Louisa Flowers (Block 45) | 138'-6" | 12 floors | Complete

I wasn't sure if we had a thread for this already...

PDC and Weston are going to sign a development agreement on this project on Wednesday, according to the latest PDC agenda.

I still find it hard to believe all the new development that has happened in the last few years in Portland and there are guys who still complain how slow things happen.... I think if you spent a few years away from PDX, and then returned, you would be amazed. I find this so...

I was told that this project's timeline would be based on the success of the Manhattan Tower. The condo market is a little soft right now, but there will be many units in low 200s in both of these buildings. And the view will rule!

Just a little joke. You have to admit that it was funny. Well... obviously I thought so.

Without ground level uses that enhance the pedestrian experience, I won't be supportive of this building. It's not even near a freeway... put the cars underground, retail and/or resident-use facilities at street level, and begin to act like the Lloyd District everyone wants is a possibility.

You're so right, PacificNW. I can remember many years when NO new highrises were built in Portland. The amazing amount of construction cranes that dot the skyline blows me away.

Correct me if I'm wrong, but I believe the Manhattan is being built as apartments not condos

Nope--it's a condo tower--unless it has been switched to apartments in the past few weeks. Given the market, it wouldn't surprise me.

wait, there are two towers: Cosmo and Manhattan.

Which one is for the Lloyd, and which one is for Goose Hollow? I'm confused.

I took a closer look at the PDC documents and the whole thing looks relatively good. 2 below ground levels of parking, with two above ground levels on a 3 story podium with ground floor retail. Not bad considering that the commercial space will be a tough sell unless things change drastically in the next 5 years. And of course the point tower is welcome.

For a laugh, check Jack Bog's post about this project. He goes down to that area for burgers occasionally and has trouble parking and the Cosmopolitan and its "duped" residents will only make matters worse.

^^^ What's really funny is that some of the posters on his blog are for it!

I won't sully our forums with any of his anger-induced spite, which is actually quite nasty, considering what he said about Sam Adams. But of course, the rest of his idjit lot are already screaming subsidies, even though there probably won't be any. lol

is it worth it for me to point out the missing logic relating to Jack's upcoming parking dilemma when going for burgers as it is a vacant lot being developed with parking spaces for residents included in the building? i know over here we tend to think about things so those problems aren't frequent

If Jack keeps going the way he's going how long before his University Employer lets him go. He flaming out in public pretty bad of late. The ramblings are increasingly mean and nasty and down right nutty.

And we should probably end this topic as well. Bad luck and all!
