Flower Mound officials give thumbs up to office and mixed-use projects

Flower Mound officials have approved development of a new 120,000 square-foot speculative office building in the town's Lakeside Business District.

The 10-acre project will be built by developer FM 2499 Office Venture LLC near FM 2499 and Grapevine Lake.

The project must be completed by late 2022.

Flower Mound this week also approved a 35-acre mixed-use development near Grapevine Lake that will include everything from apartments to hotels and retail space.

The first phase of the Lakeside Village project cudl [sic] include as many as 600 residential units.

New industrial project set for DFW Airport site



Project Location

The 562,640 square foot Airport South Logistics Center is a speculative warehouse being built at 3400 E Airfield Drive on the south side of the airport.

The industrial project is planned for tenants as small as 140,000 square feet.

"We are very bullish on Dallas -Fort Worth and have acquired and developed nearly 4.5 million square feet of industrial properties since 2010," David Welch, [sic]

President of Robinson Weeks Partners, said in a statement. "Dallas should continue to see strong population and job growth, leading indicators for industrial space demand, for the next several years.

New industrial project on the way in Grand Prairie



Project Location

Stream Realty Partners is teaming up with LaSalle Investment Management to build the Parkway Logistics Center, a 271,794-square-foot development at 2911 S. Great Southwest Parkway.

Dallas-Fort Worth already is one of the busiest warehouse building markets in the country.

The project will be ready later this year.

"We are confident that demand will continue to remain robust in this submarket, and in Dallas-Fort Worth overall," Stream Realty's Cannon Green said in a statement.

McKinney industrial project kicks off construction with two buildings

Developer Dalfen America Corp. has broken ground on a new industrial project in McKinney.

The McKinney Fulfillment Center is being built at 1581 Corporate Drive near U.S. Highway 75.

The speculative 2-building project will include more than 115,000 square feet.

Music project in the works for Frisco's $5 billion mile



Project Location

The project, called Music City, would include a more than 1,000-seat indoor theater, a 390-seat outdoor stage and a restaurant.

"The applicant proposes that the facility will host concerts, movie and wine festivals, and theater," Frisco planners say in city filings.

Dallas design firm Hodges Architecture has done preliminary plans for the entertainment project.

Allen mixed-use project breaks ground this week with a dozen-plus buildings lined up

Dallas' Provident Realty and Glaser Retail are breaking ground on the 73-acre Stacy Green project on the last vacant corner at U.S. Highway 75 and Stacy Road.

The first phase of Stacy Green includes more than a dozen retail and restaurant buildings lining up along U.S. 75 and Stacy Road.

Further phases of the development will include an office building and apartments. A hotel and movie theater are also planned.

And the developers will build a 13-acre greenbelt and park along Cottonwood Creek running through the site.

The first buildings are scheduled to be ready for tenants in 2019.

$40 million seniors living project coming to McKinney

The developer has purchased a building site north of the Sam Rayburn Tollway off Stacy at Ridge Road for the project which will have 200 residential units.

Called Hidden Springs, the development will have 132 independent living rental units, 40 assisted living and 28 memory care residential units when it opens in July 2019.

New Denton County community aims at buyers who want smaller, more affordable new homes



Project Location

Called Harvest Townside, the new Denton County neighborhood built by developer Hillwood Communities will feature patio homes starting near 1,500 square feet and priced beginning in the $260,000s.

Hillwood started the 1,200-acre Harvest community in Argyle in 2012.

The project near Interstate 35W is planned for more than 3,000 homes.

PPG headed to Flower Mound with new distribution center



Project Location

The 449,200-square-foot industrial space will be used for be the company's PPG architectural coatings division which operates in the U.S. and Canada.

Construction will start on Tuesday on the 450,000-square-foot building at 1001 Lakeside Parkway in Flower Mound. A remaining 185,000 square feet not rented to PPG will be up for lease.

The Dallas-Fort Worth area has one of the country's fastest growing warehouse and distribution markets, with almost 20 million square feet under construction.

Plans for Garland's Firewheel include a hotel in the town center's middle section


The Fairfield Inn is planned for the green parcel behind Old Navy.

Project Location

Simon Property Group, which owns Firewheel, said a Fairfield Inn & Suites by Marriott is planned, but no date was released.

The Fairfield Inn is expected to be built on a parcel that's now a grassy area behind Old Navy and across from Cost Plus World Market on Prairie Clover Drive.

$1.5 billion Denton County home community starts construction



Project Location

The 1,157-acre Pecan Square community is planned for more than 3,000 new homes.

Developer Hillwood Communities has broken ground in the town of Northlake for the first phase of the community, which will have 630 homes.

Hillwood has lined up eight builders who will construct homes priced from the mid-$200,000s to more than $500,000.

The largest portion of the new development is a long-time equestrian center, Woodhill Farm.

Hillwood plans to repurpose some of the horse farm buildings in its new project.

An existing horse arena will be rebuilt as a location for community gatherings and special events.

Pecan Square is on FM 407 near Interstate 35W.

The first houses will be ready in late 2019.

Developer Hillwood Properties planning huge industrial park west of downtown Dallas

Project Location

The almost 100-acre development is planned on Chalk Hill Road south of Interstate 30 and will include multiple warehouse and distribution buildings.

Hillwood has already filed construction permits with the city for more than 2.3 million square feet of industrial buildings along Chalk Hill Road and West D space in the development pipeline.

Amazon eyeing another big shipping hub south of Dallas




Project Location

The online sales firm is working on a deal to lease more than 1 million square feet of warehouse space on Interstate 45 in Wilmer for a new distribution hub.

The planned fulfillment center would be the third major facility Amazon has in southern Dallas County.

Amazon is eyeing two buildings in Southport Logistics Park, a $500 million industrial project directly across I-45 from Union Pacific Railway's Dallas Intermodal Terminal.

The company is already advertising for workers in Wilmer.

Frisco project will include huge fitness center, offices and retail



Project Location

A new mixed-use development on the works for Frisco will bring a huge fitness center plus office and retail buildings on the Dallas North Tollway.

The 36-acre property located north of Main Street on the west side of the tollway was originally planned for a data center, said Lee McCormick with owner Patronus Land Development.

Along with a 124,000-square-foot fitness center, the fitness chain is seeking zoning to build three office buildings and two restaurant and retail buildings, according to plans filed with Frisco.

McCormick said Lifetime Fitness would sell the office and retail sites to other builders.

A park area with walking trails would be built on the northwest corner of the property.

The planned fitness facility would be one of the largest in North Texas for the Minnesota-based company which has nine locations in the Dallas-Fort Worth area.

Software firm plans 1,000-job campus in Grapevine; city offers $5 million in tax incentives



Project Location

Oklahoma-based Paycom Software Inc., a payroll and HR services firm, will locate a new corporate campus near State Highway 121 in Grapevine.

The 14-acre office center will be in the same area as Kubota's North American headquarters.

City of Grapevine is offering $ 5 million in tax incentives to Paycom, which is purchasing the 14 acres from the city.

The company plans to start its new Grapevine operation with a single building to house several hundred employees.

The company plans to begin construction on the new campus next year and move in 2020.

Grapevine lands a second major corporate office deal in one week

The company will break ground immediately on a two-story, 200,000-square-foot office building north of DFW International Airport near State Highway 121.

The new building will increase by more than 50 percent the size of The Trade Group's facility in Carrollton.

Founded in 1986, The Trade Group has worked with clients including Facebook, Google Home, Pepsico, Motel 6, Walt Disney, Xbox, Warner Brothers and Community Coffee.

The new headquarters will have room on the ground floor for graphics production, fabrication and warehouse space. The upper level will house office space and meeting areas.

Two new Frisco communities will add more than 500 homes

Developer Green Brick Partners recently got final zoning approvals for its Park Vista community at Eldorado Parkway and Coit Road.

The Plano-based builder and developer gave up apartment zoning on part of the 74-acre site in order to build a neighborhood of townhouses and patio homes.

The Park Vista community will include more than 300 homes and almost seven acres of open space in four small parks.

Homes in the development are planned in a combination of Georgian, Craftsman and Colonial styles.

Green Brick's Northwood community on Panther Creek Parkway will have 168 homes.

Dolson said townhouses in the Park Vista will start near $330,000 and single-family homes at Northwood will begin at more than $500,000.

"We are working on engineering now," he said. "Our aim in both projects is to finish the development next year and have models."

City Council approves funds for Grapevine Main community plaza Peace Circle

At its meeting July 3, the Grapevine City Council unanimously acted to designate $895,000 to purchase decorative art for its new community plaza.

The art, called the Peace Circle, will serve as the focal point of the plaza, which will be developed alongside the Grapevine Main TEXRail train station, the boutique Hotel Vin and parking garage.

The Peace Circle will be comprised of 11, life-size bronze figures placed in a walkable circle to reflect on the historic peace treaty meeting held at Grapevine Springs with General Sam Houston.

The general will be one scultpture, and the 10 Native American nations will comprise the other sculptures in the circle. The width of the circle itself will stretch more than 40 feet across and will be designed for observers to interact and study the sculptures.

Funding for the Peace Circle comes from the Public Art Fund and the Convention and Visitors Bureau Fund. Chief Financial Officer Greg Jordan specified that the Public Art Fund is not taxpayer dollars and comes from city agreements with cell companies.

McCallum told city staff the installation will be thoroughly researched to be fully accurate in its design. The city will also seek approval by the Native American nations for the depiction, or leading national sources such as the National Museum of the American Indian, the Texas Historical Commission and the Oklahoma Historical Society, or a combination of these options.

Grapevine Artist in Residence Linda Lewis will be the lead sculptor and several other sculptors will be engaged to assist in the completion of individual statues.

Members of the American Indian Nations will also be invited to participate in the process.

The project has an estimated completion date of May 2020.

Bloomfield Homes plans 900 houses in Mesquite with help from city

Project Location

Bloomfield Homes plans to build up to 900 houses in Hagan Hills and Ridge Ranch developments in Mesquite.

New houses in the project will range from $260,000 to $400,000.

Ridge Ranch is located at Cartwright Road and Lawson Road in Mesquite.

"Ridge Ranch will be a master planned community with approximately 800 homes offering a variety of price points on a wide range of lot sizes," he said.

"Grand opening for sales in Ridge Ranch is expected within 60 days."
