Yeah that's a hotel. They elaborated on that in the Bizjournal article. The highrise along Glen Iris will be a hotel. The residential buildings will be along the Beltline.

764 Memorial (condo project in Cabbagetown) has a sign up. Didn't get a pic but it says 24 condos from the low 200's delivering next year.

Aren't they getting something like $20/sq ft for the commercial, but only $3/sq ft for residential?
I'm not actually in real estate, but methinks apartments should get $12/ft or more. Hotels are likely all over the chart depending on location and condition. Someone please help us out here.

PCM is getting over $50 psf for office.

I'm not sure what they are getting for residential, but it is probably somewhere around $30 ($2.50*12). You typically see residential rates quoted monthly while office is quoted annually.

That's great! We need more forms of housing besides the luxury high rise and the 5-story midrise apartments. I would love to see more of this smaller-scale infill along the corridors of the city.

Me, too. I'm happy this is still alive. It's great density for that lot and, if the price point holds, a fantastic opportunity to own in Cabbagetown for a relatively affordable amount.

Wow never saw a rendering for that project. Looks great. All brick!? What!! Even the ground floor retail looks pretty well done for a midrise apartment. Other developers, take note. A simple project like that looks 10x better than apartments with a million different facades.

764 Memorial rendering for reference:

"...the 44-unit building (the actual number could be far less, as many buyers are combining units into super-sized floorplans) will feature amenities such as a heated lap pool and tranquil zen garden."

Curbed on Emerson. Has that been said elsewhere?

Totally agree! The brick and stone give it a look of quality.

Is this the Nextran site or the empty lot next door? Google Maps puts the pin on the sidewalk along Pearl Street.

The empty lot next door. The Nextran site is slated for an apartment project. Modera, I think.

I hope it gets built so we can see the four corners of an intersection (13th & W Peachtree) go from nothing in February '15 to 4 towers at 38, 32, 32, and 10 floors by 2019!
