dixie State University will come with several large-scale construction projects in the coming years.

The master plan will show building plans for what the DSU campus should look like if 15,000 students were enrolled. Construction projects in the plan include additional housing buildings, more academic buildings, expanded intramural and recreation space, and a parking garage...



Human Performance Building
A $50 million Human Performance Building is also in the works, which will include an Olympic-size pool, three basketball gyms, an indoor soccer field, fitness center, indoor running track, locker rooms and a climbing wall. The building will also hold several classrooms and a student wellness clinic.

Artist renderings show what the $50 million Human Performance Building may look like once completed. Dixie State University announced the contractor who will build the school’s new Human Performance Center on Thursday as the St. George institution prepares for returning students to begin the fall semester.

Layton Construction, based in Sandy with satellite operations in Arizona, Idaho, California, Florida, Tennessee and Hawaii, will break ground on the 155,000-square-foot educational and athletic facility in October, DSU spokeswoman Jyl Hall said.

“It’s going to be a really big building that will change the landscape of the campus,” Hall said...

...DSU trustees advanced an exercise science degree in March 2015 that served as the initial offering for its new Health and Human Performance department, but since then more programs have added to the university’s “Active Learning, Active Life” strategic plan to prepare students for careers in athletic and healthcare industries.

The building will also house a variety of athletic facilities including an Olympic-sized swimming pool open to the public during non-academic hours.

The point of convergence between an athletic lifestyle and a vigorous healthcare industry that helps people remain active is where cooperative programs operated by the university and Dixie Regional Medical Center have set their sights...

LEGEND SOLAR STADIUM

Home of Dixie State University football and soccer, Legend Solar Stadium (formerly Hansen Stadium) has played site to numerous Dixie State memories since its construction in 1985. It hosted classic junior college rivalry games over the years and was the site of the Dixie Rotary Bowl until 2008. The stadium was built to a donation at the bequest from the George T. Hansen Foundation – a charitable foundation in Salt Lake City, who gives money to school related activities. The Stadium features the Hansen Grandstand on the west side that seats 6,500 fans. The newly renamed Legend Solar Stadium, home to Dixie State’s football and men’s and women’s soccer programs, has seen the completion of the first stages of a new renovation project with installation of a new football/soccer field and a new state-of-the-art track surface.

The new field is a FieldTurf Revolution product with “CoolPlay” infill which will help to reduce the temperature on the field during the hot months. This field also has a shock absorption pad under its surface, which will help protect the student-athletes from concussions. In addition, the lower grass field has been widened to accommodate a full-size football field and it will serve as a practice location for our football and soccer teams as well as increase space for intramurals and club use as well as community use. The new track is an 8-lane Beynon surface, similar to the one at the University of Oregon, which is where the U.S. Olympic Track and Field Trials are held on. Though we still need to build out a few of the program’s field events, the new track surface includes a high jump and pole vault area built in this first phase.

Wedig is locating a brand new headquarters for his company there, which is already home to a recently completed $45 million new campus for Dixie Applied Technology College. The program is set up through a public-private sponsorship. Not the best photos, but I snapped these of the football stadium expansion. Previously, there were only stands on the west side, so the east side you see here is all new build. I think this will about double the capacity of the stadium.

The figures come as agency officials are considering major increases in entrance fees for Zion and other busy parks. Officials at Zion have implemented a new online reservation system and are considering implementing visitation caps and other ways to prevent overcrowding.

Zion jumped from fifth place in 2016, leapfrogging California's Yosemite and Colorado's Rocky Mountain National Park.

I heard that they are working on upgrading the east entrance to Zion's to help alleviate some of the congestion in Springdale. Some of the small towns on that side of the park hoping to capitalize on the tourism revenue.
