I'm happy with the density it'll provide, as well as affordability. Design wise, I'd imagine people will be too busy looking at 150 Main and McMaster's Health Campus to even notice it.

One less empty lot guys.

One less empty lot on which to one day build something inspiring!

I’m generally with you, though, a few more people downtown now is good, worth a bit of bleh architecture.

I find it really funny that the community here was criticized by the developer on Raise the Hammer and elsewhere for being negative. It was negative about the cartoonish, preliminary-looking rendering, but for good reason. As predicted here (not by me, by others), the building is less than awe-inspiring in the real world as well.

I just don't understand why he would put those tacky air condition unit cut outs under each window?!?!? I would imagine at some point in the "design process" someone would have told him that we are no longer in the 80's ... I guess not

I noticed this right away as well. I figured most new buildings had central air. The rental prices in this building better reflect the cheap build quality at least.

At least the form is good, decent height, parking inside, and built right up to the sidewalk.

This would have been a huge disaster at three storeys or if it didn't take up the whole lot.

It'll be interesting to see how it comes together. Right now, I feel like it's still at it's bare bones. Once the whole building is framed to 7 floors, and windows/exterior fixtures start to go in, we'll really get a good sense of what it'll look like.

I think the scale is excellent, and I'd love to see more new rental buildings similar in scale popping up in the city. It's crucial to have a mix of both new condo and rental units in the city.

Aren't those spaces for the venting for the HVAC? I looked at the thread for Dennis Vranich's rentals on King West (here: http://forum.skyscraperpage.com/show...=140915&page=4 (scroll down the page to the third pic which shows the building largely completed) and his building has the same shape grills/vents under each window...I don't think they look bad at all...

Just a thought...

probably electric heating also, will cost $$$$ to heat the place in the winter.

I doubt this building is being built without modern HVAC. No A/C is one thing, but it would be insane to plan a new building for electric resistance heating. It is the most expensive form of heat and only made sense in a cheap electricity market. Today, it would be unrentable if tenants paid the hydro or unprofitable if management did. Any alternative would pay for itself if installed during construction.

Too bad they either didn't reach out or could come to an agreement with the western adjacent property on a unified development. Virtually useless now for anything with decent density (to come close to north or South developments)
