Developers look at Living Building for office complex in SLU: 820 Roy

Talon Private Capital and Lake Union Partners want their seven-story office project at 820 Roy St. in South Lake Union to be one of the city's greenest.

They are pursuing the city's Living Building Pilot Program for the project, according to documents filed in advance of tonight's design review meeting.

Pat Foley of Lake Union Partners said the team is still talking with the city about the program, so details about that aspect aren't available.

Plans call for 163,000 square feet of office space, 16,000 square feet of retail and 179 underground parking spaces.

Frye Museum picks B.C.-based Westbank to develop two towers on First Hill site

Officials with the Frye Art Museum would like to create a built-in audience on First Hill, so they are moving ahead with plans to develop two apartment towers on a parking lot at 707 Terry Ave., just west of the museum.

On Thursday the museum announced that it is exploring development with an entity related to Westbank Projects Corp. of Vancouver B.C. The DJC previously reported on Westbank's involvement with the project, which is set for a design review meeting later this month.

Vulcan buys Promenade 23 for $31M and plans to build 570 apartments

Vulcan Real Estate paid $30.9 million for six acres at South Jackson Street and 23rd Avenue South, and plans to build about 570 apartments on part of the site, where Promenade 23 shopping center is located.

The apartments would be on a 3.6-acre parcel on the southeast corner of 23rd and Jackson.

Awesome project. The CD wasn't that sought after in past decades. Now along with other recent/older buildings 23rd & Jackson will have decent critical mass as an urban village node. I love the CD's transformation from being dominated by houses to being more mixed, which should help it say reasonably-priced even as it gentrifies, particularly as buildings age.

SHA plans 4th Yesler Terrace building with 130 apartments at Ninth and Fir

Seattle Housing Authority is getting ready for its fourth housing project as part of redeveloping the 30-acre Yesler Terrace.

Preliminary plans call for about 130 units at 200 Ninth Ave., but the entry will be at the corner of Ninth Avenue and Fir Street, which was recently extended from Broadway.

Walking loop eyed for First Hill as part of a proposal by Swedish

Residents, workers and patients on Seattle's hospital-heavy First Hill may soon have a better path around the neighborhood.

Swedish Medical Center is proposing to create a walking loop called First Hill Mile near its campus.

The loop is part of a package of public benefits Swedish would give the city in exchange for vacating an alley and allowing it to install a skybridge in connection with two towers the hospital plans to start building late this year.

The loop sounds good. But the big story is $700,000,000 of hospital construction coming at Swedish. There's a ton of stuff coming on First Hill and this is a big part of it, though rarely talked about.

Here's a start. http://www.bizjournals.com/seattle/m...-big-pill.html. The towers don't look very big but they're 240' instead of the 160' or whatever the older towers were built to. Similar to the new Harborview building in scale.

Columbia Pacific Advisors said it will sign a long-term ground lease with the Roman Catholic Archdiocese of Seattle and St. James Cathedral to build a 24-story senior care community on First Hill.
