That's what I was thinking - start-ups and giving opportunities to students. In the two Thailand cities that I mentioned (and in other places like Shanghai, Hong Kong, etc., that I've been), most of the folks who frequent these are start-ups that don't necessarily want to invest in their own place yet and need to have their meetings outside of their home offices. Most are very creatively done, as well. They can function as a coffee shop/work space for the neighborhood as well as a meeting place for businesses. A lot have meeting rooms that you reserve as well. See this as an example of what I'm thinking about:

I think leaving houses like that one and the one next to it, while letting go some of the less historical and more common ones, highlights their uniqueness more than if they entire area was left the way it is.

I love the density in that area. The few surface lots that exist look out of place.

^I seriously thought the first one was. Few finished buildings look as good or better than the renderings, especially when they touch them up to make them appear more flashy.
