Yeah, but everything I have read and seen still says 7 stories.

I figured the artist was being a little overzealous. I hadn't seen that rendering so, thanks!

Does anyone know if the zoning in CC allows for a signature tower - e.g. something a little taller than the typical 7-9 stories?

It would be quite eye-pleasing to have a building or even two in there at least 16 stories tall or more to break up the monotony of the CC skyline. But I'd think with so many well-to-do NIMBYs in that area -

Huh, on that list, 245 Columbine has switched from a hotel to mixed used office/residential/retail...maybe that's the reasoning for the new rending.

That'd be nice. Even if it was just one. Even if that one was really narrow. It'd give the place some character.

Hi guys, new member here, live in Cherry Creek. A couple opening thoughts on my part of town:

1. I recall a while back there was speculation about what might happen with Rite Aid and, potentially, even Safeway in Cherry Creek once the new Rite Aid in Glendale opens. Any thoughts on that?

2. I would think the big parking lot to the southeast of Macy's might be considered prime development material. Its big enough for a nice sized apartment building and isn't all that heavily used as a parking lot.

3. Finally, why not redevelop both Safeway and Rite Aid into an expanded retail presence with apartments or condos above?

Great forum by the way, have followed the redevelopment of Denver since the early 1990s when I moved here after college. Bought my first condo for $87,000 at 8th and Pearl and first house in 1996 in Congress Park for $195,000. Times have changed!

I don't think the owner of Cherry Creek is the least bit interested in developing residential; that's just not what they do. The parking is a great land bank for future commercial development.

It's still a 155 room boutique hotel operated by Sage with a restaurant and outdoor seating on Columbine. Also a rooftop pool and bar open to the public.

Are the 2nd and 3rd floors a parking podium? The massing looks that way, but not the windows.

^ They got so close on that parking podium, and it's a neat trick, but the main material choice looks so much like cinder block I'm afraid it spoils the whole effect a bit I feel. Plus it's a bit flat and lacking in texture, whereas the occupied parts of the building have more relief. Generally speaking though it's a great looking building.

Completely agree. I always do love it when the building turns out better than the rendering!
