DRC recap

Revised plans for Midtown Union received a green light at the September DRC meeting. This major mixed-use development on the 3.8 acre site had been previously reviewed in 2018 and is now moving forward with Granite Properties as the master developer and Street Lights Residential delivering the apartment component. The hotel flag has not yet been named. After working with committee members to resolve several outstanding issues such as parking deck screening, public art and street level façade enhancements, the DRC recommended conditional support for the project. The primary anchor tenant for the 600,000 SF office tower will be Invesco and the project is on track to deliver new office space by 2022.

Poor zoning in the hottest area of the city will do that. If Downtown was where all the action was, we'd regularly see 500+ foot towers.

I don't get why they keep doing these renderings from awkward view points? Why not looking south from the connector, or looking north from One Atlantic Center?

Sure hope some of those non-glass or podium panel surfaces aren't EIFS...

Agree, I don't recognize those streets, and yes, sick of 25 story buildings...

Hotel Seems Undersized

Also, the hotel component of this development seems very small compared with the over-all size of this project. It seems like an afterthought. Wasn’t the hotel component larger at one point in the design process?

P.S.
We need to rewrite the Midtown zoning regulations that hold back these developments from obtaining their full potential. It just seems like such a underutilization of the land…land that is getting less abundant by the year.

It is just a matter of upzoning. I think the downtown base FAR is in the 20's versus Midtown with all the bonuses I think maxing out around 12 FAR. All the taller buildings in Midtown leveraged either development rights from protected structures or the tower takes up a fraction of the lot size. It feels like at least some parts of midtown should have downtown level FAR.

The Invesco building looks like it's about as tall as 1280 West in the rendering, which is 410'. That's not bad.

I mostly love it. i agree about the bulk. imo it sets a standard for circulation in midtown. good materials will create a very good project.

I think the renderings are oriented to highlight Arts Center Way which is supposed to be a key feature of the development through both phases. Hopefully it'll live up to the hype.
