lol... fair enough... let me rephrase...

" but it has been done in a style which causes minimal offence to those who are perturbed by exposed multi-level parking garages in urban environments "..

No new news but I think these pictures of the development are new ... or at least I haven't seen them here.

Wow, that's really good! If this is approved it is miles above the initial proposal. It looks like they do plan to go ahead with the 48-storey towers with 3 levels of retail. I never expected something like this to be proposed for Ottawa. I'm still sort of skeptical about buildings malls, but this could really help Bayview's development.

Wow! I like it. Finally something to show off on the Canada forum. It'll be nice next to Bayview station and the Sens' arena district.

Nice, we've attained something that wouldn't be amiss in Toronto - in a good way.

I think this project will have many incarnations. The real estate market is not ready yet. So maybe in ten years time we"ll see some action.

Not specific to this project, but with the state of retail in general these days with restaurants and stores (chain or not) closing on a regular basis, is there any type of retail that has the staying power to ensure that ground level retail in condos is not a revolving door?

The only two that I can think of are grocery store and...pharmacies. But aside from that, what else would work on a long-term basis?

Central condos and Claridge Plaza have a Starbucks and an LCBO, all which seem to be working fine.

Bars, cafes, wine and beer stores, restaurants, basically service industries, will also continue to be successful. As for traditional object oriented retail, the new trend will be pop up shops. I've recently visited malls in Asia which each had entire sections reserved only for this. And brands will use these for their marketing more so than for merchandising and selling. I also think that large banners, like the Bay and Nordstrom, will continue to do well.

Well, those towers will certainly add something new to the landscape, and certainly some height in that area too...

This is a perfect project for the location and I think the scale is reasonable considering the significant height differential between it and Place de Ville C. How far of a walk will it be to LRT?

I hope you don't mind me asking but what are "pop up shops"?
