Domino Developers Tell Naysaying Neighbors to Expect a Pool and Park

It’s safe to assume that the relationship between Williamsburg residents and Two Trees, the developers responsible for the Domino Sugar factory mega-development, is somewhat fraught. But last night at The Woods, which was uncharacteristically serious, the tension was all too palpable as nearby tenants and homeowners packed the darkened bar to hear updates about the development from Two Trees principal Jed Walentas.

Amongst other things, Walentas announced plans to build a community recreation center (complete with an indoor swimming pool and basketball courts), and confirmed that the site’s 700 units of affordable housing will be the same size as the market rate units and “roughly evenly distributed throughout the buildings.” Walentas also announced that though Havemeyer Park will no longer exist at its current location, it will be “replicated” on the other side of Kent come next spring.

However, Walentas once again confirmed the ephemerality of the park. “It will eventually be displaced,” and the new park will “definitely have a different flavor to it,” he said, given that the City’s Parks Department always has a heavy hand in public spaces like this one and will most likely dictate plans for its design and landscape.

Participants at the front of the audience voiced most of the frustrations. Tenants and homeowners complained of parking issues and noise from demolition, which has been going on for about a year. “Right now, it’s really bad,” one man said.

Another audience member voiced their concern about the types of tenants Two Trees would be courting for the site’s retail space. “We’ve had zero conversations with retailers,” Walentas responded. “But we want to rent to local entrepreneurs. We’re not going to have a Duane Reade or national retailers.”

Listeners at the back sipped their beers and giggled when things spiraled downward into ridiculousness late in the Q+A session. One woman requested that the community center have ping-pong tables, while another issued an impassioned complaint about “the stink” emanating from the East River. “It’s awful,” she said, before asking if Two Trees had a solution. “I don’t know anything about that,” Walentas responded.

Certain complaints might have seemed arbitrary or clearly out of the developer’s control, but the residents’ collective anxiety was real. Walentas readily admitted, “We’re not going to build a 600,000 square foot building here without annoying some people.”

But residents and homeowners also voiced concerns that extended well beyond the construction project and into a future involving thousands of new neighbors. Walentas’s response to concerns about how the neighborhood’s existing infrastructure and school system would handle this influx was basically that the city needs to come up with a better growth plan. However, he pointed to Two Trees’ plans to include office space in the development as one way in which they are seeking to alleviate a dramatic increase in commuter traffic. Walentas said the plan is proceeding “with the hope that more people would stay in the neighborhood [for work] instead of commuting to the city.”

One resident pushed Walentas for an answer regarding the transportation impact of the development. Walentas sighed and declined to summarize the extensive report issued by the Department of City Planning regarding environmental impact, though he did confirm that the city is requiring Two Trees to provide a shuttle service that would transport commuters to particular trains. He added that Two Trees is “definitely” working on implementing a ferry stop near the development.

The night provided a glimpse of the tedious balancing act developers must perform while undertaking an enormous project like Domino, and demonstrated just how enormous of an impact the Domino development will have on an existing community. While the news that Havemeyer Park will be restored at a different location next spring was a delight to many residents, it seems any hope of leverage against the project proceeding in its current form has waned. Still, some residents were clearly still ready to squabble with Two Trees over how construction would proceed. “Why doesn’t it have viewing panes?” a resident asked of the construction barrier. The audience audibly guffawed and Walentas had to confirm he heard right, before responding: “We will add viewing panes, Al — can we add viewing panes?”

I think its the model. Might be a perspective dilemma. It does look cut in half from the view in the photo, but either its a work in progress (model) or our eyes are playing tricks on us given the viewing angle.

The power plant in londons cool! That picture of the plant was used as cover art for the animals album by pink floyds

Yeah my personal fav is wish you were here out of the 4 concept albums!

Anyway looking forward to this project will be interesting one to watch

Domino Sugar Factory demolition underway

Domino Demolition Almost Done

This photo below shows what it used to look like—the building on the right, which formerly supported the iconic Domino sign, is RIP. The brick refinery building on the left will be converted into commercial space for tech and creative companies.

The coveted 11 acre property, which includes a vacant lot across the street between Kent and Wythe, is being transformed into a mixed-use residential, office, and retail complex by Two Trees, the company that has developed much of DUMBO. A Two Trees rep tells us that demolition is almost complete and construction of the first building, on that lot east of Kent Avenue between South 3rd and 4th, will break ground in the first quarter of 2015.

You'll recall that for the past two summers, that lot was turned into a pleasant grassy park with a dirt bike course and a teepee and garden. Two Trees says some of that will be reappear at a different location next summer. (We've heard that it will pop up across the street, closer to the river.) The Domino sign has also been preserved and will be incorporated into the new development at some point.

The first building to open will have 500 rental units, including 100 affordable units, and is expected to be completed for move-in by spring 2017. The de Blasio administration won a victory earlier this year when Two Trees agreed to comply its demands for an additional 110,000 square feet of affordable housing space—a total of 700 units—throughout the development.

Wow I can't believe how much they have cleared off the site already. Are the new towers going to rise as the plant gets restored or are they going to restore first then build the other towers?

Jed Walentas breaks ground on Domino Sugar site, finally

A Brooklyn developer will announce Monday that construction workers have sunk a shovel into the ground on the Williamsburg waterfront for the first of five buildings destined to open at the site of the Domino Sugar refinery, dormant since 2004.

It's a day that just a year ago seemed like it might never come.
Back then, Jed Walentas, the co-head of Two Trees Management, clashed with the de Blasio administration over its demands for more affordable housing on the site, before ultimately agreeing to add another 40 such units to the 660 already planned. But the breakthrough came only after negotiations nearly collapsed. Later, Mr. Walentas and his father, David, publicly accused city officials of overplaying their hand at the bargaining table and risking derailing the entire project. Now, however, those disputes have been largely forgotten.

"Certainly we said things to the newspaper we shouldn't have said as an organization, and I think both sides probably think they could have conducted themselves better—we certainly do," Mr. Walentas said in an interview with Crain's. "But we have a good relationship with City Hall and the mayor's office, and like any relationship, sometimes you do things you wish you hadn't, but you move on and go forward."

Since then, the two sides have shifted gears and are now working in relative harmony, as evinced by the 500-unit rental building soon to rise on the inland side of Kent Avenue. The 16-story, SHoP ­Architects-designed tower, with a large cutout in the middle, will include 105 apartments for low-­income residents, plus ground-floor retail space. It is scheduled to open in two years.

Two Trees seeks sweet construction loan for Domino Sugar apartment building
Developer pegs total cost at $300M

Set to rise along the East River in Williamsburg, the building has been a long time coming.

Two Trees hit a snag in early 2014 when Mayor Bill de Blasio pushed for more affordable units, one of the first big land-use fights the left-leaning progressive took on.

Jed Walentas, of Two Trees, announced in March it was breaking ground on 325 Kent, which the company estimates will cost $296.7 million to develop. That figure includes the price of land as well as hard and soft-construction costs.

When complete, the entire campus will include some 2,300 apartments and about 500,000 square feet of commercial space.

State housing officials project that by 2029, 325 Kent will have a net operating income of $18 million, with about $4.7 million of cash left after servicing the debt.

I pray to god that SHoP is replaced by another firm like CookFox. SHoP's large scale projects have not turned out well.

can't wait for that big building with the huge hole in the middle . . .
that's frickin' shape baby . . on an impressive scale . . . massive riverfront intrigue . .
A major "This-isn't-Peoria" Wow! . .
Unfortunately they demolished all the really cool industrial complexity . .
which would've been great juxtaposition to the austere modernism going up here . .

somebody just posted they were glad that the "industrial garbage" was now gone . .
not to be judgmental or unfriendly . . but that's just mainstream under-appreciation . .
of the great richness and urban industrial form that made America & Britain great . .

all those cool shapes could've been polished up . . painted silver . . bright orange . .
glossy green-black or some other wonderful color . . .
accentuating the aesthetic iron-age steampunk outrageousness . .
That's monumental Historical (and now the greatest of contemporary) Sculpture ! . .
but of course the masses don't see it . . now.

It could've been a phenomenal colossal collection . . of ready-made sculpture . .
indicating the city's raging Gothic Might of yore . .
a phenomenon that would've made the stupid little silver bean . .
tucked tightly under the Leonard tower . . look absurdly mousey by comparison . .
and even more like just the insignificant little brother . .
of Chicago's bigger lakefront park's version . .
And if only they could've attached the old giant slanted conveyor systems . .
to a new structure here . . so much the greater impression . .
