What's going on?

Seems like someone wants their returns earlier than expected.

Selling a unit in Elysee is now worth 10% of listed price. Seems like a good deal if you can find someone to close on.

Anyone heard any rumblings as to why the rate has been increased so aggressively?

Elysee Files Notice Of Commencement, Preps Broker Checks

Elysee has filed papers with the county stating that they are starting construction on a “first-class high rise condominium.”

The developer filed a modified Notice of Commencement on July 26. It states that the following is work is underway:

Construction of a condominium building consisting of one hundred (100) first-class high rise condominium units and a parking garage containing two hundred forty (240) parking spaces, together with other commonly used facilities, including but not limited to, a lobby, a fitness center, pools, a club lounge, storage lockers, and spa.

The NCO modifies one that had been filed by the developer in February, which had stated that only the seawall and related work were under construction.

Later this month, the developer will hold an event to celebrate commission payments to brokers.

Developer nabs construction financing for Elysee Miami

California-based Mosaic Real Estate is the lender

Two Roads Development just closed on $16.5 million in financing for Elysee Miami, a luxury condo tower planned in Miami’s Edgewater neighborhood.
Mosaic Real Estate Credit, a Calabasas, California-based alternative lender, provided the loan for phase one of construction, according to a press release. It’s part of a larger financing package for the project at 788 Northeast 23rd Street.
Two Roads, which recently completed the nearby Biscayne Beach, is developing Elysee with entities managed by New York-based investment firm DW Partners. It launched sales of the 57-story, 100-unit tower about two years ago.

Two Roads, which planned to break ground at the start of this year, will use the financing for pilings, excavation work and pouring the concrete foundation.
Construction is expected to go vertical during the first quarter of next year and be completed in 2019, according to the release.

In Edgewater, A 726-Foot Crane Will Be Installed At Elysee Site Next Month

Edgewater’s Elysee condo tower will soon be going vertical.

In a filing with the Federal Aviation Administration last week, the developer said that they intend to install a crane at the site on February 12. It is expected to remain in place for 18 months.

The top height of the crane is expected to be 726 feet above ground, or 731 feet above sea level.

Elysee itself is approved to rise 57 stories, or 644 feet above ground – the tallest height permitted in the area.

Foundation work began in October. Just under half of 100 luxury units have been sold.

Excavation Underway For Edgewater’s 649-Foot Elysee Tower

Elysee is one step closer to beginning vertical construction.

Last week, excavation began for the tower’s foundation, according to the project’s Instagram page.

Foundation work has been underway for over six months. Piling work began in October 2017, and an official groundbreaking was held in December 2017.

The uniquely telescoping, Arquitectonica-designed tower is being built to the maximum height permitted in the area – 649 feet above sea level, and 644 feet above ground. It will rise with the assistance of a crane that reaches 726 feet above ground.

It is being built as an ultra-luxury condo building with just 100 units in a 57-story tower.

Two Roads scores $138M loan for Elysee condo in Edgewater

Traditional construction lenders typically require at least 50 percent in presales. Construction of the 100-unit tower at 788 Northeast 23rd Street began last year and went vertical last month.

Taylor Collins, a managing partner with Two Roads Development, said the group was looking at five possible lenders for the construction loan before ultimately moving forward with JPMorgan.

The financing deal marks the largest condo construction loan in South Florida so far this year. Michael Stern‘s JDS Development had previously received the largest loan of the year in April when the company secured $137 million from Madison Realty Capital for Monad Terrace.

Wow, this building is a real estate developers dream come true. Traditionally, square footage decreases with height with price per foot increasing. Finally a developer can see both increase with height!

This project relieved 180k sq-ft of development rights after being sold by the Christian Science church.
