I did not realize that this project was so large. 19 floors? I'd been assuming it was more characteristic of previous projects on the south side of the river. I.E. 3-7 stories. I'm glad to know that it is much more extensive. Frankly, this project is a game changer because of the amount of new foot traffic that it will guarantee for neighboring potential developments.

Yep. It'll be the tallest in South Austin. The Hyatt (current tallest) is 185 feet.

But we don't have a rendering for it yet, do we? That's probably why it hasn't stuck in my mind... because I associate projects with their renderings.

This is the Aquaterra project re-envisioned as apartments. I believe the development was packaged and sold by HFF as a fully entitled project. My best guess is that the site plan shouldn't be too different than the original.

From the IH 35 bridge we should see a good impact of the changing skyline that's developing south of the river.

Wow, this will be 209 feet? That will be a big deal for that location.

I'll get it on our list. Is this already a go and u/c? I can't believe I knew so little about this.

Technically they're still only doing site prep. I would assume digging since they had several 18-wheelers lined up taking dirt away.

I love that they started this project with such little fanfare. Being south of the river, a project like this seemed ripe for opposition. However, now that it has quietly started, it seems like it will set a good precedent for the surrounding area.

Does anybody have a site plan showing how this building is going to sit on this site? I tried to take a look the other day and could not figure out how this is going to relate to the street, etc. It is sort of wedged into parking lots adjoining the Hyatt. I think there will be a new hotel parking structure across the street which is really the long driveway leading to the Hyatt rather than a city street.

That first one is outdated. The second one is interesting. Very dense. I guess they're including the new Hyatt parking garage/ballroom in there? It would look even more dense if they were including Broadstone at the Lake, aka the Runtex site development. But what are those two extra blue towers? That one by the entrance on Barton Springs and that one by the entrance on South Congress. I hope they're not purely hypothetical.

In that image on the bottom, Streetlights is the long snakey building at the top. The new parking garage is shown as the yellow structure.

The new parking garage will occupy the location of the parking lot on the right side, south of the Hyatt.

Streetlights at Barton Springs will occupy the site of the parking lot on the left side, south of that small white building.

The Broadstone on Riverside will face Riverside and South First Street at the site of Runtex (red building).

So that still leaves open the possibility for three more buildings on the edges of that super block. One to the west of the Hyatt in that large parking lot, one southeast of the Hyatt and east of the new parking garage. The third tower would be south of the new parking garage facing Barton Springs Road.

I don't think those three towers are talking about any specific proposals, just more of a master plan of what can be built there.

That parking garage would have a heck of a view with all those buildings surrounding it.
