Wow that looks like poop. Praying for vine growth in the summer when it's finished! Hope there's some landscaping around the property too like new trees and shrubs.

What did the developer do at 275 King W? It had the same issue. Last time I was around that corner this year it was pouring rain and I didn't get a good look.

It still looks the same. It looks like they tried to match the existing brick with a similar coloured brick in that one though, instead of intentionally using a much lighter brick that could be tinted.

So that roof extension might look the same as 275 King W? I'd be okay with that...

what a wasted opportunity. This could have been amazing mixed use infill with towers behind it. Instead this shoddy garbage. Like everything else the Vraniches do this is cheap cheap cheap.

Don't blame the Vranich family for this one. The neighbourhood fought this development and beat it into what it stands as today. I believe he wanted more floors for proper apartments and retail in the front. The neighbourhood said no, and the city buckled.

Nope, Vranich got rid of the retail himself. Effectively destroying any potential for Dundurn to become a new Locke. And yeah the neighbourhood put up a bit of a fight meaning a few houses on Charlton, who already have a railway in their backyard. Tell me he couldn't have got around that. All he caved on was building another few stories on the annex, but I suspect the upside for him was he got it built with no elevator and no variances because the lot is absolutely massive. Furthermore I have no doubt we will still be seeing a tower on the parking lot behind the building in a few years. Finally, all that is no excuse for how poorly built this is. Honestly it's a travesty.

I agree with everything here except the prediction of a tower in the parking lot. I don't think that's going to happen.

This was a huge missed opportunity. The amount of frontage along Dundurn that will not be commercial or retail means that Dundurn's progress is stalled. It could have grown into something like Locke, and there have been signs of that with Cake and Loaf and Dundurn Market. But this amount of non-commercial right in the middle of Dundurn South means that it's not likely to happen. A shame.

Hi Everyone. I'm new to the forum and appreciate all the info about 220 dundurn.

I'm moving to Hamilton from Vancouver at the end of this summer with my wife and we're looking for a nice place to call our home and community for the next several years.

Re 220 Dundurn - Don't do it! That's my advice.

I don't know what your budget is but I'd go house-hunting - just my preference.

If I were in the market now (and had a decent wad in the bank) I'd look at the following areas:
*North End/ West Harbour neighbourhood. Basically, the area north of the CN tracks and west of James North.
*Strathcona is also a nice area in the city centre bounded by Queen-York-Dundurn-Main.
*Perhaps Stinson and St Clair just east of downtown.
*220 Dundurn is located in Kirkendall. Again, depending on your budget, it might be a bit beyond your reach - very pricey.
*On the Mountain, I'd recommend the Centremount area which is roughly between Upper James and Wellington north of Fennell. Quite nice.

Best of luck with your transition from Lotus Land to the Rust Belt!

Thanks for the advice. I wish we could go hunting for a house. But that's just not an option for us right now. Besides, I think we would have to rent a place for at least a year and get to know the area before we commit to something like that. I also need to be somewhat close to the university as I'll be working there.

I look forward to reading more about 220 DD and other places on this forum.

By the way anything an out of towner should know about the guy who is advertising these units? I think his name is Brian Davey? Sounded nice when I spoke to him over the phone. But I'm just not too sure about this place. Their website really hypes it up (http://www.220dundurn.com/)

Yeah, I'm really not sure whether I can vouch for these guys - others can weigh in on that.

How about these guys? CoreUrban has done some very nice looking projects.

@CityDwell, definitely look into Templar Flats ---> buzzbuzzhome.com/templar-flats

- It's Only 10 minutes to the university by bus
- It's closer to all of the downtown amenities than 220 Dundurn
- Construction is guaranteed to be complete by the time you move here
- Core Urban's projects are some of the highest quality developments in the city

I don't hate the mismatched brick. Eventually it will age and be covered with landscaping, and would look fine.

What I don't like is the laziness with that top floor. Surely there could have been a more creative solution to cladding that addition. I'm not sure why there aren't any windows, but heck, even without windows they could have utilized a neat cladding system up there to at least give it some character.
