5055 Joyce | 93m | 32fl | Proposed

https://rezoning.vancouver.ca/applic...cest/index.htm

Quote:
The City of Vancouver has received an application to rezone 5055 Joyce Street from C-2C District Schedule to CD-1 (Comprehensive Development) District under the Joyce-Collingwood Station Precinct Plan. The proposal consists of one 32-storey mixed-use building over six levels of underground parking and includes:

ground floor commercial retail units;
298 market strata residential units;
a floor space ratio (FSR) of 15.5;
a floor area of 23,090 sq. m (248,535 sq. ft.);
a building height of 93 m (305 ft.); and
197 underground parking spaces and 533 bicycle spaces.

Unfortunately, none of the links from the index page currently work. Instead, they all direct to a new Cambie Corridor proposal for 345 W 35th Ave.

15.5 FSR for immediately adjacent to transit development. Now that's more like it!

Exactly and the site isn't itself isn't even overly large and they managed to get a great fsr. Contrast to central broadway of fsr's of 3

If we could only get 3 dozen of these and maybe add more retail options in the neighbourhood then we will finally have something to about but in the meantime its a nice start.
