101 meters, and looks to be in a great spot kinda tucked in between other buildings.

Would be a nice addition to DT

Great proposal. The current building isn't very functional so this is a welcomed upgrade

Looks very good. Hope they go for even greater height and density. 101m is too short. No reason not to go for 40s plus in downtown on major street.

There is a demand for condos as money is now moving from Vancouver and BC to Ontario. The demographics trends are also heading to condo's from detached homes as retired folks don't want the chores of maintaining a home.

The other proposed projects need to get a shovel in ground given the competition for buyers.

It's been a while since I've posted - living abroad. I like the concept but I don't know if I like the design that much.
101m fits the area well, I don't think it needs to be higher to make an impact considering the height of the neighboring buildings; it will look massive by comparison.
I think any building on Ricmond should be set back from the street so I'm glad that the developers have decided to make that decision.

Nice surprise addition to the proposals! Wasn't sure if I liked the design at first but it is growing on me - though these often evolve. Very modern (though maybe there are better colour combinations they could use).

Of course Taller is Better, but this is tall - about 5m/15 feet higher than City Cerntre's south tower!

The real spot for a 37-42 floor gem (preferably with curvy floor plates!) is the Angel/Richmond lot. That would be the focal point of Richmond Row, and the node it would create with this tower would not be too far displaced from the main core to the south and the Rygar/other potential development closer to the Forks.

Another 40-45 floor gem could go just east of the London Club, but that is owned by Farhi, who doesn't seem to actually develop much.

Now I'm in dreaming mode!!

Farhi is a landlord not a developer! He bought the old central library in late nineties and put out an artist rendering of a 30s condo tower rising up out on the middle of the building to retain the heritage. That never happened and it has been vacant ever since. Only use I see is the parking lot while the rest of it sits and rots.

Old Oak needs to get the shovels in the ground. They appear to be getting the footings for the second tower on Hyde Park ready so they may not have the crews available to start on Richmond.

FWIW, my current dream building would be a recreation of the now demolished Farmer's Bank Building in Pittsburgh - at the SW corner of King and Talbot - as a mixed use with hotel/condo/office development. Having a beaux-arts building would really balance out the too-Victorian feel London has, IMHO.

A great addition to the area and with Old Oak as the developer, there's a good chance it will actually get built. Looking at their developments on Southdale and also in Hyde Park, they use nice materials and care about design.

Someone should update the title to 32 stories / 101 m

Seems like a pretty well laid out plan, I have not read the entire thing but from what I skimmed I see no reason counsel would oppose this.

Here are the minutes from the meeting last week.

Address: 515 Richmond Street
Conflict of Interest: None
Planner/ Site Plan Approval Officer: Brian Turcotte
Application presentation by Applicant/ Agent: Michelle Doornbosch and Edward Thomas

Clarification:
• Parking access on north side of building
• Pedestrian only walkway on south side of building
• Adding 96 parking spaces to existing parking structure
• Applicant does not feel that a bonus zone is required with this development
• Intent is to have a retail component
• Primary entrance will likely shift south
• Intent is to develop the sidewalk area south on Richmond Street to Dufferin Street
and along Dufferin Street to the parking structure

Panel Review:
• Balconies need critical design detail in order to work
• Need to develop layby as city recommends
• Need to integrate tower with surrounding properties
• No layby required
• Front space as plaza treatment is preferable
• South plaza will be out of scale and should be developed together, perhaps a midrise
and high rise together
• Massing is incompatible and doesn’t relate to surrounding structures
• Ensure landscaping around plaza allows for circulation
