Sources say the company has reached a deal for a loan of roughly $200 million to be used to finance construction of a 30-story apartment house on a lot on West 30th Street and Tenth Avenue, close to Related's massive Hudson Yards project. The loan is slated to close early next year.

The developer is building the 400-unit property along with partner with Abington Properties. The tower will be built under New York State's 80/20 Program, which means that 20% of the apartments must be reserved for low-income residents.The program provides for low-interest bond financing for construction, but the loan provides credit enhancement for the bonds.

It was unclear when the building might be completed, but sources said it would likely be before the Coach tower which is slated to be ready in 2015.

If that's the design for this building, then I think the facade looks pretty decent.

At the risk of sounding like a NIMBY (which I am not), I did kind of like having an open lot there at the end of the Highline that could be used as a park or something. I think more amenities are needed at the northern end of the Highline. I went to the beer garden there a few times last summer and it was pretty nice, but sounds like it won't be coming back.

I suppose when the rest of Hudson Yards is built there will be a park there... just will take so many years to get to that point.

^ The High Line wraps around to the northern side of the railyards where it comes down. Plans haven't been finalized for that section, but there will be a lot of open space in the area.

Well excavation and preparation are simultaneously starting, so maybe this should be in the U/C or Prep section.

I knew something was suppose to go on there. I have passed it too many times while scouting the Hudson Yards for new prep work.

It's not under construction until it's going into the ground, but site prep is indeed underway.

Is the proposal that big brick building? If so, it looks way too industrial. It won't fit well with the very modern designs of the Hudson Yards.

Don't forget that the Hudson Yards will include a variety of designs, and will almost certainly include brick. Here's another look at that building.

Related and Friends Return for Another High Line Tower

Following up on the recent report of the land rush for new developments around the burgeoning Hudson Yards mega-hood, we direct you to the southwest corner of West 30th Street and Tenth Avenue, where the Related Companies is digging down for a new 33-story residential tower. The architect of record is Ismael Leyva, father of sharp dark glass and futuristic fantasies in Midtown and downtown. Related's development partner at 500 West 30th is Abington Properties; as Crain's reported recently, the project is financed by a $200 million construction loan. When it's done, this new stack of residences will be a neighbor to another new West Chelsea tower set to rise one block south above the gardens in the sky.

Did we mention the basement basketball court? Zoning documents filed at the Department of Buildings show an L-shaped 317,000 square foot tower facing onto the expanse of curved benches at the northern end of the High Line. The Schedule A outlines some details, including a basketball court in the basement, the always welcome pet room, and a parking garage for 80 vehicles on the second floor. Up above, 23 residential units will fill each floor on levels 3 through 5. Higher up the tower steps back in off-set setbacks, and way up high, on floors 29 to 32, six roomy units will fill each floor.
