Jackson National Life Insurance Co. at Okemos Road and I-96 will be opening it's 46,000 square foot conference center and cafeteria this fall:



This will connecting the existing headquarters building to the 220,000 square foot headquarters expansion, which is to open in the fall of next year. It was already reported months ago, but they are holding off on building their 80,000 square foot printing and imagine center on campus.

The developers that restored the Knapps Department Store will be renovating too old buildings across Washtenaw from the center. It's small for them (just eight apartments and ground floor retail), but this is the little stuff that adds up.

The storefronts — 228 and 232 S. Washington Square, across Washtenaw from the new Knapp's Centre — most recently were home to a Hallmark Gold Crown gift store and Capital City Books and Magazines. These were basically two of the only vacancies on the multi-block Square.

George F. Eyde Family LLC, a company owned by leaders of Meridian Township-based Eyde Co., pitched the $1.5 million project. It would total 13,500 square feet, with nearly half of it devoted to retail. Eight upstairs apartments would be offered at market rates, developer Nick Eyde said.

Part of the retail will be taken up by a Dominos Pizza. Not exactly sexy development, but better than empty buildings, for now.

LANSING – A Dexter beer and wine tasting room will open inside Lansing's Stadium District complex downtown.

Lansing developer Pat Gillespie's Gillespie Group said in a statement the Beer Grotto will open this year inside a 4,100-square-foot storefront on the western end of the downtown Stadium District building, located on Michigan Avenue between Larch and Cedar streets.

The Beer Grotto offers 48 craft beers and 24 wines for tasting. It also offers a lounge area. Beer Grotto has one location in Dexter and plans to open another soon in Ann Arbor.

"The Stadium District is the perfect fit for us," Beer Grotto President Sam Short said in a statement. "We're excited to offer a variety of Michigan's outstanding craft beer and wine, along with an amazing selection from all over the country and the world."

Speaking of the Knapp's Centre, above, it will have its ground opening in November. Half of the apartments on the top floor are already occupied.

Lansing Township's board next month will consider a site plan and hold a public hearing about a proposed brownfield plan.

Michigan Flyer has 12 scheduled trips daily from East Lansing to Detroit Metro and back, with stops in Ann Arbor. It is considering building a temporary bus station that would make way for a permanent terminal and an office building or hotel once it finds a development partner, said Steve Hayward, executive director of Lansing Township's Eastwood Downtown Development Authority, who is overseeing the project for the township.
John Peckham, who is representing Michigan Flyer in the process, declined comment on the company's plans. Chad Cushman, an Indian Trails vice president, could not be reached for comment.

The project would involve properties on Howard and Detroit, according to a brownfield plan filed with the township. Three existing houses would be demolished as part of the plan. Also, Hayward said, environmental studies turned up foundations from previous buildings that also would need to be excavated.

The lot, once used by Bud Kouts Chevrolet for its used car operations, now is a site for temporary Michigan Flyer bus parking. Township planning commissioners unanimously approved the project, Hayward said, because it has long been vacant and could contribute more traffic and tax revenue if it was in use.

Construction began a few months ago on The Outfield. I do not have any photos, but it's really just dirt being moved around at this point.

Great news for Lansing and the Capitol Building:

Under the plan announced Tuesday by the Michigan State Capitol Commission, all visitors to the Capitol — there are some 150,000 tourists and schoolchildren who come every year — will enter through the west side of the Capitol off North Walnut Street. They'll enter a new facility that will include a cafeteria, a large committee room, new "education briefing rooms" and enhanced security measures, according to a news release from the commission, which oversees the building.

The parking lot on the statehouse's west side will be moved underground and replaced by a park, as envisioned by the 135-year-old statehouse's architect, Elijah Myers.

"This planned welcome center will provide a better and more secure way for visitors to enter the building," Carol Viventi, co-chair of the commission, said in the news release.

Officials could break ground on the project as early as this summer.

New $150 million Spartan Village would be 'gateway'

EAST LANSING – A planned housing development across from the Breslin Center would frame the area and act as a gateway to Michigan State University from the south, officials say.


Plans are moving forward for a new Spartan Village on a 10-acre site at the corner of Harrison Road and Kalamazoo Street. It would replace the decades-old Spartan Village Apartments a mile to the south, which university officials say have passed their useful life.


The project, estimated at $150 million, still needs final approval from the university's Board of Trustees. The plan is to open the new buildings in time for Fall classes in 2017. Construction costs would be paid from rent and fees, not from the university's general fund.

DTN won't redevelop original Biggby Coffee store

DTN Management Co. won't tear down and rebuild the East Lansing coffee chain's first store on Grand River Avenue as part of a bigger development project it plans just west of downtown.


Nearly two years after floating the idea, DTN says it has dropped Biggby from its plans because the project — called Gateway, at the corner of Grand River Avenue and Delta Street — would have been too big and cut off public views to neighboring Valley Court Park.


Instead, DTN will focus on a vacant lot across Delta Street from Biggby. Plans now call for a four-story building with retail on the first floor, underground parking and 39 two-bedroom apartments on upper floors, said Colin Cronin, a vice president for the Lansing Township-based rental housing developer.


Biggby's store, at 270 W. Grand River Ave., will stay intact.


"We still like the area. It's a great location," Cronin said. "It was a lot of community concern about they didn't like bridging Delta Street (and) at six stories, they thought the building was just too massive."

A new look for the Trowbridge Plaza

The Trowbridge Plaza shopping center in East Lansing has a new look these days, with red- and green-columned storefronts and sloped roofs.

Developer Kevin McGraw, president of Lansing-based River Caddis Development LLC, said the exterior renovation of the roughly 48,000-square-foot shopping center at Harrison and Trowbridge roads is finished.
Construction on the $17 million project started last year.


"We get lots of compliments," McGraw said. "Everybody we talk to says, 'The eyesore is being fixed,' and they're very pleased."


A separate, four-story apartment building should be finished by late July, McGraw said, in time for fall move-in at neighboring Michigan State University. The building will contain 57 one- and two-bedroom units.


The building initially was supposed to be five stories but was scaled back before East Lansing City Council approved it.

New apartments to be completed for next school year

The Element 903 complex is set to open Aug. 6, 2015, just in time for the start of fall semester. The complex is described as “luxury apartments” and is located directly across from the Bogue Street entrance to MSU.



Three different packages are offered to prospective residents, property director Jon Foster said. They have the rooms ranked silver for $750, gold for $800 and platinum for $850.



“The difference is the amount of furnishing and the quality of the furnishings,” Foster said. “We have upgraded furnishings for our platinums, and also those units are on the top floor, which seems to be the most desirable floor.”


Each resident of The Element 903 signs their own lease and each unit consists of two bedrooms and two bathrooms

Other projects
Other living spaces set to be available further in the future include the completely redone Garten Haus Apartments on Gunson Street, which in the past have been one-room cottages. They are set to be demolished in mid-August for a new series of three-story complexes to be completed between August and October of 2016, leasing manager Greg Bowe said.

DTN Management, which manages a number of complexes in the East Lansing area, recently scrapped plans to develop in the city’s Park District after a vote to sell city property failed.

It's been awhile since anyone's updated this thread and a lot has happened, so...

In Lansing:




Sparrow is building a new 120k sq ft, four floor cancer center with an attached parking garage just west of their Professional building on Michigan Ave. The parking garage is essentially complete and work is beginning on the cancer center itself. Sparrow Plaza webcam - Christman


Sparrow is also building 74k sq ft professional building on Grand River just west of 127.


Scott Gillespie is proposing a four floor, 39 unit building with ground floor retail for the south side of the 2000 block of Michigan Ave.


Developers recently proposed the South Edge Lofts, a four floor 50 unit apartment building attached to a two floor, 13k sq ft office building. Most interestingly the new apartment building would incorporate the facade of two historic structures into the new building.


Skyvue on Michigan is 9 floor, 359 unit, 667k sq foot student oriented apartment building on the site of the former Story Olds dealership on Michigan Ave. Demolition of the old dealership began a month or so ago and foundation work began simultaneously.

In East Lansing:


The 300 Grand project was downsized to four floors and 39 units. Construction started in October and the're finishing up on the underground parking now.


Developers are proposing a six floor, 51 unit apartment building with ground floor retail for the northeast corner of Grand River and Spartan. Construction should begin this summer.


The former Taco Bell building at the northwest corner of Grand River and Bailey will be razed for a five floor, 30 unit building. This one is also slated to begin this summer.


At MSU:

The 1855 Place project is underway and has renderings now:






A new six floor office addition for the FRIB is topped out and receiving its facade.


Breslin will be getting some significant renovations and an addition in the next couple years:





I think that covers most of the significant developments that weren't already mentioned here.

There's a couple of projects that didn't get get mentioned yet along with a couple of news items and updates on ongoing projects.

According to our well connected and respected former mayor, the Lansing area will likely see a new GM plant built next to their existing plant in Delta Township. The article doesn't speculate on specifics, but another Delta-sized plant would mean a $2-$3 billion+ investment and upwards of three thousand jobs at the assembly plant itself. New GM plant likely in Lansing region, Hollister says

According to Mayor Bernero, plans for a downtown casino are still inching forward: Casino plan 'slowly clearing the hurdles,' Bernero says

Lansing's big upcoming development, the Red Cedar Renaissance, looks to be finally coming together, trees have been felled and the developers have given a tentative August 1st start date.


Jackson National opened their 239k sq ft $60 million headquarters expansion in October: Jackson National opens $60M facility


MSUFCU is building a 186k sq ft, $46 million headquarters expansion themselves, work is well underway.


Lansing's long vacant School for the Blind has finally gotten a solid redevelopment proposal, I believe that all the necessary approvals have been passed so this one should get going anytime: New Lease. In short this $24 million project will see 60 units of senior housing go into two existing buildings and 72 units of family housing in a new four floor building.


The FRIB was recently topped out and is said to be 10 weeks ahead of schedule, but isn't scheduled for completion until 2021.

Thanks, good to know someone's interested in updates. There's a fairly active forum dedicated to Lansing area development, it's easy to find, I'd link to it but it's probably against rules/etiquette. I come here to occasionally share some of the more noteworthy Lansing-area news and check up on what's going on elsewhere.
