I should clarify, I don't think the residents would have a case against YVR, but they could have one against the city who was responsible for the rezoning even after being advised against it by YVR.

Some New Westminster updates:

1: Looks like Salient is just about ready to start working on their Columbia Street facade-restoration/new construction highrise mixed use development. The New West projects summary for February is up and the building permit is listed as "approved" and the Salient website has renamed the project "T&H" (for Trapp and Holburn blocks) and given a completion date of fall 2014 (which has happened fairly recently, and methinks is a sign they might be gearing up for presale). I am super excited about this one.

2: The old two storey walkups on Royal Ave opposite city hall (between 6th and 4th Streets) are about halfway demolished right now. There is a proposal for a six storey, wood frame condo development to be built here.

I didn't know about this proposal. This would be huge for Downtown New West. I would think that the end is near for the parkade on Front Street, and what about the railroad tracks that are there, will they be rerouted? And I hope they are planning to have retail along the Front St. side to compliment the retail that is already there. Many questions.

I remember when you could buy in DT Vancouver for as low as $109 000, for a studio at the 501. I see a parallel in New West. New West, imo, will rival DT Vancouver in a way no other suburb could. Now is a good time to buy 5 or 6 apartments in New West... hold on here, what's the limit on my Visa.

I think Larco's proposal is overall a good thing... but I worry about 30 storey towers cutting off Columbia street from the river. River views, are I think going to be good for moving density downtown, and the slope of downtown means you can tiere buildings to get views for all, but 30 storeys right on the river might kill that (like on the quay side).

The tracks will be there forever (and have been). One of the only rail links over the Fraser is under the Patullo bridge, and Queensborough has a huge foreign car offloading port facility that splices into the rail network right there. But the increased overpasses included in the Larco development should make it railway less of a barrier.

The parkade is going to be there is some form forever. The idea of tearing down half of it has local merchants losing their minds already.

There was an article in the Newsleader sometime earlier that stated that Salient's columbia/front street development is to include a retail focus on Front street... which seems to be a pet project for the Mayor. There was also something hinted at in another article... in the sun? about redoing the Army Navy building which is columbia/front.

My gf owns our apartment in New West (in an older building) which we picked up for a pretty reasonable price. It needs some renovations, but has great bones, and we are hoping that with some love and the improvements in the area, that we can turn it for a profit when its time to move. A lot of units in our building are unoccupied and getting renovated or being sold on the cheap to renovators right now too... so it seems others have the same idea. It's causing a nifty shift in demographics too: older low income owners are moving out and being replaced by younger first time buyers who see New West as up and coming and want the proximity to the skytrain (the building is three blocks from Columbia station).

Article in this week's BIV about the YVR McArthurGlen outlet mall - no new info - but the article cited nearby competition from:

- Marine Gateway;
- Aberdeen Centre expansion; and...
- Jingon International Development Group's proposal to rezone Duck Island (west of River Rock casino), with a 4 million sq ft project containing 1.2 million sq ft of retail! - so this one must still be alive - that's this one:

Hmm from what I remember the Duck Island proposal was still supposed to be confidential, I wonder who leaked that one.

I've seen some other plans, looks like a decent development but I'm still not sold on the location, it's quite isolated out there. Will likely end up being very autocentric despite its relative proximity to Bridgeport Station.

From what I've heard, the Duck Island proposal includes a casino, large-scale shopping mall and multiple 5-star hotels. Not kidding about the last part...

Never understood the origin of the name Duck Island for that parcel as Richmond does have a Duck Island.

Duck Island is the point of land pointing toward Arthur Laing bridge. It was a small separate island until industry filled it in to join it with the rest of Richmond (as was done with Granville Island). The redevelopment proposal that I saw called for the restoration of the separate Duck Island as a park.

However, it appears that this parcel will remain undeveloped for the next three years, as the Richmond Night Market was just approved for that site.

Nice to see some development in Maillardville, I think there is lots of potential in that area and lots of opportunities for redevelopment. How ever given the areas history I would like if the buildings being built there had a more unique design flavor to make the area stand out a bit. This building looks way to plain imo.
