"The JBG Companies has big plans on the boards for the northern edge of Georgetown.

UrbanTurf has learned that the development firm and Eric Colbert & Associates will redevelop the former site of the Holiday Inn at 2101 Wisconsin Avenue NW (map) into a by-right mixed-use development with 225 residences and 20,000 square feet of retail. The Holiday Inn closed late last year, and JBG acquired the leasehold interest in the property from 2101 Wisconsin Associates LLP in June.

JBG tells UrbanTurf that no retail leases have been signed for the site, but there have been rumors that a grocery store could anchor the project. The unit mix will range from studios all the way up to four-bedroom apartments..."

It is amazing and unfortunate that the opponents have fought and litigated the Hine school development for so long. This provide ps much needed housing in a walkable neighborhood, right across the street from the Eastern Market metro station and the Trader Joe's and other retail will be a nice addition to the neighborhood.

Do you happen to know what is planned for 732 7th Street SE? The building is designated as a historic building but it is currently a PEPCO substation with blank walls. I saw a raze permit for this building. The blank walls do no favors to a street that has other retail and businesses on it.

"The results of a feasibility study for a gondola connecting Georgetown and Northern Virginia will be released in the coming weeks, but UrbanTurf has learned where a DC station would likely be located if the initiative moves forward.

A source familiar with the study and Otto Condon, principal at Zimmmer Gunsul Fransca (ZGF) Architects which is leading the study, tell UrbanTurf that the Exxon station near Key Bridge at 3607 M Street NW has been determined to be the most practical location for a station on the DC side..."

All of these projects look great. I wonder what the unit count is for 2016 in terms of built units and how many are in the pipeline for DC?

City has been on fire for the last couple of years.

"Redevelopment plans are on tap for one of the most recognizable gas stations in DC.

UrbanTurf has learned that Marx Realty will seek conceptual approval from the Historic Preservation Review Board to relocate the landmark Embassy Gulf Service Station at 2200 P Street NW in order to build a nine-story, 34-unit residential building with approximately 3,000 square feet of retail...."

It's nearly two years old, but here's some info from a December 2014 Washington, DC Economic Partnership report:

Residential:
• 6,908 units were delivered in 2014
• 11,937 units were under construction (of which 1,425 were condos)
• Residential groundbreakings have exceeded 5,000 each year since 2011

Hotels:
• 1,908 net new rooms by the end of 2017
• 1,795 net new rooms added in 2014

It is too early to know for 2016 but here is the number of housing permits for 2015.

City has been on fire for the last couple of years.
DC added record housing in 2015. That's slowing down price increases.
"In 2015, DC permitted more new housing units—4,956, to be exact—than in any year since the Census started keeping track in 1980. This pace of housing growth compares favorably to other cities, and there's reason to believe it's helping to slow rent increases."

"Late Thursday, Valor Development submitted a voluntary design review application to the city for The Ladybird, a 230-unit residential development, likely with a grocery store as anchor, planned for the former Superfresh site in AU Park.

The project at 4330 48th Street NW designed by architect Torti Gallas would deliver approximately 200 apartments and 30 condominiums across two buildings, with 10 percent of the units set aside as affordable. A new, full-service grocery store would anchor one of the buildings at the corner of 48th and Yuma streets. There will be approximately 330 parking spaces with the project..."

"320 apartments and a new grocery store could be on their way to Capitol Hill.

On Monday evening, representatives from Safeway, developer Foulger-Pratt and architect BKV Group presented the preliminary concept to redevelop the Safeway store at 14th and D Streets SE.

The 50,000 square-foot Safeway currently at 415 14th St SE would be replaced with a 50-foot tall matter-of-right development, delivering a new 60,000 square-foot Safeway store below three floors of apartments..."

"Roadside Development and Dantes Partners were awarded development rights for the 13,306 square-foot city-owned parcel at 1336 8th Street NW (map) over two years ago. Now, the team behind what will be known as the Residences at City Market has filed a planned-unit development for the site with the Zoning Commission.

Plans call for a LEED Gold-certified, 98 foot-tall building with 80 residential units, 1,240 square feet for the Church of the Immaculate Conception and 6,740 square feet of other uses, including potential space for a restaurant with sidewalk seating. Six of the residential units will be included in townhouses along 8th Street.

Excluding the townhouses, 30 percent of the housing will be earmarked as affordable; half for households earning up to 50 percent of area median income (AMI) and the other half for households earning up to 80 percent AMI..."

Dock 79 --Capitol Riverfront

Here are a couple of photos I took of the new Dock 79 development at the Capitol Riverfront neighborhood a few weeks ago. This is directly across the street from Nationals Park and located adjacent to the Frederick Douglas bridge.

"Mill Creek Residential recently began construction and redevelopment of the former Italian Embassy at 2700 16th St. NW in Washington, which will be converted into 134 apartment units.

The original embassy — completed in 1925 and designed by the architects behind Grand Central Station in New York City — will be preserved and renovated into townhouse-style rentals. The former embassy was slated to be developed into condos in 2010 by a different developer who ran into financing issues. The Italian Embassy moved to a new location on Whitehaven Street in 2002..."
