I've been in Memphis for about 4 years now and I see something new everyday. Its amazing the amount of grit you can find in Memphis and the amount of old building stock that it pretty much still as it was decades ago. Much of this is due to the lack of redevelopment (tearing down the old buildings) in various parts of Memphis. Although many of these buildings are vacant and covered with graffiti, they are still beautiful.

That's correct, that photo was taken on the backside of Harbor Town (Mud Island). It doesn't look quite as urban as the other parts of Harbor Town, but like you said it is one of the best new urbanist neighborhoods that I have seen.
