^ One of the tougher jobs in the US (must please NIMBYS, BANANAS, business interests, real estate developers, local politicians and more......).

And permitting a couple hundred residential units per year. It's actually one of the easiest planning jobs around, as long as you're fluent in BS. You don't actually have to *do* or plan much.
