Motorists travelling in downtown St. John's will encounter some disruptions for three days next week.

Starting Monday, March 26th, East Port Properties will close the far west end of Harbour Drive between Waldegrave Street and Bishop’s Cove to through traffic until Wednesday, March 28th.

The president of East Port Properties, John Lindsay, says the construction of a new 445-car parkade, part of the development of 351 Water Street, is well underway and will be even more active from Monday to Wednesday of next week as they complete the assembly of a crane. Lindsay says they hope this short term pain will be more than offset by the tremendous long term gain in public parking downtown.

Lindsay says a 300 ton crane with 250 foot boom will be assembled on the site beginning this coming Monday in order to erect the prefabricated concrete parking structure, which will include 245 public spaces.

The first new office building in downtown St. John’s in more than 25 years, 351 is architecturally designed to encompass the heritage of Water Street, while incorporating the best of today’s technology. Lindsay pointed out it is the first sea water-heated and cooled building in Newfoundland and Labrador. The projected completion date is late 2013.

Looks like there'll be a newest highest structure in St. John's in the coming weeks

Awesome, I guess as construction picks up on the Fortis building we'll probably see another one of those bad boys downtown.

It's hard to tell from the pictures, but it doesn't look like a tower crane, but a very large crawler crane which could be moved around the site. The operator would be closer to ground level instead of having a cab at the top.

The tracks are visible in one of the images. It is not a tower crane. However there should be one soon for the building itself.

Thank god there's some real development occurring downtown. Hopefully this is the beginning of a new trend. I recently did some work with the director of the board of trade, regarding what is driving young people to leave St. John's. The feeling that the city is "old" and opposed to development is one of the driving reasons. Seeing progress on developing some areas of downtown St. John's will have major benefits to the city, and not just along the lines of additional office space.

I don't know, seems like there is a crane shortage in Halifax, where 17 are in use according to this recent article, which would translate to a shortage in St. John's where they are often not used even for highrises and midrises. There is one in use at MUN, and that is apparently the only one in the city. I think the one installed this week is the main crane they will be using for this project. Also the structure of the building is unusual being half concrete (parkade section) and half steel (office section) which might, in it's complexity, require a non-standard crane.

Is the crane up yet? I was going to take a drive downtown earlier today but I got caught up in work as per usual.

I snapped a progress pic today as a drove past 351 Water. I should have gotten another one from a different angle... it was starting to rain and I didn't want to get out of my car

^ It looks like they are up to the second level in this section, and you can notice what seems to be the slant for the parking levels.
I'm not used to seeing this type of construction, it looks very different.

They seem to be working quite quickly on this building! I drove past it on Saturday and they were working on it, while at Fortis place no one was there. and only the posts were up and one floor where as now they have 2 floors in this section done. It would seem like parts are premade or something and its being peiced together on site

The first 6 floors (parking garage) are being constructed using pre-cast concrete modules coming on the Oceanex boats from Nova Scotia. I think the office tower portion will be more typical steel and cladding construction.

So it's good for the Nova Scotia economy too.

The progress is nuts. I drove past on Wednesday and couldn't believe how fast its coming along. The parking garage is neat so cool, its like they're putting together lego blocks!
